Sleeping 10 in beautiful 7 bedroom family home on private estate in secluded setting in Eden Valley

Sampson's is a splendid, 7 bedroom sandstone house set on a Cumbrian rural estate, on the bank of the river Eden. With a huge open plan kitchen with family sized AGA, this family home is perfect for enjoying the very best of Cumbria and it's local produce. Ideal for family and friends, children can explore freely whilst you relax on the squishy sofas in the living room by the huge open fire. All the bedrooms are full of light with views across the surrounding fells. Two bedrooms have king size beds, two bedrooms have twin beds and two further bedrooms have double beds. There is an en-suite to the master bedroom plus two further family bathrooms and a downstairs loo. The family friendly living room has a huge open fire and comfortable sofas and there is a separate snug/playroom with a TV and board games. We have lovingly collected furniture and crockery over the years and only hope that you feel at home and love Sampsons as much as we do!

Reached by a private lane, the only sound is the splash of trout in the River Eden. Ideal for family and friends, children can explore freely whilst you relax on the squishy sofas in the living room by the huge open fire. There are much loved antiques, books galore and pale wooden floors with brightly covered kilims. Seagrass carpets lead up to the bedrooms which are all individual, full of light and have views across the surrounding fells. The gardens have splendid lawned areas for kicking a ball around. Private Fishing can be booked in advance at a daily rate.

What makes this house unique

Sampson's Cave nestles on the private Lazonby Estate on the edge of the River Eden. A haven for lovers of nature and seclusion where the only neighbours are Highland Cattle and the occasional red squirrel. Lazonby is on the famous Settle - Carlisle line and so keep you eyes open for a steam train. The delightful market town of Penrith is close by with it's independent shops. Ullswater is only a 15 minute drive - catch the steamer across the Lake. Many historic houses in the region - Dalemain with it's famous Marmalade Festival; Lowther with its restored Castle and 140 acres of parkland; Hutton in the Forest with the Pots in the Park Festival. Visit Hadrians Wall and Lancercost Priorty. Visit Farmers Markets throughout the year and enjoy the wealth of art in the region.

Notes on accommodation: There are a total of 7 bedrooms all of which are upstairs. There is however a downstairs loo and sink. There is ample parking adjacent to the property. We do accept one well behaved dog and there are plenty of walks with the river on the doorstep. Sampson's is situated on a private working estate and so there are sheep and highland cattle in the area - therefore dogs must be kept on a lead when walking through the fields. There is trout and salmon fishing in the river which can be arranged in advance. Outside: Sampson's nestles on a private 2000 acre rural estate, offering total seclusion. There are lots of lawned areas which are perfect for children to kick a ball or have a run around. There is a large patio area, outside furniture and a BBQ. The Settle-Carlisle runs close by which will attract the railway enthusiasts! Utility Room: Separate utility room with washer, dryer, iron and ironing board. Belfast sink and tiled floor. Cleaning / Towels / Linen / Maid service: Beds are made up for arrival (with pure down duvets and fine thread Egyptian cotton) and fluffy house towels are provided. There is a complete changeover after the first week for 2 week stays. We can organize private cooking if required. Other: Leading from the spacious entrance hall, the snug has comfy sofas, WiFi, Freeview TV and board games - perfect for winter evenings.

Sampson's nestles on a private 2000 acre rural estate, offering total seclusion. The River Eden is on the doorstep and we offer our guests private trout and salmon fishing at a nominal cost during the season.

The renowned Settle-Carlisle railway line runs pas the house and there is station at the local village of Lazonby. The border city of Carlisle is 30 minutes away, Penrith 10 minutes away and the lakeland town of Keswick 25 minutes away. The northern lakes are much quieter than the southern lakes and Ullswater, Derwentwater and Bassenthwaite are all only a short drive away

Our local town, Penrith, is a lovely, thriving market town with lots of independent shops alongside the major supermarkets. There are excellent butchers, fishmongers and delis in the town.

There is a wide range of attractions to visit during your stay, historic houses, castles, gardens, craft workshops, galleries and museums (there are over seventy visitor attractions in Eden). Sporting facilities include sailing, windsurfing, golf, squash, tennis, horse riding and fishing. Your eating requirements are catered for by excellent restaurants reflecting the local flavour, traditional pubs, tea and coffee shops, either in the towns or one of the many picturesque villages. Or you can buy fresh local produce from farm or village shops to cook yourself, or perhaps to take home.

Take a stroll along the public footpaths of the glorious river Eden and try to spot the Eden Benchmarks - a series of 10 contemporary sculptures.
