Sampson's is a splendid, 7 bedroom sandstone house set on a Cumbrian rural estate, on the bank of the river Eden. With a huge open plan kitchen with family sized AGA, this family home is perfect for enjoying the very best of Cumbria and it's local produce. Ideal for family and friends, children can explore freely whilst you relax on the squishy sofas in the living room by the huge open fire. There are much-loved antiques, books galore and pale wooden floors with brightly coloured kilims. Seagrass carpets lead up to the bedrooms which are full of light and have views across the surrounding fells. The gardens are splendid - lawned areas for kicking a ball around. The north lakes are only a short drive away but with the glorious Eden Valley on your doorstep, you probably won't venture too far.

There is a wealth of art in the Eden Valley - every September C-Art Open Studios art and design festival takes place throughout the area. Over 150 artists, designers and independent galleries open their doors to the public in studios situated in some of the UK’s most picturesque towns and villages.


The border city of Carlisle is 30 minutes away, Penrith 10 minutes away and the lakeland town of Keswick 25 minutes away. The northern lakes are much quieter than the southern lakes and Ullswater, Derwentwater and Bassenthwaite are all only a short drive away.

Our local town, Penrith, is a lovely, thriving market town with lots of independent shops alongside the major supermarkets. There are excellent butchers, fishmongers and delis in the town.

There are 3 historic houses in the vicinity - Hutton in the Forest has events from April to September and is perfect for gardeners with it's woodland walks and plant fairs. Dalemain is on the edge of Ullswater and is famous for "The World’s Original Marmalade Awards & Festival" and Lowther Estate has now opened its splendid Castle, historic gardens and 140 acres of parkland to the public. There are farmers market's throughout the year at Pooley Bridge and Orton.

  • Notes on accommodation: There are a total of 7 bedrooms all of which are upstairs. There is however a downstairs loo and sink. There is ample parking adjacent to the property. We do accept one well behaved dog and there are plenty of walks with the river on the doorstep. Sampson's is situated on a private working estate and so there are sheep and highland cattle in the area - therefore dogs must be kept on a lead when walking through the fields. There is trout and salmon fishing in the river which can be arranged in advance. Outside: Sampson's nestles on a private 2000 acre rural estate, offering total seclusion. The River Eden is on the doorstep and we offer our guests private trout and salmon fishing at a nominal cost during the season. There are lots of lawned areas which are perfect for children to kick a ball or have a run around. There is a large patio area, outside furniture and a BBQ. The Settle-Carlisle runs close by which will attract the railway enthusiasts! Utility Room: Separate utility room with washer, dryer, iron and ironing board. Belfast sink and tiled floor. Cleaning / Towels / Linen / Maid service: Beds are made up for arrival (with pure down duvets and fine thread Egyptian cotton) and fluffy house towels are provided. There is a complete changeover after the first week for 2 week stays. We can organize private cooking if required. Other: Leading from the spacious entrance hall, the snug has comfy sofas, WiFi, Freeview TV and board games - perfect for winter evenings.
