Large house sleeping up to 20 on 16 acres in beautiful countryside

Sleeps 14-20 in 7 double bedrooms. Beautiful period farmhouse with fantastic and substantial grounds (8 acres around house and 8 acres of fields). Secure garden includes croquet lawn, woodland, ponds, orchards, period barns (stables and coach house), veggie garden and hedged field meadows. Fabulous for exploring and playing. House includes large farmhouse kitchen with Aga and huge kitchen table. It has a very large living room and a large, separate TV lounge, both with wood burning stoves. There are 4 new bathrooms, 1 for downstairs rooms and 2 en-suite. Gorgeous area - walks, cycling, riding, historical heritage, vineyards and more.

Cottage also be made available for larger bookings (at an additional cost). Sleeps 4 in 2 double bedrooms. Traditional cottage with many features including beams, oil fired burner in huge fireplace and Aga. Kitchen with large table (can seat 8), Aga, dishwasher, washing machine, microwave. Living room with fireplace, TV, DVD player. 2 double bedrooms upstairs (one large) and shared bathroom with electric shower over the bath.

Why Sarah Higginson chose Ledbury

Herefordshire is what I always thought England should look like before I came to live in the UK. Rolling green hills, gorgeous blossom in the spring time on all the apple trees and the glorious smell of apples in the autumn.

However, I'd no plans to move to this part of the world until I saw this house and the land it is on. It just couldn't be more perfect!

Remote from the madding crowd, you can still be in a beautiful village or town in minutes and access all the shops, restaurants and amenities you fancy.

What makes this farmhouse unique

Being flexible enough to sleep 20 people is a rarity. Having that on 16 acres of land is even more special. It really is a lovely place.

(Posted on Trip Advisor with 5 out of 5 stars) Whole booking process extremely straight forward. Met owner on arrival who showed me round the house and cottage which we had booked for an extended family reunion - 23 in total ages from 8 to 80, plus 2 dogs. Rooms were lovely with French style furniture. We all managed to get round the kitchen table - bit of a squash but very jolly. Cold but sunny weekend with cosy evenings in front of the log burners. Reception rooms were particularly good and there was a piano in the hall. Clean, tidy and exceptional - we plan to return next year. PS, Waitrose deliver here

Notes on accommodation: HOUSE: Perfect for extended family get-togethers, reunions, hen parties and stag dos. It would also be wonderful for a murder mystery weekend, an artistic or yoga retreat, a wedding party (the lawn is perfect for a marquee), business away days, team building events, school outings and so on - the list is endless. If you want a bigger party, a marquee on the lawn would allow this. Extra people could stay in Unit 2, camp by special arrangement or stay locally. Outside: Secure off road parking with gate and CCTV. 16 acres of land. House surrounded by large garden, croquet lawn, woodland, ponds, orchards, period barns (stables), veggie garden. Further away from house are 4 fields, 2 with cider and perry trees. Perfect for exploring children, relaxing strolls, family games, etc. Beautiful views over rolling countryside. Walks available from the house. Good local pubs and restaurants, farm shop, tea rooms and craft centre. Play barn, spa, gym, golf course, fishing, point to point racing, vineyards, cider making, etc. all withing 10 miles. Ledbury 7 miles - idyllic market town, Malvern 10 miles - incredible walks and views, Hereford 10 miles - historic city centre, cathedral housing Mappi Mundi, birthplace of Elgar, Worcester 15 miles - historic city centre, great restaurants, Ross-on-Wye 30 miles - stunning countryside, cultural and natural heritage hot spot.

Perfect Hen Do setting!

I booked this house for a Hen Do and it was the perfect setting. There were 19 girls staying in total and we felt there was plenty of room available, the house is decorated beautifully and it made for a very fun and relaxing weekend. The grounds are extensive and we were lucky enough to have amazing weather so a lot of time was spent outside on the grass. We had caterers in on the Saturday evening and seated 19 in the kitchen using the additional table and chairs, this was cosy but didn't bother us as we are all good friends! We also had a Tesco delivery on the Friday evening and Sarah was happy for the deliveries and caterers to park up. Although we spent a lot of time at the house, we did go clay pigeon shooting nearby which was a great activity!

Overall I would thoroughly recommend this house to others, Sarah was helpful throughout and all 19 of us had a great time. I would just keep an eye on putting things back in the same place to avoid losses and replacement fees. Thanks Sarah!

A beautiful elegant house

A beautiful elegant house with lovely garden and grounds. Sarah is a wonderful proprietor and we had a very happy time. Fruit trees loaded with plums and apples. A lovely outside fire and starry night. Fantastic walks through pretty hilly countryside.

Lovely family reunion and celebration

We had such a nice time in this calm and welcoming place. The garden, fields and woods were exciting to discover and peaceful to amble around. The house was comfortable, clean and a little bit luxurious for us with the large aga, big comfy sofas and lashings of hot water. The children didn't want to leave and they think we should have all our family parties here! Thank you.

lovely house, spoilt weekend

I had booked this house for an extended family get together, particularly for my parents.

The house is roomy and relaxed. My brother arrived first and tells me he was met with a list of things not to do. The heating didn't work , which was Ok as it was a reasonably warm weekend but had it turned chilly, it would have been a problem for my parents. Sarah mentioned we had used all the logs but we had to light both fires both nights.

The kitchen is Ok, but 16 is a tight squeeze around the table.

And finally, we were charged a ridiculous amount for a bin we didn't break. Overall, we had a lovely weekend in a house which has nice grounds,but me and my brothers were left with a bit of a sour taste at the end of it all.

Owner's Response: I am sorry these guests were disappointed with their experience. Guests staying just a week later said what a wonderful time they had and how friendly and helpful I was so I guess it's subjective. For that reason, I thought it might be helpful to respond to this. Unfortunately I discovered the heating pump was broken 2 hours before the guests arrived (this is fixed now, of course). Having called the plumber, I resolved the hot water situation and didn't want to ruin their stay by calling someone who might have had to do substantial work while they were there. As it was still summer and the heating would probably not be needed, I made a judgement call. When the guests arrived I pointed out the problem and my reasoning but made them aware that they had 600 litres of hot water (which did work), 2 wood burners (which they were welcome to use and did - there was no problem with this), a 4 door Aga in the kitchen and extra blankets. I also reminded them I was on hand for any problems. However, none were reported during the stay. Had they been, I could have provided heaters or, indeed, had the pump fixed. The kitchen table takes 14, as stated in the advert. However, up to 20 can eat together (and often have done) by using the second, fold-out table and I can provide extra chairs upon request. I was not asked for these. The policy on breakages (which are rare) is that they are covered by a deposit. Where they occur, I provide photographic evidence and an internet link to the item that was broken to determine a suitable charge. Being aware that the guest was unhappy in this case, I have consulted with the website hosts and sent them all my correspondence to ensure I had behaved fairly. I am always open to improving my processes and welcome constructive feedback. However, they agreed that I had, in their words "tried your best to offer a resolution to a traveler complaining about their holiday stay". Looking after this place is an enormous amount of hard work and I really want people to benefit from that by having a relaxed and happy stay. Generally that is exactly what happens and I regret the difficulties experienced on this occasion.

Beautiful large property

Beautiful house, we had 20 of us staying there from Friday to Sunday for a hen party and there was ample space and hot water for 20 girls!!

Great location, although most got lost using sat nav! we went into both hereford and Worcester during our stay which were both enjoyed!

Sarah was very helpful before and during our stay by kindly taking delivery of a hot tub for us and being flexible on arrival times!

Only thing I would say is we wished the table was big enough for 20 to sit around but we made it work with the spare chairs provided around the house!

Plenty of beautiful spaces for camping if you want extra accommodation. This can be organised by separate arrangement.

We can also provide facilities for horses. The period barn includes stalls (rather than loose boxes). Large secure fields with water available could provide plenty of grazing if you don't mind keeping your horses outside. Bridle path nearby, though you do have to cross the road to access this.


On A4103 so easy to get to. Only 20 minutes from M5.


Malvern (and Malvern Hills) - 15 minutes

Ledbury market town - 15 minutes

Hereford and Worcester - 15 & 20 minutes respectively

Fishing, golf, spas, gyms, yoga studio, castles, gardens, historic artefacts and heritage, vineyards, ale and cider tasting, some of the best walking in the country - all within 20 minutes drive
