Beautiful recently renovated detached Barn located in a lovely hamlet called Leadmill in Hathersage. Pond View Cottage is situated next to a working Trout Farm and adjacent to the Owners home and it has its own pond side location. The Barn and Pond have been recently renovated. The Mill Pond was originally associated with a 17th century lead smelting mill in the hamlet and it has been restored to safeguard its historical, archaeological and wildlife features. Many of the original traditional features of the Barn have been preserved whilst offering a stylish comfortable retreat within. It is a great place for a relaxing break and to explore the Peak District. There are lovely walks straight from the doorstep. The River Derwent passes south of the village and at Leadmill there is a very picturesque bridge just 2 minutes away from the Barn from where you can take pleasant riverside walks through the woods. It's only a short walk to the shops, cafes and bars in Hathersage.

About Bal Rotherham

Hi - we are James & Bal Rotherham. We live in The Hermitage which is the house adjacent to Pond View Cottage with our 2 young children. James was born in Hathersage and has never left! It has a great local community. I moved in to The Hermitage after we got married.

James owns and runs the Trout Farm located near to the Barn. The Farm produces brown and rainbow trout for restocking rivers and reservoirs. The Farm has been in existence for over 40 years.

Why Bal Rotherham chose Hathersage

We decided to lovingly restore the Barn and the Mill Pond to try and preserve their historical importance and archeological impact within the hamlet.

Pond View cottage is based in Hathersage, a beautiful part of the country, set within the Peak Park which was the first national park. There are lovely walks and great cycling country routes to suit everyone.

Hathersage is a popular place to visit for those that love the great outdoors or for those in search of legendary heroes such as Little John from the Robin Hood tales or literacy greats such as Charlotte Bronte. There is something on offer to suit most interests!

What makes this barn unique

Pond View Cottage is situated in an excellent location in a very popular village with great amenities. It is stylish, cosy and contemporary with stunning views. It has the unique aspect of being located right next to a Mill Pond.

It offers a great base from which to explore the Peak District locations. The Owners are readily available to offer advice on where to visit.

There are great walks from the door step and a wonderful old country inn within 2 minutes walking distance that offers great food and beers & wine if you don't feel like cooking!

  • A door from the bedroom leads to a beautiful modern en-suite tiled shower room with walk in shower, basin and w.c. There are 2 radiators to ensure a cosy, comfortable and warm space. Exposed stonework and oak lintels are a lovely feature of this room.

Notes on accommodation: The Accommodation is arranged over 2 floors. The living accommodation is on the 1st floor to take full advantage of the surrounding views and the sleeping accommodation is situated on the ground floor. There is an external stone staircase on the outside of the barn leading to the Front Door on the 1st Floor. There is a further internal wooden staircase leading from the open plan living area down to the bedroom and the bathroom. All power is included in the rental price. The gas central heating is thermostatically controlled with a combination boiler for instant hot water. There is an electric living flame fire in the lounge for creating an additional cosy feel to the room. Smoking is not allowed within the property. Bluetooth speaker system with NFC technology-also connects remotely to mobile phones, tablets, iPads and MP3 players to play your own music. Unfortunately the property is not suited for Pets. An outdoor kennel may be an option -please contact for further information. Outside: Adjacent to the Barn there is a working Trout Farm. There is a large shared outdoor seating area next to the Barn on a lovely patio overlooking the Mill Pond. Outdoor garden furniture (with Parasol) is provided. In addition there is another smaller private outdoor seating area (great for having a coffee or a glass of wine whilst looking across the Mill Pond) again with outdoor seating furniture. Utility Room: Designated outdoor space for cleaning walking boots etc. available together with a secure drying room for hanging wet clothes after outdoor activities. Cleaning / Towels / Linen / Maid service: Bed linen and towels provided. Additional linen and towel changes can be offered for Guests staying for longer periods. The Barn is cleaned between visits. Other: Outdoor Storage- secure place to lock bikes and equipment -Further storage available upon request.

Pond View Cottage

We were looking for a cosy little hideaway for a few days over New Year. Pond View was perfect, very well equipped and beautifully renovated. James and Bal have worked really hard to make sure that everything is perfect for guests and we were really happy and content, particularly coming back to the cottage after some very strenuous ten mile walks - all of which can be taken from the cottage without using the car. The pub opposite is expensive but nice - Hathersage village is only a short walk (but take a torch at night), and has lots of lovely places to eat and drink. The cottage was ALWAYS warm, very generously heated and the shower is absolutely lovely. Very luxurious master bedroom and lots of storage space. We would really recommend this cottage and hope to stay there again in the future. It's a superb location for walking and the owners are really keen to make every thing the cottage has to offer perfect for guests. Absolutely lovely, can't wait to return.

Quirky compact cottage ideal for two

Great location for exploring the Peaks. The cottage is small and quiet which we loved, about 1km outside Hathersage (a nice walk in). Good facilities meant we had everything we needed for the stay and the owners kept in touch to make sure we had everything e needed.

Lovely little cottage, beautifully restored and furnished. Very friendly and helpful owners and a generous welcome pack of fresh laid eggs from their own hens, milk, chocolate bars, tea and good ground coffee, and a bottle of wine. Everything in the cottage is of good quality, the bed is comfortable and plenty of cooking equipment for self-catering. Easy walk to Hathersage for a choice of eating and the Plough across the road from the cottage does good food too. Walks straight from the door. A perfect choice for two people.

Excellent well located small cottage

A fabulous small quirky well thought out and nicely furnished cottage. Great location, just a short walk into Hathersage. The close proximity of the main road wasn't really an issue as it is set far enough back and we didn't really notice it too much. Some great walks up to Abney and across to Eyam Moor as well as along the River Derwent or up to Stanage Edge, so no need to use your car if you don't want to. We really enjoyed our stay and would certainly stay here again.

Beautiful cottage, set in gorgeous surroundings.

Such a super find! A beautifully presented quirky cottage. Fully equipped will all you could need. Fabulous welcome from the owners. Couldn't recommend highly enough. The location is ideal, and so close to many of the Peak Didtricts treasures.

Perfect for us!

This delightful, quiet and interesting cottage was our base for a week in June. It was spotlessly clean and well maintained and the location was ideal for visiting the RHS Chatsworth flower show and seeing around the magnificent countryside. The cottage has three pretty outside sitting areas including a little furnished balcony at the top of the staircase where we enjoyed the view, the gentle sound of water, and the wine left for us by our lovely hosts. Two other sitting spots overlook the pond, one with a table and chairs, and the other, my favourite, is a benched nook beside the water where the plentiful bird life can be observed. The cottage is neatly and cleverly furnished eg there is good storage space in the bedroom, with a large wardrobe (and real wooden coat hangers...not those ghastly 'do not steal me' two part things which are hotel favourites) and the up to date bathroom has 2 useful mirrored cabinets. The shower is spacious and effective and there is constant hot water throughout the cottage. The welcome from James and Bal was warm and friendly and we were treated to complimentary goodies on arrival - eggs, milk etc - so we did not have to shop until after breakfast. The local Hathersage shops stocked all that we needed and a great discovery (within walking distance from the cottage) was the David Mellor museum and cafe which served perfect coffee and indulgent cakes as well as light lunches. James also showed John, my husband, around the trout farm and, typical of her kindness, Bal provided me with wellies as the weather was very wet and the ground at Charsworth muddy. All in all, this bijou cottage (with its state of the art TV/DVD/radio combo, had we needed it) suited us perfectly (kitchen equipment and electric and microwave ovens and fridge with freezer compartment, were all most useful). We also slept brilliantly in the extra large bed. Thank you to our lovely hosts for all that they did to make our stay memorable for all the right reasons!

Further Details:

Hathersage is a popular centre for walkers and climbers. The east side of the village has great moorland walks overlooked by a line of gritstone edges of which Stanage Edge is the longest being 3 miles long. You can walk up to Stanage Edge from the Barn. There are breathtaking views from the edges of the Hope Valley.

There is a lot to see and do. There are plenty of walking routes, cycling trails, abseiling, climbing and riding routes. The Derwent Valley Heritage Trail runs close to the village.

Pond View Cottage is an a great setting, there is an old Country Inn only 2 minutes walk from the Barn that serves great gastro pub food. You can walk into the village where there are a choice of restaurants, pubs and cafes. There are 2 Banks with ATM's, a pharmacy, a health centre, dentist and shops.

Only 5 minutes walk from the Barn is the David Mellor kitchen shop and cutlery factory situated in an unusual round building. There is a large cafe on site and there are regular tours of the specialist design cutlery making factory.

There is a regular Hope Valley Country Market in Hathersage on a Friday morning.

This really is a great place to take a well deserved relaxing break in the Peak District.

Upon receipt of your acceptance of our quotation for a booking we will email you your Booking Form for your selected dates and hold the property for 5 days. A deposit of £50 will be required to confirm your booking. The balance is payable 4 weeks before start of your holiday. All Terms and Booking Conditions will be sent to you with the Booking Form. Please check these before you complete and return the Booking Form to us together with your Deposit. Bank Transfers and Cheques are accepted.

Changeover Day:
We can be flexible on Changeover Days but our preferred option would be Friday to Friday for weekly bookings - 3 night weekend stays from Friday to Monday and 4 night midweek stays running from Monday to Friday.

Notes on prices:
The cost of 3 or 4 night stays are 60% - 70% of the weekly stay rate.
