Nestled within large grounds, Cedar Lodge provides a private peaceful country retreat, but is ideally located just 2 miles from the A55 making it an ideal base for exploring north Wales. In a delightful elevated setting, the property is designed to take full advantage of uninterrupted views over open countryside to the Carneddau mountain range (part of Snowdonia), stretching out to the coast with Puffin island and the Isle of Anglesey taking centre stage, reaching as far as The Great Orme and Little Orme in Llandudno.

About Graham Jones

The story of Cedar Lodge begins 21 years ago. With three small children all under the age of three, we set out to look for the perfect family home. Unable to find what we were looking for, we decided to design and build what we wanted instead. Everyone said we were mad when we bought a run down house and applied for permission to demolish it, but 2.5 years later we were considered visionary by our friends when they saw our lovely new home! We have many happy memories here bringing up our three children and all the pets, but work enticed us to pastures new and with the children at University we thought it was time for some new adventures. It is with sadness that we have left our beloved home, but we hope that you will enjoy your time here as we have done for all these years!

Why Graham Jones chose Colwyn Bay

Why did we buy it? Location, location, location! Fabulous views, privacy, peace, quiet, and convenience...

Cedar Lodge overlooks private woodland to one side, and the main elevation has breathtaking views stretching over open countryside towards the sea with distant views of the Isle of Angelsey and Puffin Island.

Being in a semi-rural location we enjoy the benefits of the countryside, with miles of footpaths and trails directly from the doorstep, but we enjoy the convenience of being able to walk to a local pub/restaurant, shop and takeaway.

Although we wanted to be in the countryside, we were also attracted to the property because it is conveniently located less than 2 miles away from the main A55 highway that runs through north Wales. This makes it a great base for exploring the area, as well as providing easy access to Chester, Liverpool and Manchester. It always surprises people, that we can also be in London in just under 3 hours thanks to Virgin trains or Dublin in Ireland, thanks to the Holyhead ferry, which is just 40 minutes drive away or around half an hour to the terminal by train.

What makes this house unique

What is unique about the property is that there is space for everyone to retreat and have some quiet time alone, but also large spaces to spend time together, but it still feels homely and cosy. Despite its size, the property has a warm, welcoming feel with dimmed lighting, log burner, wood pellet stove, large comfy sofas and dining areas inside and out large enough for groups of up to 12.

Our three children grew up here, so the house is very well equipped with games consoles, table tennis, books, magazines, toys, a pool table, as well as a very private swimming pool and large gardens. There is plenty of room to run around and play games on the lawns.

More than anything we love to sit outside, to enjoy the fabulous views and sounds of the countryside. Even after 21 years we are still enticed and we are sure you will too!

Notes on accommodation: We regret that we cannot accept large single sex groups . The property is best suited to families/couples. Outside: The property is at the end of a private drive, secured by large steel gates with private off road parking for up to six cars or jet skis/speed boats. The garden provides plenty of space for children to play and the pool has been gated. The pool and gardens enjoy the sun throughout the day. The main aspect of the home is westerly facing which makes for amazing sunsets while sipping a cocktail on the amply sized balcony overlooking the sea and countryside views, pool and gardens. The property has plenty of quiet corners in which to retreat if you wish. To the rear is a small woodland which makes for interesting nature walks with small children. The large patio area opens out from the family room and is great for playing table tennis. The home is extremely private with hedging screening the few nearby properties. If visiting with pets, the property is enclosed with adequate fencing, but please supervise pets and children. Utility Room: Large American style washing machine, tumble dryer, shaker style base and wall units, stainless steel sink with hose tap. Door to small patio, woodland view, gardens and washing line. Door into garage with freezer and doggy bedding. Cleaning / Towels / Linen / Maid service: Fluffy towels and quality linen are included. Cleaning is on change over only, however additional maid service can be provided on request. A surcharge will apply for this service. The pool is heated Easter to 30 September and charged at £125 per week. Other: A stunning conservatory overlooks the pool with breathtaking country and coastal views. Downstairs there is a fabulous family games rooms with video games, pool table, table soccer, 52" flat screen TV, DVD player, and a selection of toys and books to keep everyone entertained.

The property was excellent

The over all experience was excellent apart from the pool wasn't turned on and it did say on the information it would be so we should of had to days of the pool heated. The hot water was hit and miss for showers. But over all really enjoyed it. Could do with a bigger tv in the lounge and the lounge sofas reading but overall excellent. Beautiful house with beautiful views xxx

Wonderful house and grounds! Ideal for a large family gathering.

This is an amazing house, set in a convenient location yet with stunning rural and sea views. We were unfortunate with the weather as our trip coincided with the tail end of Hurricane Irma reaching Wales, so our hope of sea kayaking had to be abandoned. Some of us did still manage to go in the heated outdoor pool each day though! The house itself was well heated in the storm and the games room provided a range of activities for the various family members. We could have done with an extra shower room, but at least there are plenty loos for the house at full capacity. The master bedroom is wonderfully extravagant and its en suite dressing room was ideal for a cot.

We would recommend the nearby pub, Pen-y-Bryn, which was both toddler and dog friendly, with great food and good service. When the weather was dry, some of us drove to nearby Colwyn Bay and easily found free parking whilst others walked through the woods to meet us there.

We would definitely return as there was still so much to explore in the area at the end of our 3 night stay and the house provided an ideal base for this.

Very nice property in excellent location with good amenities. Great for family vacations . Recommend

The property is fairly new and has 4 upstairs bedrooms as well as one downstairs bedroom. The master bedroom has a huge ensuite bathroom/dressing room. The kitchen is fully stocked with all the usual appliances with a large freezer in the garage. The house is in a superb location close to many attractions and within walking distance of the excellent Welsh Mountain Zoo, a very pleasant pub with great food and drinks, a convenience store and great Indian take out.

Downstairs is a games room with pool table, bar football table and large TV with DVD player. There are plenty of DVDs, games and books to borrow. The pool is fairly small and the hot tub does not have any working jets but both are adequate. Some of the pool furniture is a little tired. The views are excellent from the patio/deck.

Our only issues were that the master bathroom toilet was not great and some of the house lights tripped the fuse several times. Heat and hot water were also not on upon arrival with no information about use. Check in details were also provided late and emails were not responded to in a timely manner.

Overall we had a really good week here with extended family and we would definitely book this house again and recommend this as a super vacation home in beautiful surroundings. Wine and chocolates upon arrival was a nice touch and appreciated. Thank you for a great vacation home.

Great family home

Overall the property was great for our party of 12. The bedrooms were all of a good size, with the master bedroom have a huge bathroom. The kitchen & the dining room were just the job for cooking & eating for the whole group. The lounge could have done with a little more seating,when we were all watching the TV. The playroom was just the job for all the kids (5yrs old to 17 yrs old). I am glad we paid for the pool heating, and took the owners advice to put the cover on a night. The were a few little niggles such as :

The gutting on the conservatory was in need of repair, the brickwork on the steps going to the pool was showing a large crack, and some of the kitchen utensils were quite worn. However overall it is a great house in a fantastic location.

Special interest holidays:


Bodnant cookery school is less than 6 miles away. It offers you the chance to learn hands-on cooking skills from some of the country’s top artisan craftspeople and chefs. They offer full day and half day courses for you to learn to make scrumptious chocolates, farmhouse cheeses or speciality breads, or master the arts of charcuterie-making or Aga baking. Bodnant also have courses by guest Michelin-starred chefs, as well as some for children. They also have a fabulous restaurant, cafe and our favourite - a country style shop selling local produce.


You will be spoilt for choice with the beautiful north Wales coastline and it’s miles of beaches, but to give you a flavour of what is in store, within 3 miles is the pretty seaside village of Rhos-on-Sea with small shops, cafes and harbour for fishing trips. The long promenade has a wide walkway and cycle track, which joins the north Wales cycle route. The beach recently benefited from a £6m overhaul and has lovely fresh sand for families, plus separate areas for fishing, sailing and jet skies.

The property is easily accessible by public transport but a car is recommended. Local car hire is available, delivered to the property. The fast Virgin train link to London Euston takes 2 hours and 59 minutes. This service links with the Holyhead and Dublin Ferry.


Cedar Lodge is located just 1.9 miles from the A55 north Wales express road, making it very easy to explore the area. For history buffs there are several National Trust properties within a 30 mile radius and the castles of Caernarfon and Beaumaris in Anglesey. Within 6 miles is the medieval walled town of Conwy with its castle, pretty shops and harbour, plus the Victorian seaside resort of Llandudno with dry ski slope, Great Orme walks and activities. Pretty Betwys-y-Coed is 20 miles away.

Local Shops and Restaurants

A short walk takes you to the Pen-y-Bryn pub, with lovely oak floors, open fires, bookcases and old furniture it serves excellent food in friendly relaxed atmosphere. There is also a convenience store, Indian take-away and hairdresser.


There are many beautiful country walks on the doorstep. Signposted footpaths and trails run though surrounding farmland down to the coast!

Pwllycrochan Woods nature reserve is a delightful 21 ha woodland just 5-10 minutes walk from the property. The wood is almost entirely deciduous with a variety of native trees and exotic species such as sweet chestnut. There are many footpaths running through the woodland and a number of these are marked to assist visitors. We have leaflets with 4 circular walks, ranging from ¾ - 1¼ miles in our ‘Guidance Booklet’. Each Walk guides you through the ancient part of the woods helping you discover for yourself its history and wildlife.

There are many other footpaths and trails, plus more strenuous mountain walking a short drive away (guides and books provided at the property).

National Trust

Bodnant Gardens is a 32 ha (80-acre) garden superbly located, with spectacular views across Snowdonia. Penrhyn Castle is a 9th-century neo-Norman castle sitting between Snowdonia and the Menai Straits. Plas Newydd is home of the Marquess of Anglesey, with spectacular views of Snowdonia. It is set on the shores of the Menai Straits amidst breathtakingly beautiful scenery.

Family days out

From the property you can walk to the Welsh Mountain Zoo. For days out by car there are lots of family attractions, including the castles of Conwy, Caernarfon and Beaumaris. Other family attractions include Wales' largest marine aquarium - Anglesey Sea Zoo; Henblas Park with Sheep-shearing, demonstrations, tractor tours and pony rides; Foel working farm, with pony rides and animal feeding; GreenWood Forest Park woodland activities with the world's first people-powered roller-coaster.
