Hidden down a quiet country lane with sweeping views of the beautiful Kent countryside, Lower Standen Farm and Granary offer the perfect country hideaway whatever the time of year. The glorious setting, lovely garden and heated outdoor pool provide for a wonderful summer holiday, or in the winter the character, original beams and stunning inglenook fireplace provide cosy, luxurious comfort for a fabulous break. Furnished with flair and taste, the farmhouse offers stylish country living for the extended family or large groups. There are many local attractions to visit: National Trust properties, gardens, vineyards, the country towns of Tenterden and Cranbrook - plus the coast for historic Rye, Hastings and Winchelsea. The property offers versatile accommodation for up to 16 people.

About the Owner

We are a family with four children including three boys, which in most part drove our desire for a wonderful country property with space, both inside and out. We also enjoy large family gatherings and Lower Standen Farm is perfect for those.

From the Owner

We bought Lower Standen Farm and Granary in November 2012 to be our family home. We set a wonderful local architect to work redesigning and updating it to a high standard so we could enjoy the beautiful property, country views, peace, outdoor space and fantastic pool. This work was completed in autumn 2013. Our work then meant we couldn't take advantage of it full time (we still use it for Christmas and summer holidays) so we are - somewhat reluctantly - letting it out for discerning short term holiday makers. Please only rent it if you plan to look after it.

16 miles to the coast. Rye is a gorgeous seaside town. Camber Sands is a famous, long sandy beach much loved for family outings.


Car essential. Channel tunnel/ports approx 45 minute drive. Nearest airport (Gatwick) approx 1 hour.


Train: Staplehurst, 9 miles

Pub: The Woodcock, 0.75 miles (a lovely 10 minute walk for lunch)

Restaurant: 2 Michelin star restaurants within a few miles: in Cranbrook (4 miles) and Biddenden (6 miles) – plus many other choices

Shop: Benenden (2 miles), Sandhurst (2 miles)

There are so many things to do in the area if you are a family or set of friends looking for activities this is the right place. There’s horse riding, kayaking, mountain biking, adventure trails, castles, beaches, walks, Go Ape, vineyards, Tenterden steam railway, pubs, restaurants – the list is almost endless. A large selection of pamphlets are provided at the property.

Lower Standen Farm and Granary offer peace, beauty and a wealth of local attractions. Marry the tranquillity of the countryside with an activity agenda meaning adults and children alike find it tough to get bored. Also it's hard to find a pub not serving good food in the area - and you can even get Michelin starred food.

  • Notes on accommodation: This is a large family home refurbished to a high standard in summer 2013 for the owners to live in (but life had other plans). It was chosen it for its character and beauty, the wonderful view – including Sandhurst windmill on the horizon – and the complete absence of traffic noise. It offers something special and to keep it that way requires a £500 security deposit. No smoking. No hen or stag do’s. No pets. A few house rules apply. Outside: Garden, large patio with charcoal barbecue, heated pool (approx 8m x 5m), croquet set, table tennis (can use triple garage if cold/wet/windy), garden games, children’s climbing frame, swings.
