Knolton Mill Cottage sits at the end of a ½ mile track and is set in 100 acres of and beautiful and tranquil woodland, 11 of which are for your the private use. It is edged by the magical Shellbrook - the border between England and Wales, and provides for a fantastic retreat from the rigours of daily life be that for a family holiday or a group of friends just relaxing and enjoying the stunning local walks along the River Dee.
The ruined mill sits within the grounds and the cottage nestles in a spectacular valley surrounded by lush woodland and fields.
The cottage oozes charm with an inglenook fireplace and wood burning stove in the cosy sitting room. A second sitting room provides games, books and maps for exploring the locality. The highly original kitchen with traditional Esse cooker and a huge butlers sink has an attached dining room with a beautiful oval table made by a local craftsman using ash felled and planked from the surrounding woodland.
There are three bedrooms sleeping up to 6 (two doubles and one twin) and a quaint bathroom with a free standing classic cottage bath and a separate shower.
The cottage is deliberately simple but well equipped and extremely cosy, reflecting the charm and character of both the location and its 17th century mill heritage.
Outside the cottage has extensive hard landscaped areas using materials reclaimed from outbuildings including a fantastic slate table which can sit up to 12. There is ample space for BBQ’s, a fire pit for the outdoors feel and an open barn with another Knolton ash outdoor dining table and seating to enjoy the outdoors - even when its raining!
Uniquely the cottage has no TV, telephone or mobile signal so this is a great place to go ‘off- grid’ and rediscover the art of relaxation and enjoying the outdoors in a truly spectacular and unique location.
Knolton Mill cottage is not your average country cottage. It is a very special retreat in a ‘take your breath away’ location. Many visitors have retuned year after year and the owners are also very active users too - after 25 years of renovation and care.

Perfect Fairy tale Cottage
About the Owner
Diana and Ambrose have owned and renovated the cottage for over 25 years. It has been a lifetime project but we still have an ongoing plan to manage the house and grounds. All the funds we raise from rentals go straight back into the property be that for new windows, renewing the pump in the bore hole or hiring specialist tree surgeons to manage the bigger jobs we can’t do on our own.
When we first started there was no running water, bathroom facilities or kitchen and a ramshackle set of outbuildings. Our aim has been to thoughtfully create a cosy yet practical home in the woods and if the comments in the guest book are anything to go by it looks like we have rejuvenated a very special and unique location.
We still enjoy using the cottage many weeks of the year ourselves and carefully tend the woodland surrounding the property to create the right habitat for the flora and fauna to thrive - as well as a plentiful supply of logs for the wood burner.

Perfect Fairy tale Cottage
A little hard to find with a sat nav but owners written directions made a lot more sense. After a drive down a track alongside a wood we arrived a little Gem of cottage. Open the gate to reveal a perfectly maintained garden with a stream and plenty of places to sit, eat or just relax in. Cottage is clean, cozy and comfortable with everything you need, even the dog loved it and felt chilled. Very little phone signal but this did not matter as wanted a quiet break with relatives. Perfect place for a family get together and picnic. Very good pubs and restaurants within a few miles. Good communication with owner made things easy. Would stay again and recommend to anyone.
Bring back that smile and learn to laugh again
The wonderful winding track to the front gate, a well enclosed garden so we could relax and let our dog run free, our children explored the woods which are right from the front door and the evenings without a TV meant we had to entertain our selves and once we found the out door games that was it, I have not laughed so much in ages, our game of twister will be remembered forever. Those wonderful evenings spent huddled on the out side sofa while toasting on the out door fire with a glass of wine are what a holiday is all about, family fun and relaxation. We had a fantastic relaxing stay in this beautiful cottage. The location is exactly as described, remote, accessed from a little windy track, set in tranquil woods. There are no close neighbours, just the odd rambler walking by - we saw two on out 3 night stay. The house is rustic, quirky, cosy,and has everything you need including a wood burner - don't forget there is little phone coverage and no tv - but that is all just part of the charm. We spent most evenings playing with the dogs by the stream at the bottom of the garden. This is a great place to unwind and re charge your batteries!

“Knolton Mill cottage combines the creature comforts of a home in the woods, a very special rural retreat, with a varied location on the Welsh / Shropshire borders with its soft and rolling hills leading up to the Berwyn Mountains and on to Snowdonia. Set in 11 acres of private woodland there is lots to explore as well as the chance for the children (and likeminded adults too) to build dens and mess about in the Shellbrook. Well behaved dogs are very welcome and visitors have said that it’s like dog heaven around the house with the woods and water to keep them happy and tired out. Watts Way and the Maelor Way run past the cottage and provide for varied walks both cross country and along the River Dee. A really interesting walk taking around 1 ½ hour gets you to the Cross Foxes, set on the banks of the Dee with great ales and superb local food - a super reward as you stride out past Overton On Dee. Head a little further and you get to The Boat, positioned on the opposite bank to the cottage woods - again superb ales and a fine restaurant with excellent outdoor eating facilities Nearby there are many National Trust properties including Chirk Castle and Erddig and fantastic views across Wales from the Horseshoe Pass. Llangollen has its famous steam railway, you can white water raft upstream from the town or you can mountain bike the tracks at Llandegla near Wrexham. Nearby Ellesmere has a very active canal basin and boat hire as well as lots of great shops and pubs (check out Vemullions deli!) Or if you feel like a larger place to wander, the ancient and interesting market town of Oswestry is close by. On the other hand you may just want to curl up by the woodburner with a good book and a cup of tea - or maybe a glass of wine! Either way you can choose from a wide variety of places to visit or stay more local and enjoy the woodland environment which on its own has so much to offer.”

The cottage is located within easy reach of the dramatic Welsh mountains of Snowdonia 1hr and the Berwyns; the North Wales Coast 1 hr and the softer rolling landscapes of Shropshire and Cheshire. The historic cities of Shrewsbury and Chester are both 30 mins away and can be reached by direct train links from Gobowen.
North Wales is full of attractions, particularly for those who love the outdoors, with endless opportunities for walking, riding, and cycling. Llangollen 20 mins is a centre for more extreme sports such as white water rafting and climbing or you could explore the valley at a more leisurely pace by steam railway and horse -drawn canal boat. It also hosts the world famous Eisteddfod Music Festival.The golfing enthusiast will be spoilt for choice with several courses within easy reach.
The Wrexham / Overton area
Overton, 2 miles, is situated on the River Dee and enjoys magnificent views towards Llangollen. The historic and picturesque village centre has several shops, 2 pubs and a restaurant. Oswestry and Ellesmere (famous for it's nine meres)are nearby bustling, Shropshire market towns where you can find specialist local food retailers.
For unforgettable days out visit the award-winning National Trust properties - Chirk Castle 5 miles, Erddig 8 miles, Powis Castle 20 miles; try walking across the Froncysllte aqueduct with its stunning views over the River Dee ; head to the LLandegla Mountain Biking Centre ...... or perhaps you may prefer to make a dam in the stream; build a den in the woods; have a BBQ and chill.

“Knolton Mill Cottage is certainly unique. In such a private and quiet location you are literally tucked away in the woods with a cosy and comfortable home and all its creature comforts. Having said that you are only a 5 minute drive to Overton on Dee with its shops and facilities. It’s a bit quirky but that’s what makes it different. No mobile phone or TV means that family and friends return to the more traditional pastimes of books and games and chatting endlessly around the fire or outdoor eating tables. With no Twitter and Facebook to worry about you can truly go ‘off-grid’ for a short while and unplug yourselves from the never ending emails and texts too. Lots of our guests have commented how refreshing it was to put down the smart phones and tablets and enjoy each other’s company - getting back to some real quality family and friends time. Wander in your own extensive grounds - taking in the beautiful woodland walks and views with the birds and animals all around you is truly relaxing. However if you want to be more adventurous there are so many things to do and see in the locality - all very different and interesting too. There is nowhere like Knolton Mill Cottage to unwind and relax in such a spectacular and beautiful location. Enjoy!”

- Description of sleeping capacity: Sleeps up to 6 (3 Bedrooms) Notes on bedrooms: Upstairs the three bedrooms (1 twin, 1 double and 1 king-size original brass bed) lead off a small landing.
- Notes on accommodation: The cottage is accessed by an unmade track which is suitable for cars Enjoy the peace as there is no telephone landline, and limited mobile signal. Please do not go near the Mill as it is unsafe. Under 5's are welcome but must be closely supervised as there is unrestricted access to water. One well-behaved dog is allowed but sorry, no cats. Strictly no smoking. Highchair available. Outside: The cottage is set in its' own large landscaped grounds with paths and steps leading down to the brook. Gravelled and cobbled terraces with large slate tables provide several al fresco eating areas, there is also an open barn with a large ash dining table and lockable cupboard containing chairs, BBQ and outdoor toys. To the front of the cottage is the dramatic ruined mill, beautiful to look at but highly dangerous so do not be tempted to go near it.
