The Rookery is a small development with two self catering holiday cottages beautifully situated just yards from the centre of Ambleside but still enjoying a peaceful location. Recently refurbished to a high standard to provide visitors with a cosy, comfortable stay. Each cottage has glass fronted balconies overlooking the beautiful Stockghyll Beck. There is private parking for two cars at each property. Modern large dining kitchen with all appliances, recent refurbished bathroom with bath & power shower. Fast free wifi, dog friendly, extremely high rate of repeat bookings. All bed linen, towels and consumables supplied. Beds made up for your arrival. Full professional clean each changeover. Private access to river. Outside seating and BBQ areas.

Perfect!

This is the best holiday accommodation we have ever stayed in. A perfect location but also the most fully equipped cottage, it was a home from home, with everything you could ask for; flowers on the kitchen table were a lovely touch. I have never been anywhere before where you are provided with the essentials i.e. tea, coffee, sugar, salt, pepper and the list goes on. We are an adult family of 5 plus dog but this cottage would also be perfect for families with children, there was a pushchair, a highchair, a travel cot, a baby seat, stair gates etc. Washing machine, tumble drier, dishwasher. We will definitely be back, we will never look anywhere else to stay when we want to visit the Lakes, loved it.

Top notch for Ambleside

This was our third stay in the Rookery cottages. From the first time back around 2009 through to today (2016) they have always been kept to a high standard and are well equipped. Quite simply the location of these cottages, at the back of the Salutation hotel, is absolutely the best in Ambleside. Parking is guaranteed and all the amenities are only a 30 second walk away.

The cottages are warm and welcoming we could not find anything missing to make our stay idyllic.

One word of advice is that you had better not mind the sound of running water as they are located next to Stockghyll. This is not a criticism but light sleepers should be prepared! :-)

Can not fault

We have stayed at cottages in the Lakes before, however none have met our needs like The Rookery. The facilities and equipment provided are all perfectly suitable and, as far as I am concerned, over and above what you would expect. On arrival, the cottage was clean, welcoming and warm (including a Christmas wreath on the door) and we were bowled over by its location by the river, as were the children.

During our stay, on Boxing Day infact, we awoke to discover we had no electricity, which was an issue affecting several local premises due to damage at the main grid. Mark did everything within his power to fix it. Once we discovered it was out of their hands, he ensured that we had breakfast organised and even helped us out with ideas of places to go with the 3 children. He lent us his own head torches so that the children could go in to the caves. We couldn't have asked for any more.

We had a fantastic stay at the cottage and had rebooked before we left! As visitors to the Lakes, and given the floods, we must accept that if we choose to stay in areas we know are affected, that there may be mishaps along the way. These cottages are super; great location, well equipped and feel like home. We highly recommend to all.

Excellent cottage great location

We have stayed at Rookery twice now, once in May 2015 & again for Christmas 2016. The cottage is very well appointed with a fantastic modern kitchen and bathroom. Very comfortable throughout warm and cosy even in December. A perfect location tucked away just a stone's throw from the heart of Ambleside or a short walk up the hill to the falls and you are in the country side. No need to even use your car as the cottage is so close to everything you could need. We hope to be back soon.

Great accommodation in a great location

We are frequent visitors to the Lake District, but it wasn’t until we found Rookery Cottages that we stayed in Ambleside. Since then, we have stayed five time in the past eight years. Our reasons are simple, they’re conveniently close to the town centre so amenities are within walking distance, spacious accommodation and most importantly, substantial off-street parking. The cottages are discreetly tucked away, just off the main street and overlooking Stock Ghyll Beck where we’ve spotted herons and dippers from the cottages.

The interiors are well maintained and equipped to a high standard. There are many maps and books plus a large library of DVDs for rest or rainy days. The owners have not been complacent and on our most recent visit the kitchen had been upgraded, worn out furnishings replaced and the rooms re-decorated. We’ve always had a comfortable, relaxing stay and Rookery Cottages and look forward to our next visit.

Very comfortable cottages - home from home

We have been staying at these cottages for the past 6yrs and also bring friends along too..

The cottages are very comfortable,warm well stocked and very clean..

From the minute we arrive we feel very chilled out, what with the running water from the river behind the cottages and the quietness of the surrounding area even though you are a 2 minute walk from the centre of Ambleside.

We do a lot of walking and mountain biking and never need to use the vehicle from the day we arrive to the day we leave as there is so much to do on the door step..

There is also a nice selection of restaurants and coffee shops in Ambleside.

It is very rare to be able to park outside your holiday cottage in Ambleside but the Rookery cottages have plenty parking space right outside the door..

We will be staying at the Rookery cottages for many more years to come 😊

Ambleside is right at the heart of The Lake District and is the perfect base for enjoying all that the area has to offer. There are great facilities in the village (shops, restaurants, pubs, cinema) and fantastic walks from the front door. A short walk or drive in any direction takes you to more mountains, rivers, lakes and the most beautiful scenery in the world.

Travel:

Cars are not essential with transport links by train to Windermere Station and excellent bus links connecting to Ambleside and all other places of interest. Many walks from the door and all village amenities within a very short stroll.

Distances:

Ambleside village centre is a very short easy stroll from the cottages, with excellent shops, pubs, restaurants, cinema etc. Ferry terminal on Lake Windermere is 10 minutes walk away, with regular ferries to various locations on Lake Windermere.

Further Details:

Located at the top of Lake Windermere, Ambleside is a superb central location to explore The Lake District National park. The village itself boasts many superb restaurants to suit every taste and budget, as well as a variety of shops, supermarket and even a cinema.

From here you have access to the whole of the Lake district with superb walking / climbing but also water based activities on Lake Windermere. Wordsworth's Dove Cottage is in the neighbouring village of Grasmere and Beatrix Potter's Hilltop House is a short drive or cycle in the village of Sawrey. It really is the most perfect, beautiful and central location for every point of interest in the Lake District.

The Rookery is a very comfortable, clean, well equipped holiday cottage that is perfectly located just yards from the centre of Ambleside. Easy private parking, privacy and peaceful setting with views of the river and mountains beyond. Stock Ghyll is the small river that runs alongside The Rookery and we enjoy private access to this delightful river. The river is a haven for many wild animals including Heron, Dippers, Ducks, Otters and small Trout. We never get tired of watching the wild animals by the river, paddling in the water, swimming in the deeper pools and exploring the rocky riverbanks.

The Rookery is a private development which sits beside the mountain beck, Stock Ghyll, whose waters provide a beautiful backdrop that can be enjoyed from the balconies off the living room and double bedroom. The centre of Ambleside is just a minutes easy walk and all year provides an excellent range of shops restaurants, leisure facilities and a cinema. From the front door of the Rookery you can choose from a huge variety of walks from a 5-minute stroll to the spectacular waterfalls of Stock Ghyll, to a full day's hike around the mountain ridges of the Fairfield Horseshoe. You never need to use your car with great bus links to other towns and places of interest and the Windermere ferry landing just a 10 minutes walk from the front door. Outside: There is a private patio / seating area at the rear of each property overlooking Stock Ghyll which is excellent for summer barbecues. Private riverside terrace, a heavenly place to relax and enjoy the river.
