The Villa is jointly owned by two business partners (Graham Chapman & Tony Marks - pictured) and their families, who both use it as their main holiday home when it is available. We have equipped the Villa to the highest specification and take great care to ensure it has everything our guests require. It was completed in mid-2013 and has been furnished to a high standard.

Lovely stay despite rain!

Very welcoming house, we instantly felt at home when we walked in. There's plenty of room for everyone. The best feature for me was the outdoor space. Beautiful gardens and plenty of chairs and loungers for everyone. Kids loved the pool and eating outside was a pleasure. The location is also excellent. Would recommend restaurant Le 44 on the seafront, only a ten minute walk away. Only complaint was the weather which although warm was cloudy and even rained a couple of days! Thank goodness we had a lovely villa to relax in!

Fabulous villa with beautifil garden grounds

Our stay this summer at the villa was a first for two families wanting to explore some more of the French coastline. We found the area perfect for family beach activities, and a nice gentle walk from the villa to the local supermarket where we could get fresh produce each day and visit local restaurants. However, most of our time was spent at the villa enjoying the heated pool, dinning al fresco (every day), and essentially relaxing in the garden whilst the children entertained themselves in the pool.

With a nice local and friendly contact on hand for any queries regarding the villa, we really felt we could enjoy our weeks stay and be safe in the knowledge someone was there if we ever had any issues. The August weather did not disappoint, and we are eagerly looking forward to going back again in 2016.

Highly recommended to families wanting to have fun, relax and explore the local towns of St Maxime and St Tropez, both easily reachable by car or shuttle ferry services.

Great Holiday

What a great villa to stay in, everything as on the tin. Gardens and pool were of the highest orderand all had great fun in the pool. We ate outside every night and enjoyed the super views and quiet when sat in the garden. All rooms were clean and of the highest standard. Not having a car was no problem as all local facilities were within 15/20 mins walk with us using the local buses and ferries to St.Tropez and St. Raphael. Without doubt we would book again if visiting this area. All our party had a great time, many thanks to Tony and Graham for a superb stay in their lovely villa.

Amazing Villa, Great Location

We were a party of 2 families, 8 people in total (4 adults, 4 children, 2 x 15 year old, 2 x 11 year old) When we arrived at the villa we were pleasantly surprised, the size of the villa, and in particular the pool, and gardens were very impressive(The photos don't do it justice). Each of the rooms in the villa were well proportioned, and catered for our every need. We spent a lot of time in, and around the lovely pool, and sat out in the evenings enjoying the views, and the local wine! The kids had everything they needed, pool, tv, music, wifi etc. They absolutely loved everything about the villa. Out, and about there was a good choice of restaurants, the beaches are very good, and the watersports are good fun too. The location of the villa meant it was very easy to get to some of the nearby sites, e.g. we went to St Tropez, Port Grimaud, Monaco, Cannes, and Frejus. Obviously you need a car to do this, and apart from Monaco there are all within an hour drive. The rest of the time we spent either by the pool at the villa, or visiting the local resorts of Les Issambres, or St Maxime. Alain, and Stephane were on hand, and local to the villa to ensure our stay was comfortbale, and made sure we had provisions on the first night\morning, which was a nice touch. Overall we all enjoyed our stay immensely, and would love to go back .....soon!!

Faultless villa in fabulous location

We had such an amazing time at the house. On arrival, we were greeted by English speaking gentleman who showed us around the house. It was spotlessly clean and tidying. In addition, some juice and milk was already in the fridge; excellent for the children to feel settled in.

The weather was brilliant and thus the kids used the pool all the time and loved it. The proximity to the beach is also commendable and very much walkable, even with three children under 5.

All bedrooms are an excellent size and the bathrooms are of. A very high standard indeed. The same goes for the lounge area and the excellent kitchen and dining room facilities.

Would certainly recommend this to anyone looking for a peaceful house in an excellent location. Really cannot fault this property at all.

We love the location of the Villa in a quite and secure private gated community but close to the Provence Cote d'Azur beaches and resorts with the wide range of activities is provides. After holidaying in the region for 30 years we have found it provides the ideal mix for a wide range of holidays - from all that the main cities and resorts have to offer, to a simple beach holiday or activity holiday. And, of course, great food. With 28 restaurants within a two mile radius, a port with connections to a wide range of locations, and the lovely Rose wine produced in the region, we believe it has something to offer everyone - including beautiful consistent sunshine in the summers and mild winters.

The coast/beach is just 800 metres away. There are a wide variety of sandy beaches, inlets and easy parking - but all within walking distance.


Les Issambres is equidistant between two large airports – Nice International to the east and Toulon-Hyeres to the west. Both of these airports are around 45 minutes drives from the residence using the N7 Motorway. Les Issambres is 33 mi from Nice Airport (NCE). Right now, 76 airlines operate out of Nice Airport, with Easyjet in particular flying from most major airports in the UK and Europe.


The Villa is 800 Metres from the coast/beach and a further 200 metres to the Harbour which provides regular access via the 'Bateaux Verres' boat shuttle service to St Tropez and from their to most locations across the Cote d'Azur and a wide range other places to visit. A car is therefore not essential but if you do bring one there is easy & extensive parking available at all resorts.

Further Details:

There is a large SPAR shop containing everything you will need at a decent price within walking distance. There are 28 restaurants in Les Issambres alone and a very wide range of restaurants, bars and leisure activities nearby (including a water park, karting arena and leisure facilities in Frejus. There is a tourist information in Les Issambres itself which is very helpful for planning activities of all kinds and places to visit.

We charge 150 Euros for an end of stay clean, and 20 Euros per person for all towels (including beach towels), linen etc. The price for the end of stay clean is already included in the rental costs calculated. The 20 Euros per person for linen, towels, etc will be added when we know how many people are staying. There is also a refundable security deposit of 500 Euros.
Additional cleans can be arranged on arrival. All of these costs are passed directly to the cleaners.
The pool heating is optional at 80 Euros per week but is not normally required in July and August,

Changeover Day:
The preferred changeover day is Saturday (arrival at 4pm and departure by 10am local time). However, outside of the summer this may be flexible so please let us know your requirements.

Notes on prices:
10% Discount for booking two weeks, 15% discount over two weeks.
25% non-refundable deposit at time of booking.
Balance due 8 weeks prior to arrival.

  • Notes on accommodation: This brand new villa is equipped to the highest standard throughout. If you require something that is not provided please let us know. We use the Villa for our own holidays and have tried to anticipate every need. The accommodation has been configured so that the Villa will comfortably accommodate two families or large groups, sleeping 8-10 comfortably. It is in a new private development of only 12 homes, each with their own heated private pool and secured by their own gates. It is a very safe environment for children and pets. The grounds afford privacy and a peaceful environment, just 800 metres from the beach and all the facilities of the area. Outside: The Villa has a private heated swimming pool (with pool alarm) & cleaned regularly, set in landscaped gardens which are secure and private. There is an extensive range of loungers, relaxing chairs (multi-position) and a large patio set to seat a large group. The patio areas include shaded and sunlit areas a BBQ is provided. Utility Room: Utility room includes the washing machine, airing frame, ironing board & iron, BBQ and access to the integral garage. Cleaning / Towels / Linen / Maid service: All towels (including beach towels) and linen provided. Maid Service, cleaning & linen change at the beginning and end, and available at other times on request at the same charge.
