House in Polperro, Cornwall. Just above the harbour, 150m from village centre, beach and coast

Pilchard Rock is uniquely positioned - combining fantastic views yet still close to the village centre. Our house is a large detached 1960s holiday home. The main house is a reverse level accommodation layout – with outstanding vistas from both floors from every room. Its position provides surprising privacy with the house set well apart from its neighbours. It has two balconies so you can make the most of the South facing views and sunshine. The house is light, bright and spacious with a contemporary feel. Mainly painted in white, the house has wooden floors throughout and large open rooms. There is plenty of space outside; most of the gardens have been planted with mature shrubs and a BBQ area. Unusually, for the centre of the village, the main house comes with a parking space which can be reached without driving into the village itself.

The studio apartment is also available if you want a larger party. It sleeps two with a bedroom, shower and toilet. It also benefits from the spectacular views, with three large windows overlooking the village, the harbour and out to sea. The studio has its own access and private garden (but there is no extra parking, sorry).

Polperro itself is a five minute walk and the village is in an area of outstanding natural beauty - with the South West coastal path running through.

About Paul Smith

We are the Smith family from Buckinghamshire. We're great travellers (took our two youngest to Thailand when under 3 years old) so being the new owners of a holiday home seems strange. However, having travelled a lot has helped us get ready to be a home owner - knowing what it is like to try to create a home from home and to start a holiday straight away.

Why Paul Smith chose South East Cornwall

We are based as far from the sea as you can get. Every summer we go to the coast and for five years we searched across the whole of the south of England for a holiday home. We were looking for the ideal combination for us. A place where our family of six (two adults and four kids) could carry on enjoying seaside/beach holidays, where there was enough of a local life so that as the children get older they can be more independent, a house where we could relax (designed to be intrinsically easy to keep clean and tidy), and that wasn’t too far too travel to. We were so glad we were patient – South East Cornwall, Polperro and Pilchard Rock were exactly what we wanted.

What makes this house unique

Pilchard Rock gives you the best of everything. Sea views yet sheltered, south-facing with roof tops in sight but not overlooked. A quaint largely-car free village but a modern house (with parking). Lots of space but with wooden floors making it easy to keep clean. A proper kitchen and dining area with room for the entire group.

The house is in the centre of the village yet when the crowds disperse in the evening, there is nothing more relaxing than a cold drink on one of the terraces. It's an almost Mediterranean experience.

Polperro is everything you need from a holiday village in Cornwall but you can get to it easily and because you avoid the main roads through Devon and Cornwall, it doesn't suffer from traffic jams (as much!).

Notes on accommodation: The house can also be made larger by renting the Studio - which means the house can sleep up to 10 people. This gives you an extra double bed, toilet and shower room (plus a kitchen and own entrance, making it a good option for two parties). Please note we do not accept pets and the house is no smoking. Linen, towels, electric, heating (including coal in the winter), broadband are included. The house has a parking space in a garage just above the house. Outside: There is plenty of space outside; most of the gardens have been planted with mature shrubs and a BBQ area. The main feature are the two balconies. Upstairs is used for the view and downstairs has views and shade.

Location and view are 5-stars

This house is spectacularly located with a 5-star view. It didn't, however, meet our expectations as a 5-star property. The rooms are laid out well, each having a fantastic view of the village, and the house is stocked well with most everything one would want. The pictures are accurate in the listing. We passed on to the owner some issues that definitely should have been repaired or taken care of before our arrival. The owner was easily contacted as well as the property manager and were very nice and friendly. On the plus side - parking is most appreciated, as it is very difficult in this village to park without walking a long distance. On the negative side - as it is, lugging suitcases and traveler paraphernalia down and up the steps is difficult and only made more difficult by flowers that take up half of the steps space, of which there are many. When the flowers get wet (often), they take up even more space and we considered a safety hazard that should be easily fixed. There is not a single clock in this property. The recycling requirements are confusing and not doable since the necessary containers to do it properly were not there. We were told to knock on the door of the house where we park and ask for containers. That's not what a 5-star property should provide and we didn't do it. We did the best we could with the containers provided although they were not exactly as suggested. The drive getting out is also difficult and painful with any size car except small as you have to go down tiny streets through the village while dodging people and other vehicles. The incentive is to stay put while there and not use the car. Fine for short stays but not for the 10 days we were there. The village is lovely and we enjoyed it very much. The food and drink in the pubs of the village that we ate in were wonderful - we didn't find a single meal lacking in quality or quantity. A nice village with shops and things of interest plus the southwest coastal path is conveniently right in the village. The Polperro News in the village is a happy little store with cheerful operators and fresh vegetables, fruit, basic house and news items. All in all, we enjoyed our stay and would recommend the property for future guests, just be aware that there are drawbacks to being on the side of a hill and that though others have given this house a 5-star rating, our expectations are apparently slightly higher. We appreciate the owners allowing us to visit.

For future guests, yes indeed there are steps but we certainly don't want you to feel trapped in a lovely village! One of the advantages of our parking space is that you don't have to drive through the village at all - you can simply drive up the hill and away! We're sorry that the garden was making its way onto the path and we'll make sure that it is cut back more regularly. And we'll also update the recycling information we send out in the detailed house pack - as we don't want you bothering the (friendly) neighbours, we want you to enjoy the house as much as possible. Alas, the UK suffers from a over-bearing penchant for councils to be incredibly strict. We try to keep up with that in a village where bin lorries are tiny and seagulls plentiful. an ideal position to watch the activities of this picturesqe fishing village,

We had a great stay over a long weekend, the elevated position is well worth the climb back to the property from days out exploring.

Amazing sea views, excellent accommodation

We have been very pleased with the property. Great views from all the main windows, spacious and well-equipped. Showers had a very good force of water. Master bed was very comfortable and had no footboard (good because my husband is very tall) Owner's house manual which was also emailed to us beforehand was very helpful with excellent directions . He also texted us on our arrival to check if everything was ok.

We will definitely come back here if we're ever in the area again. Polperro is a lovely village with quite a few pubs and restaurants.

Wonderful short break in Polperro

From the moment we parked the car and started winding our way down the steps to the house we were filled with a sense of delight at choosing Pilchard Rock. The rooms are spacious and light with fabulous views over the pretty town and harbour of Polperro. We stayed in the upstairs bedroom which was comfortable and warm. The kitchen/breakfast room was our favourite part of the house, where we would sit and have coffee and breakfast, or our afternoon tea and cake :-). While we were there we enjoyed spectacular walks along the coastal path to Polruan and Looe. The Blue Peter and the Three Pilchards pubs in the village were both lovely cosy venues for our evening meals, serving the freshest fish I have ever tasted, and very good ales. I would highly recommend staying at Pilchard Rock and we were very happy with the communication and service we received from the owner Paul Smith. Thank you.

Fantastic place to stay!

Pilchards rock has unbeatable views!! We really were amazed at how lovely the house was and it exceeded our expectations . Polperro is also so beautiful and quaint. Sitting watching the activity in the harbour from our balcony was so relaxing and interesting. Walking up and down the steps from the house also keeps you fit so you can eat and drink what you like without putting any weight on:) we would definitely return ! Thank you Paul
