About the property

A modernised 6 bedroom house with views from every window & close to beaches

The costal village of Birdham is 3 miles to the West Wittering beaches,on the Coastal Path and a short walk to the Chichester & Birdham Marinas. At the end of the lane is the family friendly Cafe/Eatery (situated in Chichester Marina and overlooking the water. Open 7 days a week for daytime and evening dining. Booking necessary in the summer.

A well equipped house ideal for entertaining. A kitchen with an AGA, Electric cooker & hob opens into the family room with ample comfortable seating. A separate dining room seats 12 comfortably. The adjacent 2nd sitting room is an ideal room to get away and have a quiet read!

These rooms combined are great for entertaining and both have doors onto the patio and BBQ area.

There is ample parking in the drive for 6+ cars

There is a staircase at each end of the house. Above the family room & kitchen there are 2 en suite bedrooms. The far end of the house has 3 bedrooms and 1 family bathroom. the 6th bedroom is on the ground floor and there is a downstairs cloakroom and toilet.

The house sleeps 12 in 6 bedrooms. The 6th room is on the ground floor and has access to a downstairs cloakroom and toilet.

We will happily accept parties of 10 Please ask for a quote.

All bedrooms are light and airy with views over open countryside with high quality beds and duvets White Co bed linen

Within easy reach are the sandy beaches of the Witterings where Winsurfing & kite surfing are popular. Breakfast at Billy's on the beach is a nice option.They are open for lunch and dinner but you will need to book. The characterful cathedral city of Chichester, the many paths and cycle routes surrounding the Chichester Harbour estuary (including the Salterns Way) and a variety of great country pubs and restaurants too (we can recommend where to go and we have a good local taxi service). A little further away are the rolling hills of the South Downs and its country pubs and walks.

Finally, we are a short drive away from Goodwood Race Course and motor circuit, local golf courses, Portsmouth and the cathedral town of Arundel.

Fantastic Weekend, Beautiful Property

I rented this property with 10 other female friends and had the most brilliant weekend. We wanted a nice getaway to explore a rural area, relax over good, homemade food and catch up. The house is beautiful - the photos do not do full justice to how lovely and comfortable it is. We were a group of 11 and never felt constrained or fighting for space. Lovely kitchen with all the amenities. We cooked twice for the whole group and did not miss anything. The garden was also an amazing addition and very well kept, with seating and a full table to fit everyone, so perfect for outdoor dining if the weather is good. The owners' attention to detail was hugely helpful. They directed us as to which areas were best for walks, and also pointed out the best local pubs, and even had menus and maps for us in the house. The beds were really comfortable, and everyone commented on how remarkably quiet the area is, so perfect if you're looking for a restful break. Waking up to see a herd of cows just behind the garden was also a lovely countryside treat! The local pubs were great and locals were hugely helpful and friendly. The walk to Wittering beach was also beautiful, and if you get good weather is really a treat. I cannot recommend this place enough if you're looking for a wholeheartedly relaxing weekend, away from noisy city life. Ten out of ten.

Brilliant house and brilliant location

We had an amazing long weekend at Kinderhook, the property was so homely and perfect for what we wanted. The pictures do not do the house justice!

The locations was brilliant for walking to the Marina and visiting nearby beaches.

The house had everything we needed and plenty of space for us all. I would highly recommend staying here.

Immaculate house close to beach, marina, and Chichester

wonderful family vacation over Christmas 2016, with the clans gathering from around the UK and overseas. House is exactly as in the photos, with comfy beds and a beautiful garden; very clean, cozy dining room and two sitting rooms (useful for different age groups!). Beautiful owner's bedroom suite; house is quiet but close to pubs and not far from shops, plus a spectacular sandy beach at Wittering that was ideal for walking off those extra Christmas pounds! Easily contactable hosts. Very enjoyable overall.

A home of real character with all the amenities for a very pleasant stay

We had a very enjoyable week at Kinderhook. The house is full of character and is comfortably furnished. There was plenty of room for the whole family, which consisted of 6 adults and 4 children. There was plenty to do locally with great coastal walks, good cycling, a fantastic beach at West Wittering and of course the Marina. An excellent local pub, The Lamb, provided a few enjoyable lunches and the Town of Winchester is well worth a visit with it's very impressive cathedral. Overall there was something for everyone and all members of our party enjoyed our stay, both adults and children. We would certainly recommend Kinderhook and the area in general.

  • Notes on accommodation: Kinderhook is a no smoking house. . Outside: There is a large gas fired BBQ on the patio and a large table with outside lighting. There is in total 1/2 acre gardens with the easterly aspect having fine views over a wild meadow. To the west of the house there are gardens and gravel driveway with ample parking and views to the west over fields. Utility Room: Utility room with washing machine, dishwasher, separate dryer and microwave. Separate cloakroom. All bedrooms are supplied with White Co. cotton bed linen and towels We do not supply beach towel. Beach towels are not provided Other: If you would like to have a special lunch or dinner party catered for we can put you in touch with a good local chef/cook who would be happy to discuss your menu and give you suggestions.
