This is a luxury 19th Century detached stone house with 5 large bedrooms, fantastic original features yet modern facilities, a private pool and a garden. There are facilities provided for babies/children free of charge to make your stay as easy as possible. It is located 4 mins walk away from the centre of the historic village of St Genies de Fontedit in the Herault department of the Languedoc-Roussillon region. All amenities are available in the village including a cafe/restaurant, bakers, grocers, tabac (small shop), take-away pizzeria, post office, wine cave, garage, and hairdressers. We completely renovated this property in 2013.

We are an English couple who live and work in London with our two daughters.

We bought this house in Jan 2013 as a holiday home for us and our family. It was in quite a state of disrepair, but due to it's size and location it had such huge potential. It has needed full renovation right from new plumbing/electrics, through to complete re-decoration.

Although we of course aim to go out to the property as often as possible, our day to day lives are in London so for the rest of the time the property is available for short or long term rental.

Although I’ve also left a comment in your visitor book, I must say again how impressed we were with the fantastic renovation work you have carried out and it was, by far, the most well-equipped holiday property we have ever stayed in. We are keen ‘picnicers’ and so appreciated not only the cool boxes and plastic containers but also the chairs and rugs – wow!!! You’ve obviously, like us, stayed in many properties before where it is these little touches that mean such a lot."

Perfect holiday let for a larger family in a lovely area

This is a superb holiday house tastefully renovated to a high standard in a delightful village close to the boulangerie and cafe. The layout of the house was ideal for our family of 11 (3 generations) and particularly good for our disabled granddaughter since everything is on one level. The pool is perfectly situated as it is visible from the living area and was well used by all the family. It's the best house we have ever rented.The places of interest are not too far away but do involve a car journey. We visited Roquebrun which is a beautiful village with lovely river access and canoed on lac du Salagou. The younger ones had a great day at the water park at Cap d'agde. There are cool boxes and picnic equipment and everything you could possibly need in the well equiped kitchen, much appreciated. We were all very sorry to have to leave such an idyllic house."

some pictures give a false impression but certainly not this with this house - in fact they don't show how good it is - a beautiful house with a perfect layout to enable everyone to interact and feel part of the activities. Bedrooms & bathrooms were spotless & very comfortable with great quality towels. We were a family group with ages from 9 months to 78 years young, and the house catered for all - We cooked a lot and the kitchen was spacious and had everything you could need - with more than enough glasses & crockery - The electric pool cover was nice & simple - The English TV channels were just great & we could take in all the Euro football - The centre of village was only a few minutes walk & we found the locals very hospitable & everyday essentials available - A great Inter Mache is less than 2 miles away with a great fish counter & wine selection - house is right on the bus route to Beziers - just a few euros & a 20 minute drive - house is also well located for easy drives to Carcassonne & Montpelier to name but two must see's - plenty of choices of beaches & marinas as well within half hour or so drive - Finally the owner Sophie was a delight to deal with and we would recommend this house to everyone we know - just a perfect place - thanks very much - Jason Taylor

pictures can sometimes give a false impression but here that's not the case - beautiful place with a perfect layout for a mixed family group from 9 months to 78 years - all felt at home straight away - more than enough crockery, glasses etc. Bedrooms & bathrooms all lovely with good quality towels - English TV was great for the Euro football - Village & the locals were really friendly and it has enough for everyday needs - with a very comprehensive Inter-Mache less than 2 miles away @ Magalas - house is right on the bus route to Beziers - only 20 minutes @ a few Euros - House is also well located for exploring the area with easy access to Montpellier & Carcassonne to name but two - plenty of beaches within a half hour drive as well - Finally Sophie was a joy to book & discuss - so easy and efficient - would recommend this property to all - great facilities, great weather, great house & nice people - a perfect holiday all round.

Best holiday yet

Our family of five stayed here with another family of five for two weeks in August and we had the best holiday we've ever had. The house is amazing- clean and very comfortable with comfy beds, luxurious bathrooms with thick soft towels and a very well equipped kitchen, even cool boxes. The pool was perfect for the six children, ages ranging between 4 and 10 and they spent many happy hours in it. The location was great too with several lovely sandy beaches close by, the very picturesque river Orb, perfect for canoeing and paddling, fishing villages, the market at Pezenas, the medieval city of Carcassonne. We were lucky to have great weather too, only one day of rain in two weeks. We would definitely recommend this property.

We love this area with it's rolling vineyards and proximity to the Canal du Midi and Beaches. St Genies de Fontedit is located in what locals call the 'Golden triangle' because of it's micro climate boasting 300 days of sunshine per year. What's not to like?!

Our closest beach is only 25 mins drive away and is one of the best in the area. However we love the Orb river just 10 mins away for swimming and rafting.

Travel:

AIPORTS - Beziers (30 mins drive), Montpelier (1hrs drive), Carcassonne (1hr 15 drive), Perpignan (1hr 15 drive)

CAR - Eurotunnel is by far the quickest way to cross the channel by car (Folkestone to Calais . There are also multiple Ferry routes from the UK to France. It is just over 9hrs drive to our house from Calais.

River Orb - only 10 mins drive away from the house you reach the River Orb with it's fantastic swimming in the fresh, calm water, and rapids for kayaking further upstream. There is also a dedicated public BBQ area provided, or a nice restaurant down the road if you'd prefer. A few minutes further along the river are more beach/swimming areas with canoeing facilities.

Lake Salagou - is 45 mins drive away and is Languedoc's best-known lake. As well as swimming and sailing, Salagou is also a great place to go for walks, ride mountain bikes, or even ride horses

Site seeing- the hugely historic towns of Pezanas (30 mins drive) and Carcassone (1hr 10 drive) are both a must see. The cities of Béziers, Narbonne, Montpellier, Perpignan and coastal towns of Gruissan, Cap d’Agde, Sete and la Grande-Motte (to name but a few) are also worth a visit and all within an easy drive. All around the area there are a multitude of historic buildings and gardens to visit.

Boating on the Canal du Midi - You can hire a boat just for the day or longer periods if you wish just 20 mins away.

Wine Tasting - the village is set amongst some of the region’s best vineyards

Cycling - the area is perfect for cycling enthusiasts with rolling hills and quiet country roads. It boasts some of the most picturesque cycling routes either on road, canal tow path, mountain track or the route of the Tour de France.

Walks - the mountains of the Haut-Languedoc Parc Naturel only 20 mins away have fantastic scenery, rock climbing, hiking, gorges, lakes, woodland and pretty, unspoiled villages.

Go Karting and Paint Ball - just 10 mins drive away outside the village of Laurens are new and modern go karting and paint ball facilities.

Notes:

  • Notes on accommodation: There is air conditioning in all bedrooms and the main living area. The air conditioning has a two-way function to provide heating as well. There are board games, books and DVDs provided for your entertainment, free WIFI and Satellite TV including English channels. This really is a fully equipped property with everything you may need to feel that you're in your home from home. The house sleeps 12 at full capacity so we have worked hard to make sure that the facilities provide a comfortable stay for that number of people. Little things like enough glasses and mugs for everyone and enough pots and pans to cook for large numbers are vital things which we have found missing during our rental experiences and didn't want to replicate. Make sure you click on the link to the house's own website. This has further details/photos on the property and full floor plan. Outside: There is a large garden around the property, a lot of which is flat so great for ball games. There are sunbeds and parasols provided on the pool terrace, along with enough seating for 12 people. There is a large built in double BBQ situated at the back of the terrace area ideal for large groups. Utility Room: Sink, Dryer, Washing Machine, Iron and Ironing Board, Vacuum Cleaner, Mop and Bucket, Brooms, Cleaning equipment. Cleaning / Towels / Linen / Maid service: All Linen and towels provided (apart from pool/beach towels). These are cleaned at the end of each rental but if you require an extra clean (eg. after 1 week of a 2 week stay), this can be organised at an additional cost. Other: Large open plan Lounge, Kitchen with Breakfast bar, Dining room (3m table to seat 12) creating the ultimate entertaining space. Separate Toilet in the upstairs porch, with plenty of space in the entrance downstairs for wet/dirty outdoor gear/bikes etc.
