House in Julienne, Nr. Cognac, Charente, Poitou-Charentes, France - Julienne Is A Pretty Village In A Rural Location With Easy Access To All Areas Of Charente Region

Our house is in the lovely village of Julienne; close to the towns of Jarnac and Cognac. We look out over the local vineyards and down the valley towards the Charent. The Charente region is considered to be the second sunniest region in France which is reflected in the production of Cognac and local wines. From Julienne there is easy access to historic towns like Angouleme, Cognac and many of the villages with ancient Abbeys. Our house is the perfect location to relax and enjoy the area. It is well equipped and we aim to provide a home from home in this beautiful area. The area is lively and dynamic with everything from jazz and food festivals, kayak, horse riding, trips to the Cognac distilleries, cycle trails and many good restaurants. The house is approximately 4 minutes away from the beautiful Golf de Cognac course and 25 minutes from the club at Angouleme. There is easy access from the airports of Bordeax, La Rochelle and Limoges, we are about one hour from each airport.

The house is a none smoking property, we do not allow smoking in any area of the house or grounds

About the Owner

We both work in the health service in busy, demanding

jobs. We live in a fairly rural area with our two dogs, Daisy and Henry. We have recently taken them to France and got on very well with them. Henry is rather large and most French dog owners have small dogs so he was very much a talking point

We have two grown up children and as a family we holidayed in France most years when they were small. Both our Son and Daughter enjoy coming to visit in France and feel that the house is very much a home from home.Our Son bought a house in the village 2 years ago

We spend as much time as we can there and although have no plans to move to France on a permanent basis we would like to spend longer periods of time there. As life can be so hectic the one thing the house does is put everything back into perspective. Whether you like a busy time visiting jazz festivals or watching the red squirrels in the garden there is something for you

We had a lovely time in France and very much enjoyed staying at your property. It is set in a lovely location and the property offered everything we needed for a very relaxing and pleasant time. We certainly have no complaints. My only comment would be that Wi-Fi would be an advantage. If we are visiting that region in the future we would be happy to stay there again. D and C Mciver

Wonderful holiday!

We've holidayed in this region of France for the last 5 years and this house is the best house we've ever stayed in.

The fact that the covered bbq area overlooks the pool meant that the kids got to stay in the pool until 9.30 some evenings.

Sue was so easy to deal with and so accommodating throughout the entire booking process and we're hopefully booking to go back next year!

Well equipped house

Wonderful week was had by 11 of us, which included 5 young grandsons. It is the best equipped house (especially the kitchen) that we have stayed in. Beautifully decorated to a high standard with a great large pool. Great area to explore with some great vineyards to visit.

Large well-eqipped house

This is a large well equipped house suitable for our 2 families to stay together.

The covered barbecue and outdoor eating area and the large pool area were particular highlights.

Contrary to previous reviews there is working wifi.

The surrounding area was quiet and beautiful - good for cycling and walking. A lot of local shops and bars were closed in August

We try to make the experience a real home from home with the added benefit of sunshine and vineyards. As we state on the website it is in a rural area and other guests may have found the WiFi temperamental but we have some one available to answer queries and sort problems. I am so pleased this family had a good holiday and found our house comfortable, with no WiFi problems and hope they would come back to us again

Peaceful location

The property was as described and offered everything needed for a very relaxing holiday. Wi-fi would have been an advantage but you can always find somewhere when out and about. Set in a rural location surrounded by vineyards yet only a few minutes drive from Julienne, which has a variety of cafe's, restaurants, shops and supermarket. Cognac is on your doorstep and well worth a visit, especially if you like Brandy! All the major distilleries are in the area, Martell, Courvoisier, Remy Martin and many others. For birdwatchers, abundance of black kites in the area, and hoopoe in the garden. We enjoyed our holiday and would be happy to stay again.

Superb holiday house

We had a wonderful stay in this superb house.

It was perfectly located and yet the house and pool were totally secluded. You are only 10 mins from Jarnac which has many supermarkets, lovely shops and a fantastic river so beautiful.

Cognac is only 20 mins away and again is really worth a visit.

The house is very spacious - plenty of room to spread out - also good having bedrooms on different levels with the grandchildren.

The pool is very large and great fun for all the family and the garden is lovely to. The outdoor eating area and BBQ is fantastic.

The house is very clean and I would totally recommend it to friends and family. Sue is so easy to deal with and is very friendly and accommodating.

Thank you for such a lovely house we will come back.

Location

France has always been special for holidays. The diversity of the country and the life style has always been appealing. We have been drawn back to the Charente region many times and for this reason we feel our house chose us. Our house, in Julienne came about by accident and has a special atmosphere. It is very peaceful and has wonderful views over the vineyards and down the valley. It is on the edge of the village but not remote. Although rural and quiet you can be in one of the local towns or heading towards the coast very quickly. There is something for every one around here but most importantly you will have a holiday to remember and re-charge the batteries.

Activity and Interests

Nearest Airport : Bordeau and La Rochelle at 60 Kilometres Nearest Golf : Golf du Cognac at 1.5 Kilometres Nearest Train : Cognac at 10 Kilometres Car: recommended

Coast/Beach:

Julienne is within easy driving distances of the Charente Maritime with its beautiful coastline and beaches. About 90 minutes away is la Rochelle with its attractive beaches and ancient harbour and town. Slightly further on is the wonderful seaside town of Royan with its many attractions and long, white sandy beach. For surfers the beaches of Lacanau are a must. The iles de Rey and Oleron are 2 hours drive. Inland beaches offering water sports are found at St Estephe, Angouleme and St Mathieu.

Travel:

The area is well served with airports which are easily accessible. Bordeaux from Gatwick, 1 hours flight and 75 minutes drive, La Rochelle and Limoges have frequent flights, the same drive time, many of them have holiday deals available. Rail link on Eurostar from London, TGV to Angouleme which is half an hour drive away, taxi's available. The drive down is around 8 hours from Calais down the AutoRoute and we can supply a good, straight forward route. A car is essential to explore the area.

Distances:

Julienne is midway between Jarnac and Cognac. Both have Cognac distilleries with tours also a July jazz festival in Cognac. Angouleme is an ancient walled, citadel town. Lots of restaurants, places of interest and the famous Bande Dessinee comic strip cartoon festival. The Circuit des Ramparts is also held in Angouleme in September, entrants from all over Europe. The Roman town of Saintes with its Amphitheatre also about an hours drive. St Simon and Chateauneuf are about 20 minutes away.

Further Details:

All of the local towns have the usual large supermarkets in abundance. There are many regional and local markets held on various days, we have a full list in the information folder in the house. The local bakeries are usually open first thing and then again late afternoon where everything is freshly baked.There are many local bars, bistro's and restaurants. As you would expect in such an area, as well as the Cognac distilleries there are some very good local wines and Pineau's available. Cognac has a good market on Sunday's, local produce, wines, fruit, meats and cheese, worth visiting. The local roads have many signs directing you to stop and try some of the regions favourite wines. All of the local towns have the major banks and post offices. The area is extremely diverse in what it has to offer, with its mild climate time seems to stand still. Many of the small towns hold amazing secrets. In St Meme le Carriers which is 4km away there is water skiing and micro flights, in Bassac there is a 1000 year old Abbey which is a year round retreat. In Jonzac, 30 minutes away there is a large leisure complex and spa. Vibrac has an ancient Presbytery by the river with Kayaking, fishing and canoeing available, English spoken. The house and village are surrounded by vineyards, Sunflower fields in summer, woodlands, lanes safe to walk along and the pretty, local Limestone villages. There is a cool bag available in the house so you could pack a picnic and cycle in the area. There are many cycle routes, sport and nature" for details. Any season of the year you will find a calming, peaceful atmosphere, with opportunity to indulge in any exercise you fancy or none at all. After a busy day we also have a catering service available. Booking Notes:
Once availability is confirmed we send you our full T & C and booking form. The form must be completed and signed then scanned back. I convert currency and detail all payments for you. We take 25% of the holiday cost as a non-refundable deposit so recommend holiday insurance. The balance is due 60 days prior to holiday plus £250 security deposit against any damage or breakages, we refunded quickly afterwards. I will inform you of when payments are due. Email us first with your requirements. We have some one on call for maintenance issues but if he is called out for a spurious reason ie spiders on the window then he will charge 20 euros call out fee.

Changeover Day:
Change over day is Saturday during high season. Access to the house from 5pm and leaving time is 10am. we appreciate it if all rubbish is dropped off at the Mairie. Out of season we can usually accommodate a different change over day and part weeks let.

Once you have decided to book we take a 25% deposit which is payable with the booking. Once this is paid then the availability calendar is blocked off so that it not available for any more requests.The full balance plus £250 security deposit is payable 60 days before your holiday starts. I always email you as a reminder in plenty of time and reply with a receipt confirming payment.

The house is very welcoming and beautifully laid out. we have tried to make it a real home from home with every convenience to make your stay as restful as possible. It is secure and safe for all of the family. When you go on holiday you need time to stand still and allow you to relax and make the most of your time away. We have provided most things that you will need so you don't have to worry about bringing essentials with you. There is a superb golf course 4 minutes away, an inland beach with water sports 25 minutes and the wonderful Charente Maritime with all of its beaches, just over an hour away. Come and visit us and enjoy your stay, we like to think that every one who uses the house is a personal guest of ours and want your holiday to be special.

  • Notes on accommodation: The house is on three levels, looking at the house from the driveway is quite deceptive. The entrance hall, toilet, lounge, dining area and kitchen are on the entrance level. This makes it easy for access as the lounge opens out onto covered terrace, which leads to the garden and BBQ area. A short flight of steps takes you down to the lower level. Large shower room, one bedroom has a double bed plus a fold down bed the other bedroom is a large double room which has patio doors onto front terrace. From the entrance hall you also go up a short flight of steps to the rest of the accommodation. This comprises of three double bedrooms, one looks out over the fields at the front and the drive way. The two back bedrooms have the early morning sun and look out over the vineyards and down the Charente valley. Also on this floor is the large bathroom and separate toilet. The light moves around the house and each room has its own special character. The house is very light, airy and spacious. Outside: The whole property is securely fenced with electronic, gated access. It is 1.7 hectares in size. The garden is mature, mainly to lawn with some mature shrubs and plants in front of the terrace. There is a small grassed area to the side of the house with a gate onto the drive. The private, unheated swimming pool is at the side of the house, large sun patio with loungers, chairs and table. This is fenced, gated with pool alarm, please be aware of pool safety at all times. The BBQ area has an attractive wooden canopy and looks out over the pool and side garden. Wooden outdoor dining table and chairs from where you could see people in the garden and in the pool. There is a large covered garage at the end of the drive, which is open for use. Drive way runs across the front of the house and is easily accessible through the security gates. There is a small terrace at the front of the house which can be a very pleasant seating area. Lower hedge at the rear which gives views across the valley. Utility Room: Utilities are situated at the side of the house in the pool room. Washing machine and washing hanger are kept in here. Iron and ironing board kept in the down stairs cupboard where small freezer is situated. Washing powder available. Cleaning / Towels / Linen / Maid service: Bath, hand and pool towel per person, bed linen, tea towels some complimentary toiletries. Everything is changed ready for your arrival. You can pay for extra cleaning and supplies by negotiation before your holiday payable directly to Housekeeper there. Other: From the lounge there is a sheltered terrace over looking the garden. At the side is a covered area with large table and chairs, a built in traditional BBQ and a gas one. There is a cupboard downstairs for linen with small freezer. Large detached garage.
