The villa is located in Croatia's southernmost valley Konavle on the edge of the village Gruda. Every bit of this stunning 175 square meter, 3 bedroom villa exudes luxury and comfort. Completed in 2011, it exhibits a modern look that breaks away from the traditional stone-facades and tiled roof style that is typical of the region. The theme is applied throughout the villa, the brainchild of a talented Italian trained interior designer from northern Croatia, resulting in a sleek, sophisticated decor that highest quality furnishings imported directly from Italy.

The ground floor features s sun-drenched living room with over-sized couch and flat-screen TV; a well-equipped open full kitchen, a formal dining room, a half bathroom (toilet only), and a laundry room. Ascend the marble staircase to find a master bedroom with en-suite bathroom with Jacuzzi tub and separate shower stall; a double bedroom with en-suite bathroom with shower, and a twin bedroom with a hallway bathroom with shower. All of the bedrooms overlook the pool area (master bedroom has balcony) and are bright and airy owing to their generous size, high ceilings, and eastern exposure. The designer's bold use color-ranging from calm salamon to sky blue to electric lime green-adds a touch to playfulness to the otherwise elegant and posh decor.

The exterior of the villa is just as luxurious as the interior. The large (10m x 4m x 1.6m) swimming pool is outlined by a teak sundeck with chic chaise lounges (6) and sun umbrellas. From here guests will be treated to sweeping views of the beautiful Konavle countryside. To the side of the house there is a terrace with dining table and traditional stone barbecue (made, incidentally, from the remnants of the centuries old stone house that originally stood on the site). The surroundings are very quiet and secluded, offering guests a peaceful and private retreat for their holiday.

Amenities include air conditioning and floor heating in every room, satellite TV, wireless internet, dishwasher, microwave, kettle, coffee maker, toaster, washing machine, iron/ironing board, and baby cot on request.

Despite the quiet location, there are many things to do nearby. There is a picturesque swimming cove (i.e., swimming off the rocks) approximately 5-7 minutes away by car. More family-friendly beaches, along with numerous restaurants, cafes, bakeries, tour boats, etc. can be found in the waterfront villages of Cavtat and Molunat, 15 minutes and 5 minutes away by car, respectively. The historical Old Town of Dubrovnik is just 30 km away (about 35 minutes by car). Nature enthusiasts may want to do some horseback riding or hike through the picturesque Prevlaka Park, both just 10 minutes away by car. And finally, some of the best traditional restaurants (Koraceva Kuca) serving meat (under the iron bell) are located nearby in the Konavle.

Changeover day: The July - August Saturday to Saturday and other months as requested. The 3:00 pm check-in and a 10:00 am check-out are customary. These times may be flexible, especially if there are no guests staying before or arriving after your stay.

Cleaning/Towels/Linen/Maid service: Towels and linen are included in the price; they are changed once a week if the property is rented for more than one week. Cleaning is also once a week.

The Pool Towels are not provided.

Booking notes: You are required to pay a non-refundable deposit of 20 % at the time of booking in order to confirm your reservation. Unless otherwise noted, the balance is payable directly to the property owner in cash (Euro) upon arrival. If you do not feel comfortable travelling with a large amount of cash, it possible to pay the remaining balance via bank transfer prior your arrival, but this must be noted 15 days in advance. Cancellation of the reservation prior to arrival will result in lost of deposit.

Note: A security/breakage deposit of 200 EUR is required in cash upon arrival. A signed and stamped receipt will be issued and the deposit will be returned at check-out if no major damage is discovered following an inspection of the property.

Fantastic villa with wonderful views

Had a great week at this villa in September 2017 and agree with all the other reviews. Nothing much to add that hasn't already been said. One tip is be careful if you are thinking about going into Montenegro. It's only a few miles away so we thought we'd pop down there for lunch. Big mistake. The queues at the border were awful. Not particularly long but very slow moving. It took over 1.5 hours to get through the main border. On the way back we came through the backroads to the smaller checkpoint thinking it would be quieter. We thought we'd cracked it when we got there and there were only 6 cars in front of us but at first we sat there for 20 minutes without moving and eventually it took over 45 minutes to get through. Apparently it was much worse in peak season with people taking the whole day to get through.

Villa was great though and we would definitely go back.

Spacious villa in quiet setting.

We had a lovely stay at this villa. The house was spotlessly clean as was the beautiful pool. Wifi and air con were great. Loved our meals at the family's restaurant in Gruda. Would have no hesitation in recommending to others. The other reviews contain lots of useful hints so don't want to repeat the same information.

Perfect Holiday Villa

We had a fantastic family holiday for my dad's 70th birthday. From the airport, Josip met us at the supermarket (Tommy) on the main road and we followed him up to the house. He showed us around the house and told us all we needed to know. The house was spotlessly clean and finished to a high standard. The views from the house are stunning and the pool is a perfect size for teaching little people to swim.

The first evening we decided to dine at Josip's brothers restaurant in the village, which was lovely, delicious food, breathtaking views and friendly, genuinely lovely people. We went back to the restaurant later in the week and tried the slow cooked lamb, traditionally cooked under the "bell". Both Josip and his brother are available for queries any time on the phone or via email during your stay.

We really enjoyed our stay and would highly recommend the house to anyone.

Thank you Josip for hiring out your fantastic house. We didn't want to go home and we will definitely be coming back in the future.

Fantastic place to relax

We really loved this villa, its so peaceful and just what we needed to get away from crazy London life. The views across the valley are fantastic and I managed to take a really great star trail across the valley.

The area is truly lovely and everyone was great.

Fantastic villa in the country

Do read the description and all the other reviews, as they pretty much say it all - the description and photos of the villa are very accurate. What perhaps doesn't come across is just how nice the bathrooms are, and how great the large open grass area is for children to play. The wifi works very well and is fast (15 Mbps) which is great if your kids (or you!) want to stream video from the internet. As other reviewers have said the owner’s brother Miho is available to help with any arrangements or issues, and the restaurant he runs in Gruda (Koraceva Kuca) is lovely.

The one tip we’d like to share with everyone is the Konzum hypermarket in the Sub City mall in Srebreno, 20km west of Mlini towards Dubrovnik. This is by a long stretch the best supermarket we found in our 2 week stay (and jokingly called it the Waitrose of Croatia). The other smaller Tommy / Pemo / Konzum supermarkets are fine for basics, but if you’re doing a lot of cooking at home we think you’d appreciate this hypermarket.

All in all this was a lovely villa in a more peaceful country setting, with beautiful views up the Konavle valley. We would very happily stay here again.

A lovely villa with stunning views

Lovely villa with all the mod cons and spotlessly clean. Great air conditioning and wifi was really appreciated! The views across the valley was wonderful as was the pool. In a quieter location, but not far at all from all the places of interest. Would suggest a trip to the castle up on the hill a few miles away. Be sure to stop at Duro's refreshment stall at the base of the castle (he'll wave to you as you drive to the castle)! Ice lollies, cool water and free homemade liquour (also for sale on his little stall) was a great treat while invited to sit and chat with him and his wife. Also a MUST is to visit the family restaurant a couple of minutes from the villa for dinner. The brother, Mikov, does most of the cooking and the food and setting outside is fantastic. He and the staff were very friendly and he came over to talk to us (plus a couple of free drinks)! The ingredients are top quality and the cost is shockingly inexpensive. We were more than happy to leave a generous tip. Definitely go. We went more than once. Another restaurant is about a mile further down the valley with water wheels and is most refreshingly cool sitting beside the wide stream that feeds the mill. Try the lamb or veal slow cooked under a bell, then stroll along and see how its been cooked under the ash embers. A most interesting place! One other tip: most swimming places are gravelly or rocky so make sure you buy swimming shoes at a tourist shop. Overall, a wonderful week. We didn't want to leave, and only got back this afternoon! Whether you are a family or just a couple of workaholics like us in need of a relaxing break, we would highly recommend staying at this villa!

Despite the quiet location, there are many things to do or to find nearby. The villa is located on the walking distance to the Gruda village where it is possible to find pizzeria, caffes, bakeries, supermarket (walking distance 300 metres), bank, post office, medical service or rent a bike by www.agroturizam-konavle.hr with over 100 kilometers of marked bike trials.

Konoba Koraceva Kuca koraceva.kuca@gmail.com is small traditional restaurant which resting on old farm in Gruda village , the restaurant is on walk distance from the villa (800 meters) and it serving delicious bites which are prepared from a completely organic and homemade ingredients grown in fields of Konavle valley. Besides the great meat dishes which restaurant offers, your senses will be suprised with genuine taste of vegetarian conbinations and unique deserts. It’s an exceptional Family-run restaurant owned by the same family as well as villa.

There is a picturesque swimming cove (i.e., swimming off the rocks) approximately 5-7 minutes away by car (follow sign for Radovcici and Popovici village).

Horse Back Riding at Kojan Koral www.kojankoral.hr is at Radovcici village, 10 minutes away by car.

Adrenalin Park Sveta Ana adrenalin-park-dubrovnik.com is located in small village Poljice, 10 minutes away by car. There is a pizzeria close to the Adrenalin park.

Soko Grad is an ancent fortres which is must to see place and it is 10 minutes away by car in Dubravka village.

Restaurant Konavoski Dvori (www.esculaprestaurants.com) is a big traditional restaurant located in the lush greenery of the centuries old trees and on the banks of a clean river in the Ljuta village, 10 minutes away by car. The restaurant resting on the an ancent mill by the rumbling river which offers tranquil ambience.

Cilipi a small inland ancent village (5 minutes away by car) which have folklor performance www.cilipifolklor.hr which takes place on every Sunday on 11:15 a.m., right after the holy mass. Already from 9 a.m. owards, you can take the look at the exhibited traditional handicrafts or visit the museum.

Molunat a small sea waterfront village with family-friendly beaches, 15 minutes away by car.

Cavtat a small sea waterfront ancent town with family-friendly beaches, along with numerous restaurants, caffes, tour boats, etc. , 15 minutes away by car. It is possible to take tour boat and visit Dubrovnik as well.

Dubrovnik an historical Old Town is 30 km away (about 35 minutes by car).

Monte Negro border is 5 minutes away by car, which is perfect if you wish to make half or full day excursion to Boka Kotorska to see historical ancent towns Perast and Kotor.
