Situated in Fluxton, near Ottery St Mary and Sidmouth, East Devon, England - Fluxton is a hamlet In the valley of the river Otter, close to market towns and 4 Miles from the sea

The Little Barn is situated in a yard in front of Lower Court, a medieval Devon Longhouse. The Barn was converted some time ago, but has recently been updated. A number of period features have been retained. The barn has a tiled floor downstairs and has a pine floor upstairs with an oak balcony. There are chairs and a table on the balcony. The Little Barn has gas central heating, digital TV and a washing machine. Wi-fi is available. There is a table with chairs in the garden, as well as comfortable loungers. Nearby activities include walking, fishing, golfing, swimming, riding, tennis, sailing and much more. Situated in the heart of East Devon with the Jurassic Coast and Ottery St Mary on your doorstep, it is a haven for walkers. Dartmoor and Exmoor National Parks are not too far for a visit and Torbay is a similar distance. You will be spoilt for choice when deciding how to spend each day.

Why Elaine Paget chose Sidmouth

We have lived here since 1980 and it is perfect for a rural lifestyle with varied walks such as along the nearby river Otter, over the cliffs on the Jurassic coast just 5 miles away and further afield areas such as Exmoor and Dartmoor. It is, however, not completely isolated, with lovely towns not too far away.

What makes this cottage unique

Being able to access good walks over the road to the river Otter and up behind the property is great for dog walkers. The Little Barn is in the curtelage of a 16th century thatched Devon Long House with a yard in front and three other very small converted barns. The Little Barn has the advantage of a large garden and gets the morning sun on the balcony. It overlooks open fields.

Notes:
Notes on accommodation: Wi-fi is available. Unfortunately there isn't really room for children, apart from a wee baby and a travel cot can be provided. Although the Little Barn is small, I am happy for more than one dog to be accommodated, as long as well-behaved! Outside: There is a large garden, which the owner will generally only go in to, to weed when tenants are out! A serious escape artist of a dog could find a way out, but this is being remedied hopefully! There is a patio accessed through french windows and situated under the balcony, with a table and two chairs. There are also comfortable loungers and various games such as croquet and boules. To the side of the lawn and property are open fields and at the bottom of the garden are steps to another little lawn and pond. There are a couple of chickens but no noisy cockerals! Cleaning / Towels / Linen / Maid service: Bath towels, hand towels and bed linen are included and the property is cleaned once a week, when the towels and linen are changed.

Special interest holidays:

There is free fly fishing on a section of the River Otter, otherwise a number of good reservoirs for fly fishing. There are some very good tennis courts in Sidmouth, a lovely regency seaside town four miles away and it's only £2.50 an hour to hire a court.

There are numerous courses in the vicinity and if anyone has a particular interest, please do contact me.

There are plenty of sea trips and again I would be happy to obtain details.

Coast/Beach:

Four miles to Sidmouth and the Jurassic coat with amazing cliff top walks. The beach at Sidmouth is pebble, but also has plenty of sand. There are very private beaches which require a bit of a walk through beautiful fields, woodland and combes in order to access them, but well worth it. Branscombe and most of the beaches are pebble but Exmouth is all sand but a bit more crowded.

The River Otter is just over the road and provides miles of wonderful walking and wild life interest.

Travel:

Exeter Airport is the nearest airport, about 5 miles away. We are an hour from the ferry port of Plymouth. Use of a car is essential unless you are cyclists, which is ideal for the area, albeit a bit hilly for me!

Distances:

Ottery St Mary is the nearest market town, two and a half miles away and the birth place of Samuel Coleridge, with a beautiful church which is a replica of Exeter Cathedral. Exeter is the county city and is twelve miles away. Lyme Regis is about 17 miles away, just in Dorset and is famous for its cob and fossils. Sidmouth is a quintessentially English regency seaside town and is about 4 miles away. The coast path, with its amazing scenery and breathtaking views is easily accessible.

Further Details:

There is a new Sainsbury's in the middle of Ottery St Mary, two and a half miles away. There is a Waitrose near Sidmouth, four miles away and Tesco in Honiton, a lovely market town famous for its lacemaking and a must for those interested in antiques and suchlike. Honiton is 8 miles away and also has very good coffee houses. There are plenty of banks in Ottery and Sidmouth and info on the many great pubs and eateries in the area are provided by the owner. The nearest pub to the Little Barn is in the village of Tipton St John, just half a mile away an easy 15 minute walk away via an old railway line.

There is a swimming pool in sidmouth.

Booking Notes:
A deposit of £50 is required at the time of booking and the remainder payable three weeks prior to arrival. The changeover day is Friday, arrival 3.00 pm and departure by 10.00 am. Prices for a full week start at £225 in the winter months, rising to £430 at the height of the season. It may be possible to rent the property for part week/weekend, but not at pro rata rates.

If anyone is interested in a longer winter let, the price would be reduced accordingly and would start from £560 a month, depending on the length of the let - I would be happy to discuss this possibility.

Changeover Day:
The changeover day is Friday, arrival from 3.00 pm and departure by 10.00 am. It may be possible to book for part of a week/weekend.
