This well appointed apartment is part of a family home on the lower ground floor of a Victorian villa. The apartment is situated in a quiet residential area, yet is only a few minutes walk from the thriving independent shops and restaurants of Bruntsfield and Morningside. The city centre, with its renowned historical sites and festival venues, is only a 25 minute walk or 10 minute bus journey away. Guests can enjoy direct access to a large back garden, which is shared with the owners and includes a sand pit and climbing frame. Free parking in the drive at the side of the property is available for one car and more by special arrangement. Wifi is included and the owners are able to provide most baby / toddler accessories you may need. A welcome pack including milk and homebaking will be provided on arrival.

About Caroline Urch

We've lived in Edinburgh for 15 years, and now have three boys along with our dog, two cats and some hens. We've been in the area for 10 years as we enjoy the green space it offers and the convenience of all that is on offer.

We love the area with it's independent shops and restaurants. Although we're on a quiet residential street, everything is walking distance including large green spaces with play parks and a short hole golf course. We also benefit from being so close to town either on foot, by car or by bus.

What makes this apartment unique

The property is a ten minute walk from the short hole golf course, a choice of restaurants, independent shops, supermarkets, pharmacies, play parks and wonderful cafes.

Notes on accommodation: The owner is able to facilitate a Temple Spa class for guests. Amenities: Free off-street parking for 1 car and a second by arrangement. Dishwasher, Fridge/Freezer, Iron, Microwave, Oven, Washing Machine. Gas central heating. Internet access, Freeview TV. Outside: Beautiful gardens with a climbing frame. The gardens are very secure and safe for young children. There is a pond on a higher level on a rockery. We also keep hens. The garden is also shared with the owners of the apartment who themselves have a young family and live in the main house above. Cleaning/Towels/Linen: All bed linen and towels are included. A change of bed linen/towels is also supplied for bookings that exceed one week.

Lovely stay!

Thank you for a very lovely stay in Edinburgh. The apartment was very spacious and suited our needs perfectly!

It was extremely easy to get a bus into Edinburgh from here and the local shops were great. All in all a fantastic place which we will certainly return to!

Apartment did not meet our expectations

According to the description on VRBO (and according to the rental price), we expected a well-kept 4 bedroom apartment in a Victorian house for 8 people to stay (4 adults, 4 children).

We found a rather grubby place with an IKEA kitchen and shaky wooden chairs. There was no table for 8 people to sit and eat. The sofa bed has definately seen better times, sleeping in it was a sheer "zumutung" for the two kids. Needless to say that the bed sheets did not fit. There were 2 bedrooms with twin beds and 2 small rooms with single beds. My bedside light bulb was missing. For some reason, the landlords never showed up. We did not expect high class interior design here, but this kind of "rustic chic" was not apealing at all, and clearly overpriced. I am sorry to say that in the past I had experienced much better rental places on VRBO than this.

Owner's Response: I'm very sorry to hear you felt the apartment was unsuitable. This is the first unhappy review we have had since we started letting the property three years ago. Myself and my housekeeper pride ourselves on the apartment being clean. When you describe the apartment being grubby do you mean the floors in the kitchen and bathroom? These are the original Victorian floors so are nearly 150 years old. We felt it was important to keep them within the property. Usually guests with parties of 8 put the two tables together from the kitchen and dining room. We have ensured that 6 guests can sit round a table to eat as the listing is for 6 - 8 not 8 guests. I'm sorry the bedding did not fit the sofa bed. Did you find the folder in the kitchen with all our contact details including our phone numbers? Usually guests just text or phone us when there is a problem. I'm sorry you were unable to do this. Apologies the bulb was missing in your bedside lamp, this is something we should have checked. There are a supply of light bulbs in the cupboard in the hall along with the other amenities like the ironing board for the apartment. We don't always meet the guests staying in the apartment. We know some guests find it intrusive and we usually try and catch people as they are coming and going to say hello. I'm sorry we didn't meet you, with the school holidays and the Edinburgh festivals I was out about with our children a lot over the days you were here. Regarding the price, August is the most expensive time to visit Edinburgh. I set the prices cheaper than most other apartments for 6-8 people during the festival period. I know the majority of other apartments available during the festival to accommodate 6-8 guests with 3-4 bedrooms charge around fifty percent more for 4 nights. I hope this provides clarity and I'm sorry you didn't find the accommodation suitable for your needs.

We had a lovely time at the property which was kitted out with all the necessary and helpful equipment needed for young children. Lovely garden and very helpful being so close to the shops.

The property is very close to local buses so a car is not essential.
