Villa Aramesh is a haven from the hustle and bustle of life, hence the name, which means tranquility in Persian. Flayosc is a hilltop village. The villa is also situated on the hill, with truly beautiful views overlooking the Maures (the hills between Flayosc and the sea). This beautiful, well-equipped Provençal villa is located on a quiet country road within easy walking distance of the village. The villa is in its own private, fenced garden (4000 m2) with electric gate access, allowing parents peace of mind. There is ample parking to the front of the house, under the shade of the olive trees. There is also a separate holiday cabin, which sleeps 2 with its own bathgroom and kitchen. The cabin (cabanon) can be rented independently out of season and as a supplement (fee 500€) with the house in season. The villa itself is a typical Provençal style, with beautiful cool, tiles throughout and electric shutters at the windows. The arrangement of the villa easily accommodates 2 large families or extended families, but also ensures privacy for everyone. However, it also eminently suitable for smaller groups due to its unique layout. The villa is equipped with solar operated electric shutters and reversible air conditioning throughout. The villa is arranged in a U-shape, with 2 bedrooms on each limb. There are 4 good sized double bedrooms. All the bedrooms are on the ground floor, except the balcony room, which overlooks the pool and the Maures. All bedrooms have wardrobes and drawers. There are bathroom and toilet facilities on each limb of the U-shape, so all bedrooms have easy access to bathroom areas (3 toilets, 4 bathrooms in total). The layout ensures that everyone can feel together, but without the feeling of being on top of each other. We ourselves have stayed with our own and our extended family and found the arrangements ideal. One of the bedrooms has separate access, which opens onto the covered terrace area. The bedroom remains part of and is adjacent to the house itself. Having its own toilet and bathroom, this bedroom is a great option for grandparents who may be seeking a bit of peace and quiet from the family chaos! There is 1 super king (4 poster in the photo) and is in the balcony room (with en-suite bathroom). The are 2 king sized beds, (one of which is the sleigh bed) and a 1 queen sized bed. All bedrooms also have direct access to the garden through full length windows. Having had twins ourselves, we can also provide travel cot, suitable for infants up to 3 years old, high chair, booster seat, a baby rocker and a bottle steriliser for little ones. The 2 limbs of the U-shape of the house are connected by the shared indoor living space of the living room, kitchen and indoor dining area with dining table and chairs. The hub of the house is the beautiful, large tiled roof-covered terrace adjacent to the kitchen, which provides total shade in the heat of the sun and a cosy area round the BBQ in the evenings. The covered terrace has an outdoor kitchen, with a large BBQ and a large table. We love starting the day with a family breakfast looking over the Maures and find that we usually have all our meals here. Between meals we sit around the table for coffees, wine, reading in the shade and chatting around the table. The BBQ area and the pool terrace area are all one and the same (and on the same level as the house). So you can sit and relax and have a clear view of the kids playing in the pool no more than a couple of metres away. or you can move to the sun loungers to catch some rays at the pool side. The pretty, salt water pool (7x4m) has been recently refurbished and has a poolside alarm, compliant with French Law. There is an poolside solar shower. The pool can be heated for out of season swimming (supplementary fee applicable). The private, mediterranean garden is 4000 m2 and filled with over 30 olive trees, pomegranate trees, almond and fig trees and a variety of mediterranean plants. The garden is arranged in a series of typical Provençal restanques. The layout results in a variety of areas for activities or simply sitting in peace away from the crowd. There is a large 4m trampoline (with fixed safety nets) to the side of the house, with a large table and chairs und the olives trees for parents to have a glass of wine while watching the kids. There is also a traditional boules court, outdoor table tennis table with table and chairs (Boules and table tennis bats etc provided), sports pitch of compacted sand (not full size) with 2 football goals and a basket ball net. There is a separate utility room, with washing machine, drying rack, ironing board and iron. Outside there is a large rotary washing line, and in the summer clothes dry outside by lunchtime! The living room has large french windows, which open onto the terrace allowing easy access to the house. The living room itself has comfortable sofas, smart television and an open fireplace. The kitchen has been newly refurbished and comprises an American fridge freezer (with ice and water dispenser), wine fridge, dishwasher, integrated appliances including eye level electric oven, microwave, extractor fan and induction hob. The kitchen is well stocked with plenty of crockery/utensils. and you will find everything you need for a family holiday including a coffee machine, toaster, juicer, salad spinner etc. The kitchen is adjacent to the BBQ area, which has both practical and social advantages! We have set up the villa to be a home, not a rental property with all the facilities we would look for at home. We really hope you enjoy your stay here and find it your own home from home. For your comfort we have increased our cleaning regime to try and ensure that our home is as safe and comfortable as possible. Frequently touched surfaces; floor, switches, remote controls, bins, appliances, door and window handles will be disinfected between clients. The house will be fully aired, mattress and pillow protectors will be changed between guests and all linens and towels will be laundered on the hottest wash possible.

A lovely house which needs the sun to make it shine.
Unseasonably chilly and wet weather gave us a very cold welcome to this lovely house which had not been used for a number of weeks. A plea to the agent for temporary warmth led very quickly to a call from owner Caroline who resolved the problem satisfactorily. The house and the weather gradually warmed up, and by the end of the week we were wishing we could stay longer. The upstairs bedroom was very comfortable and had wonderful views over the countryside across to the hills in the distance. These views were equally as impressive from the pool area and the covered patio. We had asked for the pool to be heated (an extra cost), and this gave us a comfortable swim each day, the heat pump coping well even after cold wet weather. The private grounds were extensive beyond the floral garden around the house, with many indigenous plants and olive trees. The well-equipped kitchen was a standout feature with its very new huge fridge freezer, and 2 ovens (one also a microwave). There was a huge pile of manufacturer handbooks for every appliance in the house, but it was challenging trying to find the relevant one needed. This is a lovely place to stay, but it needs the sun to bring out its best.

Wonderful house in a beautiful setting
We stayed in the property as a family for 10 days in August and had a fantastic time. The villa has everything that you need and is so family friendly. The view from the garden is beautiful and is ideal for a relaxing break. There is lots to do in the surrounding area and provided you have a car it is easy to get to so many places and explore. We would love to come again!! Thank you

Amazing setting
Thank you so much for letting us stay in your lovely villa. We especially enjoyed the swimming pool and pretty garden areas - with a big thumbs up from our 3,5 and 11 year old for the trampoline too! We spent most of our days lazing by the peaceful pool surrounded by the spectacular views. Hope to return one day 😊

A large villa in a beautiful area
This is a large villa with a lovely swimming pool which was cleaned every Friday. Sadly it was too far for us to walk into the village but only 5 minutes in the car. The village is a social gathering place and we were made very welcome often stopping for a drink after a day out. The villa is ideally situated as there is plenty to do in the area. The beds were comfortable and the linen was clean. More bowls in the kitchen would be good as we kept having to wash them up and there were only 5 of us! Also the bedrooms would benefit from air conditioning. Thank you Caroline for regularly keeping in touch with us and answering our questions.

We are a somewhat cosmopolitan family being a mixture of British and German-Persian. We have lived in both the UK and Germany and are now based in Germany. We fell in love with Flayosc and the surrounding area over 20 years ago, when we came down on a family holiday. The area is so relaxing and beautiful and as soon as we come in over the sea to land at Nice Airport or drive along the A8 near Le Muy, I immediately feel at peace no matter what. We have spent many wonderful holidays in the village with our extended family and our friends. We find the locals really friendly and welcoming. We feel so at home here we decided to get married here at the Chateau de Berne in 2006 and also had out 10th wedding anniversary here in 2016. We now spend our holidays with our twin boys here every year. The boys love coming on holiday to the house and tell us every time we are here that they want to ‘live here all the time’. We really hope enjoy your holiday in our home and in this village, which we love.

This beautiful, well-equipped Provençal villa is the perfect location for your holiday, being ideal for large and small groups, families, extended families, and all age ranges from babies to grandparents. It is situated on a quiet country road within easy walking distance of the village of Flayosc. The 4 bedroomed villa has the advantage of a lovely swimming pool (with 'abri' for the spring and autumn months) set in delightful well-stocked gardens. The house layout is such that everyone has privacy, but can feel that they are altogether at the same time. The fantastic covered terrace acts as the hub of the home and base for everything from breakfast outside to BBQ's and long evenings over a glass of wine. There is a boules court for that essential Provençal game and a table tennis table with bats and balls. There is also a 3m trampoline in the garden (with safety net).The lovely garden is well stocked and with beautiful views. Internally this property is a home from home with everything you would expect for comfortable living.
The location is ideal offering everything from walks in the country side, visits to wine Chateaux, coffee in the village, family BBQ's by the pool, active sports in the Gorge du Verdon, days at the beach or San Tropez, browsing through the many village markets or days in Nice, Cannes or Monaco or lazy days by the pool.

What makes this property unique

After 4 years of hunting for the perfect place, we loved this house at first sight. For us it had everything, being a classic, charming provencal villa with a lovely peaceful garden and beautiful views. But it also had good sized accommodation for all the family, extended family and friends, plenty of bathroom facilities and great living space. We love the fact that the house wraps itself around the swimming pool area and that the pool terrace is on the same level as the house so we can walk straight out of the house to the pool. We also love the covered BBQ/outdoor kitchen, where we spend all our time chatting around the table and relaxing with a book or family meals. The garden and pool (incl. 3m trampoline, boules court and outdoor table tennis table) keep the kids entertained and active, but they are always in sight. In the evening we like to relax by the BBQ with the pretty terrace lights.
We also love the village itself, which has everything we need and more, with the surprising number of restaurants. In addition, the great location of Flayosc means that trips out for the day to the beach, Nice, village markets etc are within easy reach and still allow time to get back for a swim in the pool.
Most of all, I never tire of waking up and looking out at the beautiful view and thinking how lucky am I in this moment to be here and to see this.
