Detached Character Cottage With Direct Forest Access

Overview

Property

Cottage in Tiptoe, NewForest, Hampshire, England - Peaceful Rural Location Surrounded By New Forest Wildlife With Great Walking, Riding And Cycling

Penny Post Cottage, originally built in the 1800's used to be the local Tiptoe post office, it has been sympathetically extended and re-purposed over the years into a lovely family home. The cottage has picturesque gardens and comfortable living spaces with an open fire. There is off road parking for two cars and more parking available a few hundred metres up the road for any additional cars. A lockable garage for bike storage. There is a great pub a short walk up the road but it's real selling point is the peace and quiet being situated on the edge of the National Park. It's just a short drive to the coast and the ever popular market town of Lymington and of course Brockenhurst which is at the heart of the New Forest. There are ample riding schools, golf courses, bike routes (on and off road!), children's activities and of course freedom to roam across the expanse of the New Forest. Fabulous local produce available in nearby farmshops. Wifi available.

About the Owner

I live with my husband and two toddlers in London. We have always loved visiting the New Forest first as a couple and now as a young family. We decided in 2013 that we visited it so often we should look to take the plunge and invest in a second home so we bought and updated Penny Post Cottage. We hope our guests will enjoy it as much as we do.

We arranged a surprise weekend for our friends 50th birthday so we wanted everything to be right. We were not disappointed. The house was gorgeous. Very clean and well appointed. We were thrilled with the welcome pack and clear instructions were given about the facilities. The house was warm and inviting and the surroundings were perfect, to be able to open the back gate onto the new forest and see the wild ponies was amazing. The rising sun just a short walk from the cottage serviced wonderful food. Thank you and will be thoroughly recommending you to others.

A fine fortnight for family and friends

  • 5 of 5

It was our second visit and we are already thinking about our third in 2017.

The youngest was a granddaughter who is nearly two; most of us are older, and the oldest is [counts] nearly seventy-three. We all had a good time.

The house is so well-placed that walking among horses and wild flowers and empty moorland can happen at the drop of a thought, while diving through big waves off Hengistbury Head takes only a little longer to plan,

Shopping is easy and quick; solitude is easy to find and costs nothing.

The house is very well-appointed and no one got in anyone else's way. Ten round the table are no problem; nor are two or three.

Most of us, even the retired, lead busy and active lives, so we relished the chance of peace and unorganised [not disorganised] pleasure. We didn't need to pretend that it was a century ago, but it sometimes felt as if it was.

Thank you for providing a place to do all of the above.

Great place, great location

  • 5 of 5

This is a spacious well maintained property located right on the edge of the New Forest common land, out the back gate you can cycle across country for miles and never cross a road.

Clean, lots of bedrooms and lots of modern bathrooms.

There is also horse riding nearby and a great water park at Lymington.

Pleasant and comfortable cottage

  • 4 of 5

We all enjoyed the cottage very much. Very clean and tidy and good weather gave us the opportunity to enjoy the garden and have a BBQ before venturing out the back gate to see the New Forest and a lot of horses. Kids loved the bunkbed and we enjoyed the chilled out feel of the lounge and decent sound system (although some of my friend's music was not so decent!!). We would come again...

Want to move in!

  • 5 of 5

We had an amazing week at Penny Post Cottage. It was our first visit to The New Forest and it was our son's family honeymoon holiday. There were ten of us altogether, three generations. We couldn't find any fault in the cottage and it felt like a 'home from home'. We were thrilled by the fact the back gate opened onto the New Forest itself and both adults and children enjoyed walking with the ponies being so close. The main thing for me was the garden is very secure and safe for the children. We had a bbq one day and got our food from Ferndene farm shop, which is highly recommended. The weather wasn't always the best but we had days out when good and days in when not. We truly didn't mind being in such a lovely place. The Rising Sun pub is so close and we had my son's birthday meal there. It was good value, good quality and the children's play area is fantastic. Also, very secure. We recommend to steak and ale pie! Penny Post Cottage was very close to the beach, Peppa Pig World and Longdown farm. All recommended. Also, hire bikes if you can, we rode around The New Forest and saw more than we would have in a car. The cottage had everything we required and more and was of a very high standard. We have all said we would go back again.

Lovely cottage in a lovely location!! Fab!!

  • 5 of 5

What a lovely place. Practical and modern, with lots of space to mix and sleep... but also full of charm. Great garden which kids loved. And with the New Forest literally out the back gate and a pub a 5 minute walk away. Seaside about half an hour away and loads to do in the local area. Owner super helpful. Highly highly recommend. Think I might have found where I want to retire!!

Location

From the Owner

As keen cyclists and walkers we love the freedom that the National Park gives to roam and the range of fantastic pubs and restaurants it has. There is a great range of local produce available in nearby farm which as a keen foodie I love to explore. We are in the process of experiencing a whole new incredibly child friendly side to the park and all the entertainments there are available. The New Forest for us is a very easy journey from London and perfect for a week's break or shorter.

Outside: Charming gardens with mature trees, a patio and a gate that leads you directly out into the New Forest National Park (please keep the gate closed or cows and horses will come in!). There are bountiful apple trees and blackberries when in season - ideal for making a home made crumble while you are staying. Barbecue available stored in the garage. The garden is fully enclosed so you can safely let your dog out in the garden. Utility Room: Sink, coat rack, washing machine and tumble drier. Cleaning / Towels / Linen: Towels and linen are included, they would be changed once a week or can be changed more often under negotiation. Please do not set off fireworks from the property. This is dangerous and upsets neighbours and wildlife.
