This is a luxury 19th Century detached stone house with 5 large bedrooms, fantastic original features yet modern facilities, a private pool (heating of the pool is available for an additional weekly cost) and a garden. There are facilities provided for babies/children free of charge to make your stay as easy as possible. It is located 4 mins walk away from the centre of the historic village of St Genies de Fontedit in the Herault department of the Languedoc-Roussillon region. All amenities are available in the village including a cafe/restaurant, bakers, grocers, tabac (small shop), take-away pizzeria, post office, wine cave, garage, and hairdressers. We completely renovated this property from a derelict state in 2013.

Nick and Sophie Bubb

We are an English couple who live and work in London with our two daughters.

We bought this house in Jan 2013 as a holiday home for us and our family. It was in quite a state of disrepair, but due to it's size and location it had such huge potential. It has needed full renovation right from new plumbing/electrics, through to complete re-decoration.

Although we of course aim to go out to the property as often as possible, our day to day lives are in London so for the rest of the time the property is available for short or long term rental.

Why Sophie Bubb chose Saint-Geniès-de-Fontedit

We love this area with it's rolling vineyards and proximity to the Canal du Midi and Beaches. St Genies de Fontedit is located in what locals call the 'Golden triangle' because of it's micro climate boasting 300 days of sunshine per year. What's not to like?!

What makes this house unique

It was important to us to buy a property with history and character, space both inside and out, but within walking distance to all amenities in a village. It was difficult to find but with this property we feel that we have found it all.

Notes on accommodation: There is air conditioning in all bedrooms and the main living area. The air conditioning has a two-way function to provide heating as well. There are board games, books and DVDs provided for your entertainment, free WIFI and Satellite TV including English channels. This really is a fully equipped property with everything you may need to feel that you're in your home from home. The house sleeps 12 at full capacity so we have worked hard to make sure that the facilities provide a comfortable stay for that number of people. Little things like enough glasses and mugs for everyone and enough pots and pans to cook for large numbers are vital things which we have found missing during our rental experiences and didn't want to replicate. Please visit the house's own website for more information. This has further details/photos on the property and full floor plan. Outside: There is a large garden around the property, a lot of which is flat so great for ball games. There are sunbeds and parasols provided on the pool terrace, along with a large 10-12 seated table. There is a large built in double BBQ situated at the back of the terrace area ideal for large groups. Utility Room: Sink, Dryer, Washing Machine, Iron and Ironing Board, Vacuum Cleaner, Mop and Bucket, Brooms, Cleaning equipment. Cleaning / Towels / Linen / Maid service: All Linen and towels provided (apart from pool/beach towels). These are cleaned at the end of each rental but if you require an extra clean (eg. after 1 week of a 2 week stay), this can be organised at an additional cost. Other: Large open plan Lounge, Kitchen with Breakfast bar, Dining room (3m table to seat 12) creating the ultimate entertaining space. Separate Toilet in the upstairs porch, with plenty of space in the entrance downstairs for wet/dirty outdoor gear/bikes etc

The whole experience has been faultless, the owner Sophi is a pleasure to deal with, the local team maintains gardens and pool were efficient, helpful and friendly. The house is just perfect with everything you could possible need from a well equipped kitchen to a wonderful pool and terrace. The village is small but with plenty of ammeanities and the local Cafe is great for morning coffee, lunch plate du jour and evening drinks with the occasional live band playing. Close to beaches, rivers, lakes and historical villages. This only leaves the numerous vineyards to mention, just call in, sample all the wines and if you like buy some at very reasonable prices. We'll return next year for sure!

Beautiful and relaxing villa!

We went as a group of 10 for a relaxing holiday and could not have been happier. The villa is absolutely stunning and has everything you could ever need. Sophie and Nick were always available is we had any questions and had great suggestions for things to do in the area.

We can’t wait to book up again next year.

Really recommend visiting Moulin de Lène winery for an excellent tour.

Super house with lots of character.

We had a great time in this house.The children adored the swimming pool which is on a terrace immediately outside the living space.The house has been very sympathetically restored,retaining many of the original features and our group of 12,including 5 children,found it very comfortable.It was very useful having the air conditioning and the house is well equipped for children's games in the garden at the side of the house.We also loved the fact that the village has a super pizzeria which we used several times.The house was well placed for visiting some very pretty villages nearby,eg Pezenas and Roquebrun,on the river Orb.All in all,a super house in which to explore the Beziers area.

Great holiday for 3 families!

Very nice size for three families, great pool area, extremely well equipped house and a great house manual! Fantastic kitchen, the house is air conditioned; worked great. We were very well taken care of by the owners, all questions asked were answered promptly.

Couldn't have had a better stay! :-)

The Locketts 2017

What a beautiful house in a lovely village everything in the listing description was true but I don't think you can put how wonderful it was into words and the kitchen had every utensil you could think of ! This came in very handy as my husband took ill on the Wednesday so we were grounded pretty much from then. The weather was fantastic it was 30 degrees most days so the pool was used every day my eldest granddaughter was swimming without wings at the end of the week . I would recommend this property to people of all ages.we managed to venture out at the beginning of the week we visited magalas and had pizzas lovely little village and we had seafood at La Calanque in Sete . With the children we had to go to the beach so we found Valras plage about 20 minutes away beautiful beach lots of seaside restaurants and ice cream shops . Thank you both for a holiday we will never forget .

Très jolie maison située à côté de Béziers

La maison est très bien équipée pour 10/12 personnes dans un environnement idéal.

Nous avons passé un très agréable séjour entre amis (groupe de 8 adultes et 4 adolescents) dans cette charmante propriété vraiment adaptée pour un groupe aussi grand.

Proche de tout, nous vous recommandons cette demeure pour passer un très bon séjour.

Our closest beach is only 25 mins drive away and is one of the best in the area. However we love the Orb river just 10 mins away for swimming and rafting.

CAR - Eurotunnel is by far the quickest way to cross the channel by car (Folkestone to Calais . There are also multiple Ferry routes from the UK to France. It is just over 9hrs drive to our house from Calais.

River Orb - only 10 mins drive away from the house you reach the River Orb with it's fantastic swimming in the fresh, calm water, and rapids for kayaking further upstream. There is also a dedicated public BBQ area provided, or a nice restaurant down the road if you'd prefer. A few minutes further along the river are more beach/swimming areas with canoeing facilities.

Lake Salagou - is 45 mins drive away and is Languedoc's best-known lake. As well as swimming and sailing, Salagou is also a great place to go for walks, ride mountain bikes, or even ride horses

Site seeing- the hugely historic towns of Pezanas (30 mins drive) and Carcassone (1hr 10 drive) are both a must see. The cities of Béziers, Narbonne, Montpellier, Perpignan and coastal towns of Gruissan, Cap d’Agde, Sete and la Grande-Motte (to name but a few) are also worth a visit and all within an easy drive. All around the area there are a multitude of historic buildings and gardens to visit.

Boating on the Canal du Midi - You can hire a boat just for the day or longer periods if you wish just 20 mins away.

Wine Tasting - the village is set amongst some of the region’s best vineyards

Cycling - the area is perfect for cycling enthusiasts with rolling hills and quiet country roads. It boasts some of the most picturesque cycling routes either on road, canal tow path, mountain track or the route of the Tour de France.

Walks - the mountains of the Haut-Languedoc Parc Naturel only 20 mins away have fantastic scenery, rock climbing, hiking, gorges, lakes, woodland and pretty, unspoiled villages.

Go Karting and Paint Ball - just 10 mins drive away outside the village of Laurens are new and modern go karting and paint ball facilities.

Pool heater - if you would like the pool heated during your stay, there is an additional one off cost per week of £100 in peak season, and £150 during off peak (due to the lower air temperature).
