Accessed by half a mile of private driveway, Coombeland Barns are nestled in a secret valley where a wide stream winds through luscious Devon countryside of meadows and woods. The property consists of a stylish and comfortable barn conversion next to the owner’s grand home, a perfect location for people seeking peace and tranquility and a fabulous opportunity for walkers and horse riders. Guests are invited to enjoy the 170 acre estate. Roam along the riverbank and around the woods, lakes and high meadows, with an abundance of wildlife, flora and fauna to look out for. Within easy reach of Exmoor and Dartmoor National Parks catering for all tastes with magnificent pathways, picturesque villages and country pubs. Ideally situated for outings to the Jurassic Coast or to enjoy the sandy beaches in the north of the county. Tiverton is also easily accessible being a 10 minute drive and offers an array of shops, pubs and restaurants.

Our family had an absolutely wonderful holiday at Coombeland over the Christmas & New Year holidays. Family members flew in from Chicago and Philadelphia, and drove down from Lincolnshire to gather in this beautiful, tranquil setting in Devon. From the moment we arrived, to our departure two weeks later, John (Coombeland’s owner) and Maggie (John’s housekeeper) made us feel welcome and attended to our needs.

Coombeland is in a beautiful location that feels totally isolated from the outside world, yet is less than a 10 minute drive from the shops in Tiverton and only 30-40 minutes from Taunton and Exeter.

From day trips to Exmoor, shopping and sightseeing in Exeter (Exeter Cathedral is a must; so too a visit to Sandy Park, if you’re a rugby fan!), and generally spending time with friends in the Somerset/Devon region, Coombeland turned out to be an ideal place for our family and friends to gather.

Coombeland comfortably accommodated our family with its 6 x double bedrooms, each with its own en-suite bathroom. Including under flooring heating, we enjoyed the luxuries on offer in this beautifully converted barn. The open style kitchen/dining/great-room was perfect for our gathering. And our cooks in the family quickly adapted to the Aga and fully equipped kitchen, catering a delicious turkey Christmas meal with all the trimmings for 12 within two days of our arrival. The washer & dryer became very handy given the muddy conditions and John provided a pack-and-play for our 18 month old grandchild, which was very much appreciated.

One of the unexpected highlights of this remote location was the lack of cellular signal! Though we had a WiFi connection, we did find that we tucked our gadgets away to enjoy each other’s company more than ever expected!

The winter weather did not stop us from thoroughly enjoying our stay. Though a little on the muddy side, we enjoyed our walks around the beautiful grounds, whispering to the stabled horses, and enjoying the sight of John out and about with his seven, well-behaved, Labradors.

All-in-all, a massive “Thank You!” to both John, and to Maggie - you made our stay thoroughly enjoyable!

Booking notes: We ask for a non-refundable deposit of 25% to secure the booking and the remaining 75% 6 weeks before starting the holiday. At the time of paying the balance a £250 refundable deposit is requested to cover breakages and additional cleaning costs where guests have left the property in poor condition. Outside: Courtyard enclosed on 3 sides with flower/shrub border, seating and barbeque. 125 acres of meadows, a 35 acre broad-leaf wood and 10 acre pine wood, with horse riding tracks throughout. Two lakes, swimming permitted (at visitor's risk). All available to guests. Cleaning / Towels / Linen / Maid service: All bed-linen and towels supplied. The property is cleaned prior to each visit.

Perfect house, lovely location

Coombeland Barn is a beautifully appointed, comfortable property set in rural Devon. The barn is approached by a long single track driveway which leads to a gravelled parking area. It is set amid rolling lawns, next to a lake, just below the owners private home. The 6 en-suite double/twin bedrooms are furnished to a high standard, as is the rest of the property. The kitchen was well stocked with appliances and kitchen wares. It was perfect for our party of 8 adults and 2 teenagers, with room to spare. Guests are able to walk on private woodland trails, swim in the lake or just wander around the extensive grounds. John, our host and Maggie, the housekeeper, ensured that we had everything we needed and were very friendly and helpful. Tiverton is the nearest town, approximately a 15 minute drive and the Devon coast about 1 hour away. The rural location and lack of neighbouring properties makes for a very relaxing time. On a clear night the lack of street lights and light pollution gives the opportunity for some fantastic views of the stars. We were treated to a spectacular meteor shower during our stay. The on site stables were a big hit with the 2 teenage girls in our party who were welcomed by the friendly staff. An added bonus was being welcomed by 7 very well trained and loveable golden Labradors, who greeted us enthusiastically each time we returned from a day out. Unfortunately John would not let us adopt them and take them home. For anyone wishing to get away from it all the location is perfect but a car is essential as there are no shops, pubs or restaurants within walking distance (we did try).

We would highly recommend this property for a wonderful stay and would like to thank John for giving us the opportunity to share his lovely property for a short while.

Almost perfect but the dogs...

Coomband Farm was so very close to being perfect, the location is peaceful, the accommodation was easily the best we have stayed in and the staff helpful. Unfortunately one our group was bitten by one of the five farm dogs just after he arrived; the farm staff could not have been more helpful, however with this unfortunate incident always in mind throughout our time at the farm, we were less inclined to go and explore the grounds, the lake, and surrounding woodland as described, in case it might happen again. This was a great pity.

Owner's Response: I was not present when this incident occurred and therefore do not know of the circumstances. However, what I can say is there has been no similar incident since (this was 18 months ago), the puppies are now more mature and all recent guests have loved the dogs.

Fantastic house in a beautiful location

Our family - ten of us including three children and my elderly Mum (with her mobility scooter) - had a lovely relaxing week at Coombeland. John, the owner, and Maggie, the housekeeper, were both incredibly welcoming and helpful. Inside, the house was very comfortable to stay in - comfy beds, powerful showers, luxurious towels and with everything we needed in the kitchen. The location and grounds were peaceful and beautiful with a lake to sit and read by, and acres of woodland walks. John's dogs were excitable but very friendly - we're an animal-loving family and it was great having the dogs around to pet and play with. The horses on site were also well loved, particularly by the horse-mad member of our family. A great week. Thank you.

A Truly Beauriful Place

We (6 adults and 4 children) have just returned from spending a great Easter holiday at Coombeland which will always remain with me as a very happy family holiday spent in such a truly beautiful place. The setting can only be described as absolutely glorious. The converted barns have been tastefully refurbished and much thought has been given to making the accommodation and its contents so pleasing. The kitchen was fully equipped even down to the provision of cling film and silver foil. The beds were extremely comfortable and the white bed linen felt so crisp and clean. All en-suites were provided with fluffy towels and basic toiletries.

John welcomed us on our arrival and offered helpful information to assist our stay. We took several walks around the extensive grounds, visiting the stables and cattle with their new calves and it was great just being able to roam as we pleased. John's 7 labradors are lovely, but any adult or child not used to dogs may find their greetings overwhelming at times. However, I personally couldn't fault Coombelands - it was lovely, excellent accommodation and a fantastic setting.

Countryside Heaven

Coombeland is found at the end of a long driveway surrounded by fields, sheep, pheasants, horses, cows and woodland. It feels a million miles away from anywhere but is only a few miles from Tiverton.

The 6 en suite bedrooms are all of a very high standard with big fluffy towels, soft duvets and crisp linen. The main living area is wonderfully warm with underfloor heating, an aga and a wood burner. The whole house works very well for a large family or groups of friends with a good utility boot room for muddy wellies and an undercover games room with pool table and ping pong table.

We had a lovely week, exploring the grounds which are extensive and beautiful. It was so lovely to do walks straight from the front door of the house. We also did trips out to Exeter and National Trust properties of which Knightshayes, only 5 miles away was exceptional.

John the owner and his housekeepers are all very welcoming and helpful. Maggie took some of the children for walks around the paddock on an enormous horse called Scrumpy which they loved. If you love dogs then you are in for a treat as John as 7 (Yes seven !) red labradors which are very friendly but do bark quite a lot which can be a little overwhelming for some.

We all had a wonderful week and really enjoyed ourselves. We all felt really relaxed and none of us wanted to leave.

This is for those who wish for true tranquility. The only sounds that you will hear is bird song, the baa of sheep, pheasants cocking up and the snorting of contented horses! The nearest road, a rarely used lane is over one quarter of a mile away.

The estate and the surrounding countryside is a haven for horse riders and guest are welcome to bring their own horses.

4 mountain bikes are also available.

Freshwater swimming (at guest's risk) is available in the stream-fed lake.
