Beautiful Marche Farmhouse With Spectacular Views between Urbino and the Coast

Surrounded by lawns and fruit trees at the end of a private gravel track, Ca' Stefioli offers perfect relaxation. Guests can enjoy a barbecue on the terrace by the old bread oven, or dine al fresco under the vines of the back terrace, with its panoramic view across the valley to the bell-tower of Sant'Ippolito. We love to sit out with a glass of the excellent white wine from our local vineyard as we watch the sun set behind the peaks of San Marino on the sky-line. We also enjoy the excellent authentic cooking on offer in the pretty hill-top villages all around us. Barchi, our local village a few minutes away by car, has flowered ramparts, cobbled streets and offers every amenity. This is the "real" Italy - unspoilt and largely undiscovered by tourists. It offers gorgeous, rolling countryside, high culture in the world-renowned renaissance city of Urbino, as well as opera in Pesaro, birthplace of Rossini and the famous open air arena at Macerata. For sun lovers, there are safe beaches 20 minutes away at the old Roman port of Fano and fantastic hiking and bird-watching in the nearby mountain nature reserves.
The house, restored in 2007, combines its original character with modern comforts. The rooms are bright and airy, with a huge family bathroom and three spacious bedrooms on the top floor, offering amazing views over the valley. Downstairs, French windows open on to the long vine-shaded terrace at the back of the house, while the fully-equipped kitchen-diner has plenty of room for family meals, and also leads out onto the terrace, where guests can dine under the pergola while admiring the views.

Wonderful Stay!
The villa was absolutely lovely, and set in a stunning, quiet location near to many great places to visit. It had everything we needed to ensure that we were guaranteed a super holiday, including the added bonus of air conditioning which helped to keep us cool in the unexpectedly warm temperatures for end of September/early October. Our lovely host, Fiona, sent lots of really helpful information on places to visit, restaurants etc, which meant that we could really plan our holiday. Many thanks to Fiona and the local housekeeper for making our holiday so memorable!

Beautiful property with stunning views
I like to paint when I’m on holiday and this place provided me with such a variety of inspiration. Sitting out on the terrace with the pergola shading the sun we drank in that view for hours. With at least, I think, a 160 degree span of the hills, it was so relaxing just to watch the light shift, change and dance. We picked and ate figs for breakfast - hope that was OK! Local villages, like Barchi gave us a chance to stretch our legs and the swimming in Fano was dreamy. Fano is a nice town, the market on the Saturday was a good trip out too and we came back loaded up with cheeses, bread, fruit and veg, for more meals on the terrace! The house is lovely, very clean and obviously much loved. I loved it too and to be honest it did give me a bit of ‘property envy’! Hope very much to come again :-)

Wunderschönes Haus in toller Landschaft
Wir waren mit 5 Personen (2 Erwachsene und 3 Kinder) zum ersten mal in den Marken. Das Haus liegt am Rande der kleinen Ortschaft Villa del Monte. Dort gibt es eine kleine unbefestigte relative steile Straße die zum Haus führt. Das Haus liegt wunderschön gelegen über ein angrenzendes Tal mit Blick bis hin zu den Bergen Monte Catria, Petrone und Nerone. Das Haus war sauber und mit allen notwendigen ausgestattet. Der Pizzaofen außen ist leider nicht mehr ganz in Ordnung, Grillen war aber kein Problem. Die Umgebung bietet gute Einkaufsmöglichkeieten in ca. 9km Lebenmittel (Supermarkt) oder in ca. 15km in einem großen Einkaufszentrum in der Nähe von Fano. Natürlich sollte man auch einmal die Wochenmärkte besuchen die es zahlreich gibt. In direkter Nähe (5km) gibt es auch noch ein Bekleidungsoutlet mit relativ gutem Sortiment. Zu unserer Zeit waren so gut wie keine Touristen auszumachen. Ich denke aber das in Meeresnähe die Saison gerdae erst anfängt und dort durchaus im Sommer etwas los ist. Etwas weiter im Landesinnerern dagegen ist die Touristendichte doch sehr gering. Außer der Natur die zum Wandern einläd sind vor allem die historischen Gegebenheiten zu nennen die wie z.B. in den Städten Urbino, Fano oder die Catellos in Gradaro und Mondavio. Ein Augenmerk hatte ich auf das Rennradfahren gelegt, um es vorweg zu sagen, die Straßen sind wirklich miserabel aber landschaftlich sehr schön und die gegebene Geograpfie wirklich herausfordernd (Steigungen mit mehr als 20%) .Die drei zuvorgenannten Berge waren leider zu meiner Zeit noch mit Schnee bedeckt so das ich den Gipfel nicht erreichen konnte. Alles in allem war der Urlaub für uns in den Marken eine rundum schöne Erfahrung und das Haus ist absolut weiterzuempfehlen.

I am half-Italian and spent many happy childhood holidays in this area. When I introduced my husband to the northern Marche, he fell in love with it too, and eventually we decided to buy a family home in an area that has strong sentimental ties.

We hope to spend much more time at Ca' Stefioli after retirement, but for the time being we want others to enjoy the house as much as we do.
We have great family holidays at the house, with my son bringing his friends out to stay with us too. The boys enjoy the beach, but also just taking off and roaming around the neighbouring fields - our garden isn't fenced - and they love exploring to see who can find porcupine quills or bird nests.

Why they chose this property

Stefioli was a ruin for almost 40 years before we bought it and had it lovingly restored by a local builder. Our neighbours have told us plenty of stories of how the families used to congregate around Stefioli's wood oven to bake on high days and holidays.
This sense of friendliness and community is very special to our area, which considers itself blessed to lie between the coast and the mountains and "have the best of both" as our neighbours put it.

Sentimental reasons aside, what we love as a family is that there is something for everyone - beach, hiking, fantastic food & wine and interesting day trips and cultural visits. It's easy to get anywhere in central Italy and then return to complete peace and tranquillity after a long day out.

What makes this property unique

Vistors have commented that Stefioli is like a new house in an old house's skin. What they mean is that while the character of the old house is still very much there, everything works. It is warm in winter and cool in summer, comfortable and clean. Mod cons such as the heating, double glazing and dishwasher do not detract from the charm of the old building.
We looked long and hard for the perfect location, and we think this is it: it is hard to remember that we are only minutes away from modern amenities when all you can hear is the brook in the field below, birdsong, and the occasional church bell. And after a hot day on the beach, it's lovely to sit quietly surrounded by greenery and just drink in the view.
