A modernised 5 bedroom house with country views from every window. .

A luxury detached house with a private drive surrounded by lovingly maintained gardens with views over fields front and back. Situated off a private lane which leads, in one direction, to a small picturesque yacht marina and Chichester harbour (4 mins walk) and, in the other direction, to the village green and its church. A short walk away (6 mins) is a popular contemporary bar and eatery, using locally sourced ingredients, with a beautiful outlook over Chichester Harbour and it has a log burning stove too.

Within easy reach are the beaches of Witterings, the characterful cathedral city of Chichester, many paths and walkways surrounding the Chichester Harbour estuary (including the Salterns Way) and a variety of great country pubs and restaurants too (we can recommend where to go and we have a good local taxi service). A little further away are the rolling hills of the South Downs and its country pubs and walks.

The house is furnished and decorated to a high standard. The kitchen has an AGA (complete with AGA cook book to create the perfect roast or stew or whatever you want), a waste disposal unit and has two separate fridges for all your provisions. There is also an electric hob and oven just in case. Adjoining the kitchen you enter the family/sitting room with plenty of comfy sofas, a wood burning stove (which makes this room very warm and cosy to beat the winter chill), and views over the rear garden with access to the patio and breakfast table area. The dining room has a large antique dining table and sits 10 comfortably. These rooms combined are great for entertaining. The second sitting room is perfect for relaxing and has an open fire should you want it.

All the bedrooms are light and airy with views over open countryside. White Company bed linen and the 3 bathrooms are clean and spacious.

Finally, we are a short drive away from Goodwood Race Course and motor circuit, local golf courses, Portsmouth and Arundel.

A home of real character with all the amenities for a very pleasant stay

We had a very enjoyable week at Kinderhook. The house is full of character and is comfortably furnished. There was plenty of room for the whole family, which consisted of 6 adults and 4 children. There was plenty to do locally with great coastal walks, good cycling, a fantastic beach at West Wittering and of course the Marina. An excellent local pub, The Lamb, provided a few enjoyable lunches and the Town of Winchester is well worth a visit with it's very impressive cathedral. Overall there was something for everyone and all members of our party enjoyed our stay, both adults and children. We would certainly recommend Kinderhook and the area in general.

Excellent Stayat kindelbrook

A really great weekend was spent by the whole family all Nine of us. The house was fantastic with all modern appliances

We were welcomed by the owner who gave us a good conducted tour of the house and grounds

This was a family gathering with young children who had plenty of room to run around and they had great fun exploring the very well kept garden. The bedrooms were excellent and well furnished

Mealtimes were spent with all Nine of us sitting round a grand table and enjoying each other company this was my highlight of the weekend to have everybody together.

With the weather being kind to us we all managed a fairly long walk and a few drinks and we found the local area very interesting quite and restful

Thank you John for letting us stay at your warm and friendly house Can we come back again

Family celebration

We booked this beautiful house for my Dads 70th birthday celebration. The house is lovely, set in a quiet location. Good size bedrooms. Dining room that can seat 10 comfortably so great for family gatherings.So many great places to visit-a weekend wasn't long enough! Nice walks from the house itself too.The owners are very helpful. Excellent info provided about the property, places to visit,eat etc which was very helpful. Lots of great country pubs that are worth a visit! Would love to come back again-a great find!

Wonderful house, gardens and area

Superb place to stay with very large attractive house and beautiful, colourful gardens. Spacious, comfortable, immaculately clean with every possible facility. Great outdoor eating and BBQs on the patio. Helpful owner. Easy walk to the nearby marina with excellent restaurant - we particularly enjoyed countryside walks from the house around the harbour and canal. Short distance to Arundel Castle, Weald Open Air Museum, Goodwood and Chichester Canal which we all thoroughly enjoyed. Highly recommended.

after many years visiting friends and family in this area we decided that when we were able to leave London this is where we wanted to live - we have lived in Birdham for 33 years and love it.   • Notes on accommodation: Kinderhook is a no smoking house. . Outside: There is a large gas fired BBQ on the patio and a large table with outside lighting. There is in total 1/2 acre gardens with the easterly aspect having fine views over a wild meadow. To the west of the house there are gardens and gravel driveway with ample parking and views to the west over fields. Utility Room: Utility room with washing machine, dishwasher, separate dryer and microwave. Separate cloakroom. All bedrooms are supplied with White Co. cotton bed linen and towels We do not supply beach towel.
