Rookery Cottages are two self catering holiday cottages beautifully situated just yards from the centre of Ambleside but still enjoying a peaceful location. Refurbished to a high standard to provide visitors with a cosy, comfortable stay. Each cottage has glass fronted balconies overlooking the beautiful Stockghyll Beck. There is private parking for two cars at each property. Modern large dining kitchen with all appliances, modern bathroom with bath & power shower. Fast free wifi, dog friendly, extremely high rate of repeat bookings. All bed linen, towels and consumables supplied. Beds made up for your arrival. Full professional clean each changeover. Private access to river. Outside seating and BBQ areas.

Ambleside is right at the heart of The Lake District and is the perfect base for enjoying all that the area has to offer. There are great facilities in the village (shops, restaurants, pubs, cinema) and fantastic walks from the front door. A short walk or drive in any direction takes you to more mountains, rivers, lakes and the most beautiful scenery in the world.

What makes this cottage unique

The Rookery is a very comfortable, clean, well equipped holiday cottage that is perfectly located just yards from the centre of Ambleside. Easy private parking, privacy and peaceful setting with views of the river and mountains beyond. Stock Ghyll is the small river that runs alongside The Rookery and we enjoy private access to this delightful river. The river is a haven for many wild animals including Heron, Dippers, Ducks, Otters and small Trout. We never get tired of watching the wild animals by the river, paddling in the water, swimming in the deeper pools and exploring the rocky riverbanks.

Cars are not essential with transport links by train to Windermere Station and excellent bus links connecting to Ambleside and all other places of interest. Many walks from the door and all village amenities within a very short stroll.


Ambleside village centre is a very short easy stroll from the cottages, with excellent shops, pubs, restaurants, cinema etc. Ferry terminal on Lake Windermere is 10 minutes walk away, with regular ferries to various locations on Lake Windermere.

Located at the top of Lake Windermere, Ambleside is a superb central location to explore The Lake District National park. The village itself boasts many superb restaurants to suit every taste and budget, as well as a variety of shops, supermarket and even a cinema.

From here you have access to the whole of the Lake district with superb walking / climbing but also water based activities on Lake Windermere. Wordsworth's Dove Cottage is in the neighbouring village of Grasmere and Beatrix Potter's Hilltop House is a short drive or cycle in the village of Sawrey. It really is the most perfect, beautiful and central location for every point of interest in the Lake District.

Changeover Day:
Please note that change over day is a Saturday. Short breaks (less than a week) can be booked in low season (January and February) ideally starting or finishing on a Saturday. The rest of the year is full week bookings only please.

Notes on prices:
Prices range from £295-£895 and the prices are the same for No. 1 and No. 2. This is a fully inclusive price including bed linen, towels, utilities etc.

Notes on accommodation: Recently refurbished, Rookery Cottages provide cosy, clean, comfortable accommodation equipped with everything you need to enjoy a fabulous holiday in the Lakes, in a truly magnificent setting. The Rookery is a private development which sits beside the mountain beck, Stock Ghyll, whose waters provide a beautiful backdrop that can be enjoyed from the balconies off the living room and double bedroom. The centre of Ambleside is just a minutes easy walk and all year provides an excellent range of shops restaurants, leisure facilities and a cinema. From the front door of the Rookery you can choose from a huge variety of walks from a 5-minute stroll to the spectacular waterfalls of Stock Ghyll, to a full day's hike around the mountain ridges of the Fairfield Horseshoe. You never need to use your car with great bus links to other towns and places of interest and the Windermere ferry landing just a 10 minutes walk from the front door. Outside: There is a private patio / seating area at the rear of each property overlooking Stock Ghyll which is excellent for summer barbecues. Private riverside terrace, a heavenly place to relax and enjoy the river.

Perfect Location, Quality accommodation

We stayed mid week to midweek and had a fantastic stay. We have been coming to the Rookery Cottages for 12 years and just keep coming back. They are located in the most perfect position, a short stroll from Ambleside centre (at the end of the drive) but in an area that feels you are in the middle of no where. Stock Ghyll runs to the back of the property giving the cottages that idea position for families. The properties are fitted out to a standard that can only be discribed as 5 star (hence the rating) The kitchen (recently refurbished) is superb and enhance your stay with a full size dishwasher, fridge/freezer, microwave and oven, the owners even provide the essentials for your stay, tea, coffee and dishwasher tablets!! 3 bedrooms with a double room, two single beds in the second bedroom and one single bedroom, upstairs bathroom with bath/shower. The lounge is very well appointed, ample seating, flat screen TV and DVD with a selection of films that are even upto date!

So many things to do here with such easy access to the hills for walking, mountain and road biking and everything else that the Lakes has to offer. Can't recommend this place more highly, we book year on year!

Set in a peaceful location, within a small wood and beside a river, yet only a one minute stroll from the centre of Ambleside, the location really is idyllic.

The property is fitted out to the highest standards: oak doors, dishwasher, washing machine, tumble drier, conduction hob, John Lewis crockery... It's not like a holiday let, it's like someone's home. A home they care about deeply. The place was spotless on arrival.

Outside there are parking spaces for two cars, a BBQ, a veranda and balcony, and seats and benches allowing you to watch the river and feel the stresses of life melt away.

The property is extremely close to the centre of Ambleside, a small town that can get very busy during tourist season, but you just wouldn't know it, it's so peaceful. Ambleside itself is a joy, packed with pubs, cafes, restaurants and bakeries, all within a couple of minutes walk. I don't think you could go far wrong with any of them.

For ramblers there are dozens of superb walks direct from the door, suitable for all levels, or if you prefer to travel further afield the one-way system around Ambleside will take a few minutes out of your journey, but after that it's easy driving and you're centrally located in the Lake District. A car is not essential with Ambleside being so close, and it's a 15 minute stroll to Lake Windermere where you can catch a ferry to Bowness and beyond.

I'd recommend this property to anyone. I just hope the prices remain reasonable so we can return in the future.
