The Little Barn

The Little Barn is clad in traditional white weatherboard. The barn which in total has a footprint of 68m2 has an open plan central space with a wonderful vaulted ceiling with a sitting area around the wood fired stove, with a HD TV, Blu-ray DVD player, stereo and wireless broadband. The two bedrooms are accessed off this central space. One bedroom has a King Sized double bed with organic mattress and ensuite bathroom with a shower. The other bedroom has two single beds with organic mattresses which we can zip together to form a Super King double bed, and a bathroom with a bath and shower combined.

The kitchen has everything you need to cook some good meals (and what isn’t there we will have so just shout!), dishwasher, fridge freezer and washing machine.

You’ll be welcomed by homemade cake, cooked with organic ingredients of course, and a number of hints and tips about the surroundings to help kick start your holiday in this wonderful area on the south coast.

About the property


The three barns are at Stone Cum Ebony, a secluded hamlet between Rye and Tenterden. Two barns sleep four and one barn sleep six and were converted in 2013. Restoring the barns we have aimed for a light, informal and relaxing approach. The style is a mix of modern and old, flooring is oak, coir and painted floors, grey, blues and naturals. The barns, which are heated by our wood chip boiler and use 100% renewable electricity, are part of the Grade II listed farmyard and has amazing views. Each barn has a wood fired stove, stereo, HD TV and wifi. We're in the middle of the countryside here and the views are spectacular, yet its only six miles to Rye or Tenterden, two lovely small towns. Our web site is www.oxneyestate.com. A 3-night week end stay costs £342 (Little and Long Barns) or £400 (Old Barn). A 4-night mid-week break costs £342 (Little and Long Barns) or £400 (Old Barn). Over Christmas/New Year and Easter we only book weeks. If you book and pay for a week in two or three barns at the same time you will receive a ten percent discount on the total cost.

Perfect Stay

We stayed in the Little Barn. It has been very tastefully and skillfully renovated, I would say it has a much nicer feel than the pictures suggest, we were very pleased when we opened the door. A nice fire for the cold evening, somewhere to store the bikes, a nearby pub (The Ferry Inn) serving good food and not too far from Rye or Tenterden. Very peaceful stay, would return again. Almost forgot to mention, the owner supplied some fresh local apple juice and the best homemade brownie I've ever tasted - my partner likes to bake and she was very jealous that her brownies were not as good.

A perfect break

Beautiful well kept property in peaceful setting. House had everything we needed. Easy access to many places of interest and attractive villages. Host very kind and helpful. Replaced a lightbulb during our stay to make things just right. Have gone to a lot of effort to make a very pleasant and comfortable holiday let.

Beautiful Location

This an amazing location and the accommodation modern, clean and very comfortable. We thoroughly enjoyed the Brownies and apple juice supplied by Kristin. If you need anything, all you need to do is ask. 15 mins. to Tenterden along narrow country lanes. Good location to visit many places. Ferry Inn has great food as do restaurants in town. We enjoyed our stay very much.

Absolutely beautiful!

We stayed in The Little Barn and it....is.....amazing! The setting is a beautiful rural location and there is a lot to do in the area. I also recommend The Ferry Inn as another reviewer has noted, they have some pretty darn good food there. The property had everything we needed and there were even brownies and home made apple juice for us upon our arrival.

The best ever.

We have been here several times and we have booked again. Beautiful rural location with amazing views.Lots to see and do in the area.The barn looks simple but is really luxurious, spacious and comfortable with lovely personal touches.It is very clean and all the things you need are there : coffee, tea, sugar etc.The owners are lovely and welcoming. The Ferry inn is a good pub and The Raja of Kent a great Indian restaurant. Great area or children to play and roam around.

This is outstanding accomodation in a beautiful and peaceful setting. The property is very well equipped with everything we could need and it was extremely comfortable and spacious, it was spotlessly clean, everything was immaculate. I loved the huge showers, the children spent alot of time on the tennis court and the games room was a nice suprise. Altogether a very good experience from booking right through to leaving.

The barns are nine miles from Camber Sands, a very large sandy beach with sand dunes stretching from East Sussex into Kent.


The barns are 70 miles from Gatwick (about 1.5 hours drive) and 95 miles from Heathrow (about 2.5 hours drive). The Eurotunnel terminal at Folkestone is 38 miles away (60 minutes drive). The barns are very much in the middle of the countryside so a car is essential.


You can walk to the village of Stone. Stone has two pubs and a lovely old church. The two small towns of Tenterden and Rye are very close -- each a six mile (14 minutes) drive away.
