Rosetrees is a wonderful six bedroom, six bathroom traditional lakeland stone house that has been recently refurbished whilst carefully retaining the incredibly well preserved period features of this lakeside house.
With private grounds leading down to the lake shore, Rosetrees was built in the 1850s by the prolific architect Alfred Waterhouse for the Greenhall brewing family. Rosetrees has been refurbished to a high standard and whilst it retains its period features it has been modernised in the areas most needed such as the bathrooms and the kitchen.
This small traditional country estate lies at the heart of the Northern Lake District with the Lakeland Fells of Skiddaw to the north, Castlerigg and High Seat to the east and the Newlands Round to the south and west. Central to the estate is a grand grade II listed Victorian house, built in 1870 and used as a holiday residence by Beatrix Potter during her early years in the Lake District. Beautiful paths lead you through the gardens straight to Derwentwater and the estate’s large stretch of private lake frontage. A short stroll down the drive takes you to a footpath leading to Catbells, one of the most famous lakeland walks and in the other direction to the boat launch to Keswick. The idyllic yet convenient location means you can enjoy a truly relaxing holiday without having to use your car

Our preferred change over days are Friday for a three or seven night stay or Monday for a four or seven night stay. However we will always try to be flexible and offer discounts for shorter stays.
We have just returned from a week's family break at Lingholm for my husband's 60th birthday staying in the two cottages on the estate. It really was truly wonderful and we were all so sorry to have to leave yesterday! It is such a peaceful location yet within easy reach of Keswick and lots of other walks around the area direct from the estate. Jenny and Joe are the perfect hosts and nothing is too much trouble. We hired the dining room in the main house as part of our celebrations and Jenny took care of all the arrangements (hiring in a chef and organising menus etc). If you do visit Lingholm be sure to take up this opportunity of dining in such elegance in front of the roaring fire in this great room! Linghom is a gem of a place and we cannot recommend it highly enough - peaceful setting, wonderful hosts and a magical time to be had.
