About the property

Immaculately furnished 4 bed farmhouse with private heated pool & pizza oven.

A Puntos is an absolutely fantastic traditional French farmhouse with amazing mountain views, private heated pool and wood fired pizza oven all set within beautifully landscaped gardens.

Set on the edge of the sleepy hamlet of Mont de Marrast in the Gers, A Puntos is a beautiful Gascon farmhouse which retains many of it's original features including oak beams, floorboards, floor tiles and fireplaces alongside an ancient well.

The property is accessed by a long, private driveway and set in 2.5 acres of gardens. Facing due south and set high on a ridge, both the house and the swimming pool bask in daylong sunshine and command fabulous, uninterrupted views to the Pyrenees.

There is exclusive use of 10 x 5 metre pool, with Roman steps, ideally set for the fabulous views and relaxing in the sun. The pool is surrounded by a paved area with 8 sun loungers and there is also a shaded pergola with rattan seating and a table to cool off or have a drink. Pool heating has been installed, as with a pool alarm and there is a thermal blanket to keep the pool warm at night. Because of the lack of light pollution, this is also a favourite spot for stargazing after nightfall.

A Puntos has a covered terrace with seating for 8 which is accessed by French doors from the kitchen. It is raised above the garden, shaded by a beautiful walnut tree and has views toward the mountains. This is perfect for a sunny breakfast or a more shaded lunch or dinner with friends and family.

The kitchen has a traditional large french table with seating for 8 and is equipped to a high standard with Rayburn Wood Stove, separate oven, hob, microwave, dishwasher, American style fridge freezer and a large washing machine. There is also a herb garden, a wood fired pizza oven alongside a large Webber Barbecue and another outdoor eating area.

The lounge has a Bose Sound dock and 45 inch smart Panasonic TV, British Freesat, DVD player and a large log burner. The internet has enough bandwidth to easily stream UHD films on Netflix or Amazon Prime. There is also a large selection of books, DVDs and games available which includes an outdoor Petanque set.

There are 4 comfortable, spacious and well equipped bedrooms (1 king, 2 doubles and a twin) along with modernised bathrooms on each floor, one of which has a large walk in shower room.

Come and enjoy the local food, wine and relaxing atmosphere of A Puntos where you can enjoy long lazy days with friends and family either on the terrace, around the pool or just anywhere in the large and beautiful landscaped gardens.

We fell in love with the property as soon as we saw it. We love the house itself, the big gardens, the pool, which we have now heated, and the amazing views over the mountains. It really is a getaway from all the hustle and bustle of our busy city life's.

What makes this farmhouse unique

What is special about A Puntos.....I would say everything but then, I suppose, I am biased. If I had to pick one thing, it would be sitting on the terrace, with a warm breeze in my face looking at the mountains and enjoying the peace and tranquility. Obviously, with a glass of wine!!!

This was one of our most favourite holidays! The place is amazing- beautiful big house, lovely pool and pizza oven. It really has everything. We were hosted superbly throughout and Graeme even helped us with the pizza oven. We can't recommend this place enough! Hopefully we will be back soon

Outside: The farmhouse is located up a long drive and is set in 2.5 acres of land lying east/west for all day sun and fantastic views over the Pyrenean mountain range. The farmhouse has its own ancient well and is set among lots of established plum, fig, cherry and persimmon. There is exclusive use of 10 x 5 metre pool with Roman steps, ideally set for the fabulous views and day long sun. The pool is surrounded by a paved area with 8 sun loungers and a pergola with rattan seating. Pool heating has been installed. A Puntos also has a covered terrace, open to the east and south, accessed by French doors from the kitchen. It is raised above the garden and shaded by a beautiful walnut tree. Perfect for a sunny breakfast or a more shaded lunch / dinner. 3 additional seating and eating areas around the garden are provided. There is also a small herb garden and a wood firedpizza oven. Utility Room: Some storage space Cleaning / Towels / Linen / Maid service: High quality bed linen and house towels are provided. Guests need to bring their own beach/pool towels. Amazing property, beautiful location, faultless!

This property is in the most beautiful location with amazing views of the Pyrenees. The house was also perfect with everything you would need home from home. Cannot fault our stay, we even had lunch in Spain which is only 1hr 30min away. Stunning location, stunning house, highly recommend!

The most beautiful property. A heated pool too!!

This is the most beautiful property with an amazing heated pool. Perfect for midnight star gazing. The property has every facility you would need for hot or cold weather. The stunning scenery and area make it impossible not to relax! The property is maintained to a high quality and the owners were a pleasure to deal with in every way. We loved it so much we are booked for next year - can't wait!

Fantastic property in a beautiful location

We had a brilliant two weeks here in September. The farmhouse is in such a beautiful and tranquil location and the view of the Pyrenees is just the icing on the cake. Although the weather was very changeable, the heated swimming pool meant that we could still go swimming nearly every day. Our toddler loved exploring the garden and going for walks around the village. The farmhouse is very well equipped and it really did feel like a home from home. Graeme was really helpful and accommodating (before, during and after our stay) and I wouldn't hesitate to recommend A Puntos to friends. We'd love to return one day too - we found it very hard to tear ourselves away at the end of our stay!

l'annonce est 100% conforme à la réalité ; l'endroit est magnifique, au calme sur une colline avec une vue sur les Pyrénées et le pic du Midi

la maison est parfaitement équipée (internet, écran plat,...)

la piscine chauffée est un régal (eau jamais en dessous de 27°)

mais le vrai plus est la qualité du service : Graeme le propriétaire est très à l'écoute, toujours aux petits soins, et connait les bonnes adresses pour le vin et le foie gras

The most amazing family holiday ever!

We are not long home from the most amazing week in this beautiful farmhouse. We are a family of 6 and this was our first holiday abroad, and were quite nervous. However, Graeme couldn't have been more helpful. He would always quickly reply to my many email enquiries! And, on arrival Graeme and his wife Kirsty were there to welcome us and help settle us in quickly.

Our children couldn't wait to jump in the beautiful heated pool and most of our first day and evening was spent there. The local supermarket is a short drive away, and has everything you could possibly need. The house is wonderfully equipped, a real home from home, and we ate every meal on the beautiful terrace. Graeme even helped us set up the pizza oven one night and our children enjoyed preparing and cooking pizzas. Thanks Graeme! I'd love to say more about the surrounding area and facilities, however we only left the house to buy food! We enjoyed relaxing at the pool and our children had a fantastic time splashing and playing with their inflatable toys! The pool itself is beautifully maintained and has a number of loungers and parasols. The extensive gardens looked magnificent when we were there, and the lawns were great for the children to play on.

Thank you for a fantastic family holiday. We really cannot speak more highly of this place and would thoroughly recommend to anyone. We certainly cannot wait to return!

Fantastic property for a peaceful relaxing holiday

Four adults (two couples) stayed at this beautiful farmhouse for two weeks and we all loved it. It is well-maintained and the owner was very helpful indeed. The outside terrace is ideal for most meals in the summer, and is sheltered enough to allow you to stay outside until late in the evening. The kitchen is well-appointed, as is the lounge, with UK TV channels - essential for Wimbledon! The beds are comfortable, and the bathrooms clean and functional. The downstairs shower is amazing.

The pool is also well maintained, and is great to relax in. It is set in a large plot which is very well looked after.

We would thoroughly recommend this property.
