Stylish converted Barns on the edge of lovely sea side village. The Eco barn sleeps 8 plus infants in 4 double bedrooms, 4 bathrooms. Huge open plan living, dining and kitchen. Vaulted ceilings, wood burner, under floor heating, balcony to view sunsets across fields with south facing court yard garden. Hay Barn sleeps 2 in a single story barn conversion, with double bedroom, modern open plan living/kitchen and dining space and shower room with outside seating. Both barns have underfloor heating and guests can access paddocks and games barn, with table tennis and pool and free wi-fi. Around ten minutes walk from amazing sandy beach and friendly owners on hand to help next door. Selection of baby and toddler toys and equipment available. Watch the Shetland ponies have their tea and from summer 2014 collect eggs from free range chickens and collect veg from our kitchen garden.
Neil, Emma, Hannah, Eva and Bernie the dog. We are the Punchard family and we would love to welcome you to our barn. We live in the farm house next door to the barn. Neil grew up on The Broads in the 1980’s and spent happy summers fishing and exploring the area. His career now involves protecting the environment. Emma is a committed environmentalist and local food champion with a love of the outdoors. After 20 years living in London and Bristol we decided to return to Neil’s home to bring up our family and start a business; one where we can share our love and knowledge of the area and its wildlife, beauty spots and local ale! We bought the farm in early 2012 and started the barn conversion in February 2013.

We love it here. We have a young family and the beach, paddocks, broads and wildlife are just amazing. We live next door to the barn so are on hand to help and advise if you need us.
We were awarded a grant for from the Rural Development funding for England to act as a centre of excellence for sustainable tourism.

Fabulous conversion in a modern style but in keeping with the traditional barn. A comfortable stay in very spacious rooms. We loved the under floor heating when the temperature dropped. Had some lovely visits to the beautiful local beach - warm and sunny in October! We ask for £300 non refundable deposit on booking along with £200 damage deposit, which is returned to you at the end of your holiday. Balance needs to be paid by 10 weeks prior to the start of the booking period.
Our usual change over days are Fridays. Arrival is at 16:00pm and we ask you to leave by 10am. Short breaks are available from October to the end of March, apart form school holidays.
Notes on prices:
Weekly rentals are usually from Friday to Friday. Short breaks are available during low season from October to March (excluding school holidays). Check in from 4pm, check out by 10am unless otherwise agreed with the owner. Up to two dogs allowed at £15 each, sorry no puppies. Short breaks pricing: 3 nights - 70% of full rental price 4 nights - 75% of full rental price 5 nights - 80% of full rental price 6 nights - 95% of full rental price.

We stayed here for 3 nights for my 30th birthday - 3 couples, a 5 month old baby and 2 dogs - and it was perfect. The barn is stunning! Open plan downstairs and big bedrooms, and a very well equipped kitchen. We walked to the dunes and the beach which the dogs loved, and ate in The Fishermans Return, which is also dog friendly and really nice. There are fields right next to the barn which was great for running the dogs out in the morning. The owner Emma is so friendly, and the chickens and ponies are cute! This is a great place for children and dogs, we will definitely look at coming back!
We booked this Eco barn as a surprise for my mums 60th birthday. We as a family wanted somewhere for us all to stay and enjoy family time together while enjoying being near to the beach. We were all very impressed with the Eco Barn, it is beautiful. Emma and Neil were very friendly and welcoming, they even made us a cake and some home made jam which was lovely.
The Barn was very clean and was equipped with every thing we could possibly need and much more. The swing chair in the lounge was a hit with all the family, the under floor heating was lovely on the feet and my boys aged 5 & 8 loved spending time in the outhouse playing with the table tennis and other games in there.
We will definitely be recommending the Eco barn to friends.
I was lucky enough to be given a surprise weekend away with my family and friends in this most wonderful barn conversion. With 3 very large double bedrooms, 2 on suite, as well as a large twin room and 2 other bathrooms, the accommodation was out of this world!
It has been beautifully renovated to offer an open plan downstairs area, with dining area, kitchen and double height lounge area. Lots of oak, a high quality fitted kitchen, awoodburner
The Eco barn is stunning! We stayed here for Christmas with our family and couldn't have picked a better property or location. The size and quality of the barn is outstanding. We were able to walk to the beach to see the seals and were pleased how dog friendly the area was. The local pubs were friendly and close by as were the village shops which had a great range. We didn't want to leave and will certainly return in the near future.
This was a perfect location for our family celebration, the beach and the local pub easily within walking distance. The house itself was ideal for 7 of us, and spotlessly clean, hopefully we will be returning soon.
We stayed as an extended family group of 8 for a special birthday week and this place is simply excellent in every regard. Having stayed in a number of holiday cottages, this ticks all the boxes for style, quality of equipment, beds, layout, decor, cleanliness etc ... and then adds a few more on top. You then factor in things like the helpfulness of the owner, the short walks from the property onto the beach or short drives to some really great places such as the seals, water pump etc ... and you have got the perfect place. We had to visit in the school holidays but coming from Norfolk, I suspect that this place and the area would be just brilliant over the winter months as well. Thanks Neil and Emma.
