Villa in Baredine, Nr. Buje, Istria, Croatia - In A Rural Setting But With Easy Access To The Coast (Croatian And Slovenian)

The house is located in a small hamlet with delightful views over the surrounding countryside. It has been thoughtfully converted from a former Istrian farmhouse and we have incorporated French windows in every room, either leading to a balcony or to the front and back gardens in order to maximise the feeling of light and spaciousness. With easy access both to coast and inland, we feel that Baredine is a perfect base from which to enjoy your holiday in Istria.

About Nick Coney

I am 50 and live in London with my wife and two cats! We first came to Croatia in 2002 and in 2004 I spent six months here, getting to know the country and learning the language. As a consequence, we decided to buy a small house in a fishing village called Funtana on the west coast of Istria, where we have since spent many a happy summer. At the same time as buying the house in Funtana, we also decided to embark on a more ambitious project and purchased a derelict farmhouse in the countryside in a small hamlet called Baredine ...

Why Nick Coney chose Istria

I more or less stumbled upon Baredine (it wasn't necessarily our "plan" to buy two properties here ..) however, I was drawn to its peaceful location and stunning views and six years later we applied for planning permission to renovate and convert the farmhouse into a holiday villa. We are really pleased with the result - the house is lovely and light and spacious - and we feel very much at home here. We are both keen cyclists and Istria is great cycling country, providing both hills to challenge any budding "King of the Mountain" as well as flatter coastal paths for the more leisurely cyclist ...

We hope you will love Istria as much as we do, it's a land full of sun, sea and fine food - what more could one wish for!

What makes this villa unique

Baredine is ideally located, just 15 km from the coast and also minutes away from the delightful hill-top towns for which Istria is so renowned. It's a very peaceful hamlet but still a working hamlet, with local farmers close by and a small olive oil press next door. Numerous vineyards and olive tree groves surround the village and there are various local wine and olive oil routes you can follow by car. We have also discovered a number of excellent restaurants in neighbouring villages, where the food is locally sourced and more often than not home-grown/reared.

Notes on accommodation: The accommodation is extremely light, bright and spacious. Downstairs has stone tiles, the flooring on the stairs and upstairs is oak (excluding bathrooms and balconies, which are tiled throughout). Wooden shutters keep the night out ... We have provided some information about the local area, places to visit, restaurants we recommend and there is a selection of DVDs, games and books for you to make use of. Please do write any recommendations of your own in the visitors' book. Outside: The house has a private garden, both front and back. We have started to grow fruit trees in the back - help yourselves! The heated 10x5 m pool (with whirlpool) is in the front garden. There are deckchairs to relax in and sunshades as required. A rustic table and benches in the shade of the balcony allows you to eat all your meals alfresco andy we have a new BBQ area (with both gas and wood fired) with additional outdoor cooking/eating facilities. There is also an outdoor wc and shower for pre/post pool swim. Utility Room: Washing machine, separate sink Cleaning / Towels / Linen / Maid service: Towels (including beach towels) and linen are included in the rental. The property will be cleaned and linen/towels changed weekly on a Saturday. Other: If downstairs bedroom is not needed, this room provides additional space for some quiet time, reading etc.

Fantastic property, beautiful location - perfect family holiday!

We have just returned from a 9 night stay at this property and had a wonderful time. The location is stunning and we were near to a variety of different coastal towns in both Croatia and Slovenia. The house itself was very comfortable and well equipped and the owners were on hand via message at all times.

We would highly recommend this property to anyone wanting to explore the Croatian countryside or wanting to relax in a beautiful house with pool!

Surpassed all of our expectations

Fantastic in all respects, lovely views, pool and bbq area. The house itself was a delight, roomy, comfortable and finished to an exceptionally high standard. Located in a quiet area but only about 10 minutes drive from Buje with a large supermarket and a selection of good restaurants. Would love to return when circumstances permit and would recommend without hesitation.

beautiful Croatia

It is a beautiful villa in a little

Village with a lovely swimming pool. It is all in immaculate order, very well appointed. There are many good restaurants around, and interesting towns to visit. I would recommend it to anyone.

Absolut fantastische Ferienvilla

Wir durften mit unseren 3 Kindern (13,11,8) eine unglaublich schöne und entspannte Ferienwoche in diesem fantastischen Ferienhaus verbringen.

Zuerst einmal möchte ich betonen, wie unglaublich sauber das komplette Haus war. Da wir seit Jahren immer in Ferienhäusern unseren Urlaub verbringen, mussten wir leider die Erfahrung machen, dass dies absolut keine Selbstverständlichkeit ist. Hier hingegen haben wir alles in einem tadellosen Zustand vorgefunden.

Das Haus selbst ist einfach umwerfend. Für die Kinder waren natürlich der riesen Pool (Salzwasser!) und die Tischtennisplatte absolute Highlights. Toll ist, dass es auch auf der Hinterseite des Hauses noch einmal ein kleines, lauschiges Sitzplätzchen gibt. Da wir an 2 Tagen etwas stärkeren Wind hatten, haben wir am Abend einfach den hinteren Platz genutzt, wo es nahezu windstill war.

Innen ist das Haus ohnehin ein Traum. Alles ist sehr geschmackvoll und hochwertig eingerichtet. Praktisch war auch, dass im OG quasi nochmal 2 separate Schlafbereiche sind. Rechts befinden sich 2 SZ mit jeweils eigenem Bad und links ist eine Art zusätzliches Appartement. Wenn man die Türe zum Gang schließt, dann hat man absolute Ruhe. Dies erwies sich besonders morgens als sehr angenehm. So konnten unsere kleinen Frühaufsteher getrost nach unten und spielen, ohne uns oben zu stören.

Mit Kindern ist übrigens das erst recht neu eröffnete Rutschenparadies (nur ca. 15 Autominuten entfernt) "Istralandia" unbedingt zu empfehlen. Unsere Kinder (und auch wir) haben dort einen tollen Tag verbracht.

Herzlichen Dank an dieser Stelle noch einmal an Nick und Allison dafür, dass sie uns das fantastische Haus zur Verfügung gestellt haben. Die beiden sind übrigens jederzeit telefonisch oder via Email erreichbar und helfen bei Bedarf sofort.

Wir können das Haus uneingeschränkt weiterempfehlen!

Beautiful stone house in idyllic setting

This is a beautiful old stone house renovated to a very high standard, situated on a hill in a small traditional hamlet with wonderful views over the rolling countryside. The house opens out onto surrounding well maintained gardens and a large swimming pool. All first floor bedrooms have large balconies with wonderful views. A great house for large parties with many areas to escape to for rest and relaxation. Easy motoring through empty roads to ancient hill top towns and the coast. In a word: wonderful.

Tolles Haus mit super Pool

Es war einfach alles perfekt. Das Haus ist wirklich wunderschön. Die Bilder sprechen für sich. Alison und Nick waren immer erreichbar und sehr hilfsbereit. Wer es im Urlaub gerne ruhiger hat und eine tolle Aussicht genießen möchte, ist hier richtig. Ein Auto ist unerlässlich.

A 20 minute drive to the sea.


Trieste in Italy is between 1-1.5 hours drive away and is serviced by Ryanair on a daily basis (from London Stansted). Pula in Istria is about a 1 hour's drive. Ljubljana is about 1.5 hour drive as is the airport on the island of Krk (Rijeka).


Baredine is close to the delightful hill-top towns of Istria: Groznjan hosts a number of music workshops and annual jazz festival during the summer and is merely a 10 minute drive away, Motovun, another medieval hill-top town famous for its annual film festival is 20 minutes by car. Brtonigla in the heart of neighbouring vineyards has some excellent restaurants. Pula with its vast Roman amphitheatre is worthwhile a day trip as are the delightful towns of Porec and Rovinj on the coast.

Further Details:

Buje, with bakeries, butcher, bank/ATM, small supermarket and restaurants is 5 km away. Umag and Novigrad on the coast, with their daily fruit markets and general supermarkets also boast a number of excellent restaurants as well as beaches for swimming, delightful coastal walks etc. It's only a 15 minute drive into Slovenia, where the coastal towns of Piran, Portoroz and Koper are well worth a visit and even Ljubliana, capital of Slovenia, is only two hours away by car. Trieste is only 25 mins drive away.

Changeover Day:
Our preferred changeover day is Saturday (arrival after 4.00 pm and departure after 10.00 am) but we will be flexible where possible, in particular out of the main season (July/August)

Notes on prices:
All rental payments are payable to our Croatian bank account via electronic bank transfer. Prices are for the rental of the entire property per week. The pool is heated to 24 degrees. In the event that you want additional heating then there is a weekly charge of Euros 100. The weekly rental rate includes all utilities, linen and towels as well as tourist tax. A 20 percent non-refundable booking deposit is payable upon reservation. The final balance is due 4 weeks prior to your stay.

  • 100% refund for cancellations more than 14 days before check-in date.
