Ciel Bleu Buffa 2 is a spectacular 60sqm two-bedroom apartment in a fantastic location.

The open plan living area has a comfortable sofa and armchair, a flat screen TV with Apple TV and Netflix and high speed unlimited Fibre Optic Wi-Fi broadband (>80MB).

The kitchen is fully fitted with an oven, hob, microwave, washing machine and dishwasher and a dining table seating 4.

There are 2 bedrooms; one with a King Size (160x200) bed and large fitted wardrobe and a twin bedroom with 2 single beds (90x190).

The shower room has a walk-in rain shower, WC, sink, heated towel rail & limestone tiles.

Additionally the apartment has full reversible air-conditioning, parquet floors and double glazing throughout.

The living room has access to the balcony through 2 full patio doors.

Please be aware that the apartment is situated on the 5th floor of the building and there is no lift. Note that our apartment manager meets all guests on arrival and can help with luggage if needed

About the property

Fantastic Top Floor Apartment

The Ciel Bleu Buffa apartments occupy the whole of the top floor of a beautiful building in the exclusive Carre d’Or (Golden Square) area of Nice.

The location is superb being just 100 metres from the sea and within a short walk of all the main tourist sites. Additionally there are countless fantastic restaurants and cafes on the doorstep and the train station is less than 10 minutes walk.

There is a 55 square metre 1 bedroom apartment and a 60 square metre 2 bedroom apartment. Also, uniquely, there are sound proofed double doors between the two apartments meaning for larger groups they can be opened to provide 3 bedrooms and 2 bathrooms.

Therefore the apartments can provide accommodation for group sizes from one to seven people.

Both apartments have access to the full wrap-around balcony.

Every room in the apartment has access to the full "wrap around" balcony. With full-length patio doors and high ceilings in each room the light is fantastic as are the far-reaching rooftop and mountain views.

The adjoining doors between the 2 apartments are between the living rooms in the centre. This means that both of the living rooms and kitchens are in the middle with bedrooms and bathrooms at either end. This works very well for large groups who want to be together but still maintain a certain amount of privacy.

Please note that the apartments are situated on the 5th floor of the building and there isn’t a lift. The stairs are wide and not at all steep and there is a banister. We think it is well worth the walk but we do appreciate that apartments may be unsuitable for some guests needing easy access.

Note that our apartment manager meets all guests on arrival and can help with taking luggage up the stairs if needed.

We have 4 apartments in the best streets in the Carre d'Or and a 5th apartment on Rue de La Prefecture in the old town. We specialise in large family apartments.

We strive to make our properties the highest quality holiday rental accommodation on the Cote d'Azur.

Why Mike chose Carre d'Or

The apartments on Rue de La Buffa have been recently renovated.

The apartments are situated less than 100 metres from the sea in the exclusive Carre d'Or area. The location provides the perfect compromise between being in the thick of the action and also being in a relatively quiet residential building.

As well as the highest quality fixtures and fittings the thing that really makes these apartments stand out is the fantastic roof-top and mountain views.

All the rooms have full length patio doors which makes the light absolutely fantastic.

There is also a wrap around balcony running the full length of both apartments which provides the vital outdoor space for relaxing.

Notes

Booking Notes:
For bookings made well in advance a 25% deposit is payable to secure the reservation with the balance due 45 days before the start of your holiday.
Payment is made by bank transfer in EUR or by credit card through the OwnersDirect site.
For bookings made within 45 days the full amount will be payable to secure the reservation.
A €300 security deposit (or £ equivalent) is payable either in advance with the booking fee or in cash on arrival on arrival.

Check-in time is 3pm-6pm. Check-out is between 10am and midday.
We can provide a late check-in but an additional fee is payable. For check-in between 6pm and 9pm the amount is 30 Euro, for check-in after 9pm the amount is 40 Euro

Notes on prices:
We have a 4 night minimum stay. Dependant on availability we may consider shorter stays but the daily price will be higher.
For 3 person occupancy in Ciel Bleu 1 there will be an additional charge of EUR 20 per night.

Lovely rooftop views

We loved the location of this apartment and the views from the bedrooms especially. It had a lovely cosy feel and was near to the sea and shops. Well stocked kitchen and amazingly comfortable beds. We’ll be back.

Perfect!

This was the second time we have stayed here and the 3rd time in one of Mike's apartments. The location is perfect for us, close to the beach and handy for restaurants and the old town. We love the balcony in the late afternoon, just watching the world go by on the streets below. This is the bonus of climbing those five flights of stairs!

As always, Mike was very accommodating for us for our early check-in.

We have often stayed in hotels in Nice, but now are converts to the apartment. It was cheaper than a hotel room, and you have the flexibility and space which comes with your own kitchen and living area.

Highly recommend.

Good for some people, but not everyone

We thought this apartment was pretty good, but not great. On the plus side, it's a block away from the beach and walking distance to a nice shopping area. There are tons of restaurants and a good grocery store right nearby. It's a 15-minute walk to the train station. I also liked how bright the apartment is and nicely decorated. The beds were good and the AC worked very well. On the negative side, the building is quite old and the stairway is dark and a little creepy. You have to walk up six flights of stairs to get to the apartment, so I would not recommend if you're not in good shape. The wifi did not work for part of the time and the wine bottle opener was broken. The couch is quite small and worn out - my daughter found a cigarette butt buried in the cushions. The balcony is extremely narrow and very high off the ground so I didn't find it comfortable to sit out there. I think this is a great option for young people who need an affordable place to sleep but plan to spend most of the time at the beach during the day and out at night.

Owner's Response: Thank you for your review, we do appreciate all feedback both positive and negative. Firstly, I would like to point out that there are 5 flights of stairs not 6! The apartment is on the 5th floor and we make it very clear in our advert that there is no lift. There are advantages to being on the top floor such as no neighbours above and great light and views but we do appreciate that it may not be suitable for everybody. In terms of the building itself; like almost every building in Nice, yes it is old! Having said that it is very well maintained and very clean, particularly by the standards throughout Nice. We have super high-speed fibre optic broadband in the apartment. I am sorry it did not work at one point, but I think that can happen to any broadband connection from time to time and since we had it installed we have not had a single complaint. For the bottle opener we will of course replace it immediately. It is very difficult for us to check every single item between each group so it is possible to miss something like that. In terms of the sofa; it is less than 2 years old and we clean the covers every two months but it is still a big challenge for us to keep it 100% perfect all of the time. We find that sun cream gives us a lot of problems! I should mention however that we will be replacing the sofa at the end of the season. I apologise unreservedly if you found a cigarette butt buried in the sofa. As you will know, our apartments are cleaned to a very high standard so I am extremely disappointed that our cleaners missed it. I am also shocked to think that a previous guests could have done that. It goes without saying that all of our apartments are non-smoking. The balcony is fairly narrow and it is high (we are on the 5th floor!) but it is wide enough for 2 people to comfortably sit out at the table and enjoy the view. Most of our guests really appreciate having some outside space. I think it is unfair to say that the apartment suits young people who plan to spend most of the time at the beach and out at night. In fact, the vast majority of our guests are aged over 50 and they find that the apartment is a great place to retreat to after a day at the beach or visiting the sites. As you say yourself it is bright, nicely decorated, with good beds and great AC ! Mike (Owner)

Beautiful apartment in a great location

We really enjoyed our stay in this beautiful 2 bedroom top floor apartment.

It is centrally located so close to restaurants, supermarkets and the beach which are all within a few minutes walk.

Thank you Mike for making the whole experience so easy, I would have no hesitation in recommending your property for a long or short stay in Nice.

Great little apartment, bright, comfortable, well-furnished and clean. Perfect for our short break.

Really enjoyed our stay here. It was very relaxing and we were given a warm welcome on arrival. Great central location, with a multi storey car park close by in the street behind where we left our car for the entire four -day break. The railway station was easily accessible so we took the train to Cannes for a day's excursion. Supermarket and bakery also close by, as well as some fantastic restaurants - more than we had evenings to eat out! The apartment had everything we needed and was tastefully decorated. We loved the living/dining/kitchen area which was bright and sunny, and an ideal place to relax. The only downside was the five flights of stairs but staying on the top floor with its small but quaint terrace made it worthwhile, and the exercise we did climbing the stairs every day meant we could eat and drink merrily without putting on any weight! We were also given help carrying our cases up the stairs so we overall we didn't mind. Will definitely choose this property again when we come for our next visit to Nice. Thanks to Mike and his team for a perfect holiday break.
