Clifton House is a substantial detached Victorian property with spacious accommodation arranged over three floors. The house enjoys sea views from upstairs and a short footpath leads directly from the front door to the beach just a minute or two walk away with access to the Suffolk Coastal Path. Situated in the popular Suffolk coastal village of Kessingland within walking distance of good local amenities including pubs and shops and an excellent restaurant. The house is well situated for visiting Suffolk coastal areas and local attractions in both Suffolk and Norfolk.

Lovely Comfortable House in a Peaceful Spot near the Beach

We have just enjoyed a week in this lovely house with my husband, teenage daughter, parents, parents in law and friends with their daughter. It was comfortable and warm and very well equipped. Plenty of space for everyone to have a little of their own time if needed and lovely big dining table for meals, games and crosswords! Beautiful view of the sea from two rooms and toilet shower facilities plenty for all! 2 minutes walk from the beach and a good location for Southwold, Aldeburgh, The Broads and lovely Suffolk countryside. We have thoroughly enjoyed our holiday and would recommend the house as fantastic value for money for such a comfortable stay and good location. Many thanks.

Tired and needing attention

This has the bones to be or was a great house. Sadly it has started to fall in to the, It really needs maintenance category. The approach to the property is now quite overgrown to the point you cannot see the gate pillars making it difficult to place your car in the drive. Ah the drive., now getting very overgrown on both sides. The garden bushes haven't been cut back for years and the mass expanse of Ivy on the front of the house is now blocking the main bay window of light and even sticking to the glass. The general gardens are very overgrow with only the grass being cut on a regular basis. Bushes and shrubs seem to run wild. Outside seating is broken and left on the Patio. All security Light are broken, not good on an unlit lane also making the garden black at night.

The house does need attention though the bedrooms seem to have had some decorative work. There is a small area of damp in the master bedroom but this is probably as there is a small garden growing in the guttering above.

Kitchen is adequate but both Fridges and the freezer have bits broken on them so nothing can be stored in the doors and the freezer only working on fast freeze. TV is a little complicated made harder that it doesn't have a remote and is the only TV in the house (10 people 1 TV!). Central heating System broke and we and to remain in for British Gas to come and repair it, not what you expect on a holiday.

If this house was really cleaned up, the gardens stripped back so you can take advantage of there size and fawner, Lights fixed, Ivy stripped off to get natural light and a huge amount of TLC this place would be great.

Sadly it needs all of the above to get there.

Owner's Response: Guests have posted four reviews in 2016, two 4*, one 5* and this, we are a bit flummoxed. The heating engineer came next day at 8.30am and was there for less than an hour, we hoped this would not inconvenience the guests too much. The shrubs in the garden are huge and I think 'wild' is probably a fitting description, sea air and mild winters I think, we like the privacy they provide although they are viciously cut back each year. The lane is very dark, there is no light pollution because it is so close to the sea, the security lights have been disabled after other guests felt they intruded into the house and garden. We will try to think how to site them to suit both concerns. There are two TVs in the house both with DVD players, one in the sitting room and one in the playroom, we are reluctant to have them in the bedrooms. I didn't realise the guests hadn't located the remote control, instructions for using the freesat are in the welcome notes. The kitchen fridge is less than two years old although with ten people in the house those door pockets can take a bashing. The back up fridge freezer is an age though and I will get on and order a new one forthwith. The garden furniture was fine for the previous guests but one bench is broken now, I have ordered a replacement. Three bedrooms were decorated AW2015 and the other two get done this year, one bathroom is scheduled for the spring and the outside of the house is 25% complete. It is a bit of a 'Forth Bridge' really, you just finish and then start going around again. Clifton House is 'lived in'. We have five children and I suppose we have the house as we think is suitable for a big family group, with stacks of room for adventures, space to eat together and sit together and celebrate quite often, in an environment where everyone can feel relaxed.

Large, well equipped home by the sea

Property was a good size and easily accommodated us (7 adults, 2 children and 1 dog). Located very close to the beach. Lots of attractions fairly close by but a car is needed to get to them. Nice enclosed garden which the children and dog really enjoyed. Only one issue, there was no remote control for the TV so had to get up to switch on/off and change channels. We had a lovely long weekend and particularly enjoyed our visit to Oulton Broad.

A summer weekend in Clifton House

I booked Clifton House for a family weekend away, which included my 2 young grandchildren. Clifton House suited our needs perfectly, close to the beach which gave us space to play and the sea to jump in! Many rooms and cupboards to hide in and a garden big enough for us to play 'tennis' and practice our cycling circus skills! Ok, so most of theses activities were aimed at our 4year old, but the house was great, suited us perfectly.

A really comfortable and spacious house with comfortable beds too!

I wouldn't hesitate to book this house again, thank you for having us.

Wonderful stay

We stayed in this wonderful house with two other families between Christmas and New Year and found it to be the perfect place to escape from the world. The house itself was warm and homely with plenty of space for the six children to roam and play and for the 5 adults to relax and unwind. It had a “lived in” feel making it ideal for families. The kitchen was the best feature of the house, providing the perfect communal area for everyone to meet and chill over a game of cards, a few nibbles and a bottle of wine. We didn’t make use of the conservatory however I’m sure that it would be equally as comfortable during the warmer months. We all loved the old fashioned Victorian bath and it was great to have shower facilities too.

The second best thing about Clifton House was having the beach so close by, and the sea views from two of the main bedrooms; this proved to be a real tonic and aided the feeling of getting away from it all. We didn’t venture to the nearest restaurant and pub which were about 5minutes walk away instead optioning to explore Southwold and Lowestoft. Southwold was another gem of a place and the pier is one of the quirkiest I’ve ever visited. It was a pleasant surprise for the Dad’s to discover that Adnams Brewery is based in Southwold, which could have been the reason why we returned three times in a week!

I don’t think you’ll be disappointed with your stay at Clifton House, I couldn’t recommend it enough.

Location Location Location

My Family and I celebrated my 60th Birthday at this house. It was fantastic. The house is lovely throughout, decor, comfortable, clean and just a great feel about it. It's also just a 3 min walk to the beach. Location is down a narrow lane which gives it a quiet location. We had a great time, 7 people plus a baby but the house coped greatly with enough space for everyone to find their own snctuary (essential with families). Strongly recommended.
