Large modern house in Polperro with outstanding viiews

Overview

Property

Updated: 08-Dec-2016
House in Polperro, Cornwall, England - Just Above The Harbour, 150m From Village Centre, Beach And Coast

Pilchard Rock is uniquely positioned - combining fantastic views yet still close to the village centre. Our house is a large detached 1960s holiday home. The main house is a reverse level accommodation layout – with outstanding vistas from both floors from every room. Its position provides surprising privacy with the house set well apart from its neighbours. It has two balconies so you can make the most of the South facing views and sunshine. The house is light, bright and spacious with a contemporary feel. Mainly painted in white, the house has wooden floors throughout and large open rooms. There is plenty of space outside; most of the gardens have been planted with mature shrubs and a BBQ area. Unusually, for the centre of the village, the main house comes with a parking space which can be reached without driving into the village itself.

The studio apartment is also available if you want a larger party. It sleeps two with a bedroom, shower and toilet. It also benefits from the spectacular views, with three large windows overlooking the village, the harbour and out to sea. The studio has its own access and private garden (but there is no extra parking, sorry).

Polperro itself is a five minute walk and the village is in an area of outstanding natural beauty - with the South West coastal path running through.

About the Owner

We are the Smith family from Buckinghamshire. We're great travellers (took our two youngest to Thailand when under 3 years old) so being the new owners of a holiday home seems strange. However, having travelled a lot has helped us get ready to be a home owner - knowing what it is like to try to create a home from home and to start a holiday straight away.

Wonderful short break in Polperro

  • 5 of 5

From the moment we parked the car and started winding our way down the steps to the house we were filled with a sense of delight at choosing Pilchard Rock. The rooms are spacious and light with fabulous views over the pretty town and harbour of Polperro. We stayed in the upstairs bedroom which was comfortable and warm. The kitchen/breakfast room was our favourite part of the house, where we would sit and have coffee and breakfast, or our afternoon tea and cake :-). While we were there we enjoyed spectacular walks along the coastal path to Polruan and Looe. The Blue Peter and the Three Pilchards pubs in the village were both lovely cosy venues for our evening meals, serving the freshest fish I have ever tasted, and very good ales. I would highly recommend staying at Pilchard Rock and we were very happy with the communication and service we received from the owner Paul Smith. Thank you.

Fantastic place to stay!

  • 5 of 5

Pilchards rock has unbeatable views!! We really were amazed at how lovely the house was and it exceeded our expectations . Polperro is also so beautiful and quaint. Sitting watching the activity in the harbour from our balcony was so relaxing and interesting. Walking up and down the steps from the house also keeps you fit so you can eat and drink what you like without putting any weight on:) we would definitely return ! Thank you Paul

Fantastic location but not for the faint hearted

  • 4 of 5

Pilchard Rock has to be one of the most spectacular locations in Polperro. It is situated half way down the cliff between Talland Hill and The Warren; as such it is accessed by steep steps from either above or below. It is worth keeping in mind that anything that goes down needs to come back up!!

The property itself is splendid, and the views from all the rooms and balconies are second to none. It is well equipped, spacious and comfortably furnished - hence, it is hard not to fall in love with the place.

There were six in our party (my wife and I plus two sons (in their early twenty's) and their partners), all of us found Polperro entertaining and quaint. The beaches at Talland and Lantic Bays are superb (particularly the latter, but take some stout shoes as the access isn't easy).

Paul and Michelle (the owners) are very responsive and the property was clean and tidy on our arrival.

Was it perfect? Nearly, but not quite. There were one or two problems with the plumbing (which were an inconvenience rather than an issue and will be fixed soon), a bit of work is required to access paths (mainly pruning) and some of the bulbs needed replacing. However, none of these detracted from what was a fantastic property and location, resulting in a excellent holiday.

We would have no hesitation is recommending this as a holiday location and hope to return soon.

Perfect family holiday in Polperro

  • 5 of 5

Pilchard Rock may have the best views in Polperro. The house is full of natural light, furnishings are simple and modern; it's a very relaxing space. The kitchen is well-equipped and was the center of the house for our family. Paul is very helpful and responds to any questions promptly. As for family vacations, it would be hard to improve upon this house in this village in Cornwall!

We just love Pilchard Rock. We had fabulous weather and sat out on the balcony - in February! The house is always warm and cosy, clean and tidy and we had another wonderful week here. Thank you Paul. We'll be back. Tracey.

A Room with a View...(in fact - many rooms!)

  • 5 of 5

Absolutely stunning house with amazing views out over the top of the harbour. Great spacious/modern kitchen and lounge which lead out onto a balcony that invites you to sit and watch the world go by below you. We had a fantastic stay exploring some local walks (the inland route to Lansallos and back via the coastal path is well worth a look), and restoring ourselves in the local pubs. Worth investigating the access to the village from the front of the house - as this is much quicker and easier. The house itself was spotlessly clean and communication from the owner was excellent. Would thoroughly recommend a stay at Pilchard Rock and would love to book again next time we’re across that side of the world!

Location

From the Owner

We are based as far from the sea as you can get. Every summer we go to the coast and for five years we searched across the whole of the south of England for a holiday home. We were looking for the ideal combination for us. A place where our family of six (two adults and four kids) could carry on enjoying seaside/beach holidays, where there was enough of a local life so that as the children get older they can be more independent, a house where we could relax (designed to be intrinsically easy to keep clean and tidy), and that wasn’t too far too travel to. We were so glad we were patient – South East Cornwall, Polperro and Pilchard Rock were exactly what we wanted.

Activity and Interests

Coast/Beach:

Polperro beach is just across the harbour - but gets covered at high tide. Talland Bay is a sandy beach with rock pools and is 20 minutes/1 mile away. 3 miles further is the large sandy beach at Looe. The coastal path runs both East and West from Polperro (to Looe and Fowey)

Travel:

Polperro is easy to reach via the A38 – the Devon Expressway, from Exeter to Plymouth (where continental ferries arrive). Continue over the Tamar Bridge (free into Cornwall. £1.50 on way back) and through the Saltash Tunnel. Follow the signs to Looe (A387).

Just as you reach the lovely seaside village of Looe, follow the road right, over the river, and on to Polperro (about 4 miles).

You can get the train to Looe via Liskeard. The closest airports are Exeter and Newquay.

Distances:

Looe is 4 miles for a wider selection of shops. Liskeard is a major market town (11 miles) and Plymouth our nearest city is 26 miles for a full range of cultural activities.

Further Details:

Polperro a delightful, quintessential Cornish fishing village. On the more sheltered south coast of Cornwall, it has a myriad of colour-washed cottages on narrow streets leading down to the beach and the harbour, which still has an active fishing fleet.

Polperro has evolved over the years and now has become a highly popular visitor destination. The River Pol runs centrally down through the village straddled by a variety of bridges with picture-postcard cottages scattered along its banks. The village has lots of restaurants, pubs and tea shops. You can get all you need for food and essential supplies in the village (chemist, general store, off-licence, bakery and Post Office) but for more, you’ll need to travel to Looe, which has a wider range of shops, just 4 miles away.

Facilities

From the Owner

Pilchard Rock gives you the best of everything. Sea views yet sheltered, south-facing with roof tops in sight but not overlooked. A quaint largely-car free village but a modern house (with parking). Lots of space but with wooden floors making it easy to keep clean. A proper kitchen and dining area with room for the entire group. The house is in the centre of the village yet when the crowds disperse in the evening, there is nothing more relaxing than a cold drink on one of the terraces. It's an almost Mediterranean experience. Polperro is everything you need from a holiday village in Cornwall but you can get to it easily and because you avoid the main roads through Devon and Cornwall, it doesn't suffer from traffic jams (as much!).
