Cottage in Tiptoe, NewForest, Hampshire, England - Peaceful Rural Location Surrounded By New Forest Wildlife With Great Walking, Riding And Cycling

Penny Post Cottage, originally built in the 1800's used to be the local Tiptoe post office, it has been sympathetically extended and re-purposed over the years into a lovely family home. The cottage has picturesque gardens and comfortable living spaces with an open fire. There is off road parking for two cars and more parking available a few hundred metres up the road for any additional cars. A lockable garage for bike storage. There is a great pub a short walk up the road but it's real selling point is the peace and quiet being situated on the edge of the National Park. It's just a short drive to the coast and the ever popular market town of Lymington and of course Brockenhurst which is at the heart of the New Forest. There are ample riding schools, golf courses, bike routes (on and off road!), children's activities and of course freedom to roam across the expanse of the New Forest. Fabulous local produce available in nearby farmshops. Wifi available.

I live with my husband and two toddlers in London. We have always loved visiting the New Forest first as a couple and now as a young family. We decided in 2013 that we visited it so often we should look to take the plunge and invest in a second home so we bought and updated Penny Post Cottage. We hope our guests will enjoy it as much as we do.

Why ruth nickoll chose New Forest

As keen cyclists and walkers we love the freedom that the National Park gives to roam and the range of fantastic pubs and restaurants it has. There is a great range of local produce available in nearby farm which as a keen foodie I love to explore.

We are in the process of experiencing a whole new incredibly child friendly side to the park and all the entertainments there are available. The New Forest for us is a very easy journey from London and perfect for a week's break or shorter.

Notes on accommodation: We leave you some logs and firelighters to get your first fires burning. There are instructions on how to use the fireplace in the cottage folder. If using the BBQ you need to provide your own coal and clean it after. There is a cattle grid 50 yards away from the property. Outside: Charming gardens with mature trees, a patio and a gate that leads you directly out into the New Forest National Park (please keep the gate closed or cows and horses will come in!). There are bountiful apple trees and blackberries when in season - ideal for making a home made crumble while you are staying. Barbecue available stored in the garage. The garden is fully enclosed so you can safely let your dog out in the garden. Utility Room: Sink, coat rack, washing machine and tumble drier. Cleaning / Towels / Linen: Towels and linen are included, they would be changed once a week or can be changed more often under negotiation. Please do not set off fireworks from the property. This is dangerous and upsets neighbours and wildlife.

Such a homely cottage, spacious well cared for and superbly equipped. We relaxed the moment we walked through the door. A great location, the New Forest is literally through the back gate with easy access to traffic free cycle paths. We will definitely be back!

Light and spacious cottage

We were looking to take a short break for various family members to get together. This cottage in the new forest was perfect. Very clean and fresh. Plenty of space for us and very well equipped. Ruth was really helpful and responsive to emails. Would definitely go again.

This is a fantastic property that has everything required to make an amazing stay in the new forest. Little details include books, board games, logs for your fire and an plenty of plates and glasses. The big details include the property had plenty of room and is extremely clean with a massive garden that backs onto the forest. Was a pleasure to stay here.

Lovely house in great setting for exploring the New Forest

Lovely house and good size for the number it can sleep. Ruth was really easy to organise with and left us a lovely welcome hamper. Worked perfectly for a family get together celebrating a 60th birthday. Great to be able to walk in the New Forest straight from the back gate, walk to a local pub and be in easy driving distance of nice villages, breweries, and the beach.

Great house & location. Fabulous.

Lovely house, very comfortable and lovely big rooms. Bathroom for every bedroom, bar one. Very well equipped and nice seats and table outside in the large garden.

Lounge seats lots of people and choice of eating in the kitchen or lounge/diner. The room I stayed in had such a comfortable bed and really soft sheets!!

We used the garage for one car and parked two outside the garage. Some toys available for the children, plastic cups and plates for them too.

We had dinner in the local pub very nearby, take a torch! Pub has great outside kids stuff and lots of seating. Food simple pub stuff but ok.

So nice to arrive somewhere that leaves you plenty of loo rolls too. A small thing but it is annoying when you're left with one roll in each bathroom.

Only 15 mins to the sea. Fabulous. Great weekend.

Good family holiday property

Brilliant location for both New Forest and the coast. Property worked well for 3 families but downstairs bedroom noisy with traffic on cattle grid. Safe garden for children and wonderful access to Forest through back gate. Think property would work best for 8 people for seating in kitchen and lounge . Found oven slightly small when cooking for 10.

Refundable Damage Deposit £200

Booking Notes:
200 pound refundable damages deposit. 1/2 of the booking cost is required to secure your booking, final balance is due 4 weeks before arrival. Changeover day is Friday, short stays can be agreed on negotiation and are charged at 70% of the weeks price. Deposit is non refundable on cancellation. There is a 25 pound cleaning charge for each dog. We ask that dogs are kept downstairs, off the furniture and any dog mess is cleared from the garden and surrounding area. Please do not place poo bags directly in the outdoor bins as the rubbish men will not collect these.
