Restored Farmhouse set in its own grounds in Peaceful, Idyllic Location, Within Easy Reach Of Beaches, Mountains And Historic Citie

Surrounded by lawns and fruit trees at the end of a private gravel track, Ca' Stefioli offers perfect relaxation. Guests can enjoy a barbecue on the terrace by the old bread oven, or dine al fresco under the vines of the back terrace, with its panoramic view across the valley to the bell-tower of Sant'Ippolito. We love to sit out with a glass of the excellent white wine from our local vineyard as we watch the sun set behind the peaks of San Marino on the sky-line. We also enjoy sampling the excellent authentic cooking on offer in the pretty hill-top villages all around us. Barchi, our local village a few minutes away by car, has flowered ramparts, cobbled streets and offers every amenity. This is the "real" Italy - unspoilt and largely undiscovered by tourists. It offers gorgeous, rolling countryside, high culture in the UNESCO city of Urbino, safe beaches at Fano and fantastic hiking and bird-watching in the nearby mountain nature reserves.

The house, restored in 1997, combines its original character with modern comforts. The rooms are bright and airy, with a huge family bathroom and three spacious bedrooms on the top floor, with amazing views over the valley below. Downstairs, French windows open on to the long vine-shaded terrace at the back of the house, while the fully-equipped kitchen diner has plenty of room for family dining, and also leads out onto the terrace, where guests can dine under the pergola while admiring the views.

About the Owner

I am half-Italian and spent many happy childhood holidays in this area. When I introduced my husband to the northern Marche, he fell in love with it too, and eventually we decided to buy a family home in an area that has strong sentimental ties.

We hope to spend much more time at Ca' Stefioli after retirement, but for the time being we want others to enjoy the house as much as we do.

We have great family holidays at the house, with my son bringing his friends out to stay with us too. The boys enjoy the beach, but also just taking off and roaming around the neighbouring fields - our garden isn't fenced - and they love exploring to see who can find porcupine quills or bird nests.

You really must be congratulated on the way you have renovated the property. We were in the holiday letting business for many years before we retired, have rented many homes ourselves over the years and also renovated four homes here in France. We can honestly say that, in our opinion, you have done a fantastic job. We were only sorry that we did not spend our whole holiday there. The surrounding countryside, towns and villages were also a delight to discover as well as the local wine, we managed to cram 18 bottles into our small convertable BMW, sold to us by a charming lady. Everyone was so friendly especially your farmer and his wife who really tried to communicate with us despite our almost total lack of Italian! Beautiful spot in Le Marche

Clean and beautiful. Comfortable and wonderful place to stay. The photos are accurate and the place was very well maintained. The deck in back of the house is lovely and looks out over the Italian countryside. The owner was very accommodating and allowed us to check in early. We traveled around the Marche area, enjoying the beautiful small towns and getting over to the coastline, too.

Lovely quiet house with a wonderful view.

We had a very refreshing fortnight pottering around exploring the area and relaxing in the house and garden. One of the most relaxing holidays we have ever had. Everything was as described in the brochure and there was a helpful list of local restaurants and sights to see. The restaurant at Furlo was particularly memorable. Instructions for finding the house were excellent. It was spotlessly clean and well maintained. The only thing to note about the area (which is very unspoilt and untouristy) is that opening hours at local museums are severely restricted so one needs to plan carefully! The Gelateria next to the Fish Market in Fano got lots of custom.

Simply wonderful

We would highly recommend this holiday rental. The house was superbly well equipped, really comfortable and the views were simply stunning. Fiona could not have been more helpful in every way. There are many sights within easy driving distance and while the weather prevented us from walking the area a great deal, Fiona provided heaps of information, guides, booklets, ideas for walks and other activities. After a day of sight seeing this was the perfect home to come back to, to relax and watch the sunset:just wonderful.

Ca Stefioli

This attractive and comfortable house is beautifully situated (once you have negotiated the rather precipitous drive!), the views of the lovely rolling countryside are gorgeous but would be improved if some of the trees and bushes could be cut back a bit.

We found the house was very clean and well equipped both in the kitchen and the bathrooms. For us, the greatest asset was being close to Urbino but the nearby villages were also extremely attractive.

Beautiful property and location

We spent a lovely week here. The property was very clean, well maintained and with everything you could wish for. The owner couldn't have done more for us and sent us lots of information in advance. The beaches were not too far though we spent most of our time exploring quaint villages and sitting on the patio enjoying the views from the house.

From the Owner

Stefioli was a ruin for almost 40 years before we bought it and had it lovingly restored by a local builder. Our neighbours have told us plenty of stories of how the families used to congregate around Stefioli's wood oven to bake on high days and holidays. This sense of friendliness and community is very special to our area, which considers itself blessed to lie between the coast and the mountains and "have the best of both" as our neighbours put it. Sentimental reasons aside, what we love as a family is that there is something for everyone - beach, hiking, fantastic food & wine and interesting day trips and cultural visits. It's easy to get anywhere in central Italy and then return to complete peace and tranquillity after a long day out.

Stefioli is situated 20 kms inland from the coastal town of Fano, accessed by a speedy dual carriageway which makes the journey quick and easy. At Fano there is a choice of pebble beach, offering steeply shelving, clear blue water, chic bars and restaurants and shops, or driving a few minutes out of town to quieter beaches with pale, soft sand which shelves gently into the water, making it ideal for small children.


Ancona airport (Ryanair) is an easy 50-minute drive down the A14 motorway south along the coast.

Bologna airport (Ryanair, British Airways and Easyjet) is an easy two-hour drive north along the same motorway.

Stefioli is ideally placed to offer everything you could want for a perfect holiday. - with easy access to lovely beaches, spectacular hiking country, authentic restaurants and cultural gems.

While Tuscany and Umbria may be better known, the Marche offers similar scenery, but with a quieter, less touristy feel. Stefioli's position, near the border between the three provinces, means that guests can be on the beach in 20 minutes, or in Arezzo, Gubbio or Assisi in one and a half hours; in Florence or Perugia in two or even north to Venice in three hours along the A14 motorway. The stunning beaches of the Conero and the lovely Marchigiano towns of Macerata and Ascoli Piceno are a short drive south on the A14 motorway.

For those who do want to stay local, the villages around Stefioli all have their own character and history.

Barchi, nearest us, is renowned for its terracotta pots. Orciano, a little further, has a tradition of rope-making. Sant'Ippolito, which you can see from our back terrace, holds an annual summer festival celebrating its artisans' skill at carving the local river stone (of which our house is made).

There are year-round markets and festivals, from the internationally-renowned October truffle festival in Acqualagna to the Renaissance-themed Caccia al Cinghiale in the fortified village of Mondavio in August. The historic town of Fossombrone , a 10-minute drive towards the mountains, has a colourful market each Monday, while Fano's market is each Wednesday and Saturday, with a monthly antiques fair.

For the outdoor enthusiast or bird-watcher, well-signed trails cross the hills around our house. Nightingales can be heard and buzzards, golden orioles, swallows and a host of other birds can be seen from our garden, while the Furlo nature reserve offers sightings of eagles, as well as horse-riding and hiking.

Vistors have commented that Stefioli is like a new house in an old house's skin. What they mean is that while the character of the old house is still very much there, everything works. It is warm in winter and cool in summer, comfortable and clean. Mod cons such as the heating, double glazing and dishwasher do not detract from the charm of the old building. We looked long and hard for the perfect location, and we think this is it: it is hard to remember that we are only minutes away from modern amenities when all you can hear is the brook in the field below, birdsong, and the occasional church bell. And after a hot day on the beach, it's lovely to sit quietly surrounded by greenery and just drink in the view.

  • Notes on accommodation: The house was built about 200 years ago, so it has thick stone walls, keeping it cool in summer and warm in winter (double glazing, central heating and a huge open log fire in the living room also help make it cosy out of season). Because the house is situated down its own track, screened by majestic old oaks behind it and surrounded by fields, it feels completely isolated, yet the tarmacked road and hamlet is only 100 metres away, and friendly neighbours are always on hand if needed. We do not routinely rent the house out between December and the end of February as heavy snow in recent years has made our gravel road impassable for cars (although it is possible to leave the car on the tarmacked road and walk down to the house). We would consider a rental in this period as long as guests were happy to accept the possible inconvenience caused by snow. Outside: The land around the house is a mixture of lawn, dry-stone walled terraces and woodland, offering lovely views from every corner. Guests can lounge in the rattan armchairs on the long, vine-shaded terrace that runs along the back of the house, and later eat dinner at the 10-seater table there. Alternatively, you can enjoy the view from the upper terrace while your steak or fresh fish from the market grills on the barbecue fitted into the old bread oven. There is a long table up here too, so you've a choice of al fresco dining areas. The garden itself is unfenced, running down to fields that used to belong to the house. We are still welcome to walk across this land, meaning you can start a walk from your own back door, across fields and over to the bar in the village across the valley for a drink! Utility Room: The large utility room leads off the kitchen and has ample storage shelves and wine rack. It also houses the dishwasher and washing machine, clothes horse, ironing board, iron and beach equipment (umbrellas, chairs etc) Cleaning / Towels / Linen / Maid service: Bed linen and towels are included. House cleaned before and after your visit. There is the possibility of cleaning/having linen changed and washed for you during your stay for an additional charge. There are no beach towels provided. Other: There is another sitting area-cum-downstairs entrance hall, where we keep sunbeds and loungers for use outside, a bookshelf with hiking guides and maps, and a telescope for stargazing. The night skies over Stefioli are brilliant, with no light pollution!
