House in Layer-sur-Roche, near Chatillon sur Seine, Cote d'Or - Well Situated To Explore Burgundy And Champagne Regions And Perfect For All Seasons

A peaceful haven, this charming French village house is located in the centre of Layer sur Roche, set in the delightful, rolling countryside of the Chatillonais region of the Cote d’Or. The ultimate year-round getaway, this 4 bedroom house has been renovated to a high standard creating a comfortable and cosy home and is perfectly located for exploring the many diverse activities in this part of France. However, the gardens and the house itself are a real gem, 'la piece de resistance' being the covered but open terrace with a superb woodburning fire and magnificent wooden table, where everyone can relax and enjoy the view, BBQs and al fresco dining, no matter the weather or the season.

About the Owner

My name is Kees Tiemstra,dutch, and I have been visiting France since my early days. As an ornithologist, I have always been particulary attracted by the Champagne and Burgundy area because of the magnificent migration of thousands of Cranes during early spring and late fall.

We acquired Maison sur Roche back in 2007 and since then have extensively renovated both the property and the garden. We frequently do visit the property ourselves for shorter or longer stays and over the years we have acquinted many local habitants in the area and each time we do come back we very much feel home.

Lao Tse said "the greatest insight is silence" and coupled with the charms of the Burgundy landscape it is exactly the silence of Layer that makes us come back time after time.

"We spent a lovely week at the house. It was pleasantly surprising to find a "home away from home" that met and exceeded all our expectations. The house was comfortable and cool when the temperature outside was approaching 40°C.

There was an endless supply of hot water for showering and the whole family were impressed with the quality of the bathrooms. The bedrooms were spacious and waking up with the lavender wafting through the windows was very special. The kitchen was very well equipped and the BBQ area was a great outdoor space. Our two daughters loved the trampoline too!"

We wanted to have a fixed foothold in an unspoilt authentic part of France where quality of life was determined by other factors than material wealth. We came to choose the northern part of Burgundy because it is easily accessible in 1 day trip by car as well as that it borders to the southern part of the Champagne area (which is much less known and therefore much more authentic than the traditional Reims/Epernay areas) and last but not least we absolutely wanted to be within Burgundy because of the great "pierres apparentes", the impressive building style of the houses and castles, the great food and the superior wines as well as the overwhelming beautiful nature.

Activity and Interests


Several freshwater lakes within easy reach, the closest at 10 mins drive away with a bar/bistro open all day, and the larger at Lac D'Amance (nice sandy beach) with life guards & seaside cafes just 45 mins to the north. There is a magnificent swimming complex in Montbard at as well as a charming open-air municipal Swimming Complex in Recey-sur-Ource at 20 minutes drive. Finally there is a covered municipal swimming complex in Chatillon, just 10 minutes away.


Layer-sur-Roche by road is approximately 4:30 hours from Calais, 4:00 hours from Brussels and 6:00 hours from Amsterdam, allowing for a comfortable and relaxing day trip from the UK, Belgium and The Netherlands. The french highway (via Reims/Troyes) is quick and generally traffic-free. Nearest highway exit is at 30 mins from the house.


Locally, the lovely town of Chatillon sur Seine is located just 12 kilometres away, offering everything you could need in terms of shops, a weekly market in the town centre, cafes, restaurants, swimming pool, a very active theatre and a good bus service to Dijon and Montbard (the nearest TGV station just 1hr from Paris).

There are numerous towns & villages to explore, many with impressive medieval architecture. Burgundy, famous for its wine, food and the warmth of its welcome, is proud of its culture, offering wine fairs, gastronomic events and local festivals throughout the year. The region is relatively undiscovered; the quintessential image of rural France still exists with its beautiful scenery and quiet villages, but all this is interspersed with a range of activities, great local produce and superb restaurants. Nature is on your doorstep so you needn’t go far to explore the walking routes and cycle trails through the forests; there are numerous marked walking trails through the rolling landscape, the descriptions of which are available in the property. Within an easy hour's drive of Layer sur Roche are Dijon, the vibrant capital city of Burgundy; the beautiful town of Troyes with its half-timbered houses, street-side cafes, and excellent shopping; and Semur-en-Auxois, a medieval walled town which is a hit with children and adults alike. Other attractions include the Chatillon museum with its famous bronze ‘vase de Vix’ which was found nearby and is around 2,500 years old; Chateauneuf-en-Auxois, a lovely flower-decked town with an impressive, mediaeval castle which just has to be visited; Flavigny-sur-Ozerain where the film ‘Chocolat’ was filmed; the Abbey de Fontenay, a superb Cistercian abbey & UNESCO World Heritage Site; the museum and park of Alesia including a new visitors centre (2012) and visits around the remains of the Gallo-Roman city of Alesia. Finally, for wine lovers, the house is located within an hour of Chablis and Beaune boasting some of the most famous names. It is also ideally placed to explore the southern part of the champagne region as there are 15 Champagne houses within a 30 min drive! Or why not explore the ‘route du Cremant’, a new trail taking you through charming wine villages with the opportunity to taste and buy the famous Cremant de Bourgogne.

Booking Notes:
Booking procedure includes a 25% deposit payment and a 100% rental payment. The 25% deposit payment is due at the time the booking is made and this amount will be refunded after your damage free departure from the property. The 25% deposit payment therefore is not a prepayment of your rental amount. The 100% rental payment will be due no later than 6 weeks prior to commencement of your stay.

Changeover Day:
Changeover day is Saturday but if you require other days we'll try to do what we can to accomodate you. Arrival time is after 6 pm but as from 12 am you are welcome to drop-off luggage and enjoy the garden or go shopping or take a walk in the nearby forest. Departure time is by 12 am.

At Maison sur Roche, you will enjoy a quiet holiday in the middle of unspoilt rural landscape. Days at the property can be spent in the large flat garden, fully private with no views from anybody. Children can play safely since the garden is fully surrounded and inside the house you can play games, watch DVD's or watch satellite television. The great thing to do is to enjoy the Auvent for breakfast, lunch, dinner or basically anytime you like to relax. Long summer evenings with the open fire burning and a great bottle of Burgundy wine at hand will make sure you keep a lasting impression of this great place. Going away from Maison sur Roche, you can swim nearby in Riel les Eaux (free) or Chatillon or Montbard (fee). Endless walking trails and charming little villages. Lots of culture.

  • Notes on accommodation: The house and garden are very spacious and finished to a high standard. The layout of the house with 3 bathrooms and the location of the property make it perfect for family holidays or for couples sharing. It is centrally located for exploring the key attractions in the area whilst alson enjoying peace and quiet. Outside: The large, spacious and private garden is truly a delight. Lovingly created by the owner and maintained by a local gardener, the peace and tranquillity are evident. It is the ideal retreat to relax and enjoy, with sufficient space for games such as badminton or pétanque. It also hosts a large trampoline, as well as a wooden tea-house from which to enjoy the late afternoon sun. La piece de resistance is the covered but open terrace with a superb open fire (also ideal for BBQs) and magnificent wooden table, where everyone can relax and enjoy the garden no matter the weather or the season. There is very little passing traffic in the village but even so, the gardens are very safe and can be overseen from the terrace. Cleaning / Towels / Linen / Maid service: Towels, linen and cleaning are all included. Wood for BBQ and Stove is also included. Other: On the ground floor there is a 'snug room' with two comfy sofas (sofa bed) and wired internet point. This room is a good size and is a perfect play room if the weather is bad or a peaceful corner to escape to with a good book.
