Villa in Mandelieu, Cote D'Azur, France - Very Private, Close To Beaches and Excellent Restaurants, Convenient For Cannes Shopping. Superb sea and Esterel Hill Views
This is a superb, modern villa of 150m² floor area, with an additional very large basement area, ideal for storing a boat, kayak or bikes etc. The villa is set in private grounds of about 1500 m², with remote control gates. There is a swimming pool, extensive private pool area for relaxing, and there is a boules area in the garden where everyone can join in the fun. We have a table tennis table which proves very popular with all families. There is a summer kitchen adjacent to the pool, equipped with fridge, sink etc, together with a shower/WC. And also a BBQ area.
A terrace, with dining table and a roller awning is ideal for al fresco dining.
The house is located on the edge of Mandelieu la Napoule. There are very nice views from the property, both out to the sea and Isle St Honorat island, and the Esterel hills.
There is lots to do in the area; excellent beaches are close by, and the hills have some excellent hiking and walking trails. There are numerous golf courses within 20 minutes. Local amenities include sailing, motor boating and tennis.
Both Cannes (8km) and Nice (40 minutes) are well worth visiting for their world class art galleries, not to mention the shopping possibilities!
While an added convenience, a car is not essential as there is a good bus service within 10 minutes walk. The bus service also connects directly with Nice Airport. Trains running along the coast are 2.5 km away, allowing easy access to e.g. Nice, Monte Carlo, Menton and into Northern Italy, or west towards St Raphael. There is a ferry service in La Napoule to Iles de Lerin, or from Cannes to St Tropez.
The local hilltop towns of Mougins, St Paul and Vence are easily reached.
This is a fantastic holiday home for a family wanting to enjoy a peaceful and picturesque location, with convenience to all that the Cote d'azure has to offer.

Large, spacious, well-laid out villa with beautiful sea & mountain views. Rooms very well appointed and plenty of toilet & bathroom facilities. Decor and linen excellent. Close to the lovely sandy beach at Mandelieu, which is also by the harbour so plenty of boats to watch as well. Clean beach with shallow water for quite a way so ideal for young children as well as older ones and adults. Toilets & cafe on beach but also only a very short walk into the village itself with plenty of nice shops and restaurants, including a fantastic icecreams shop. Lots of parking around. Easy distance from most places for sightseeing if you can tear yourself away from the pool & beach. Not too much traffic &, as advertised, hyper market only a short distance away, with nearer boulangerie & supermarket. Really enjoyed our time there and would highly recommend, even though a bit hilly.
Great place to stay
I spent an incredible 3 nights in this villa with 5 friends in May. As soon as we arrived we instantly felt at home and were very pleased to see that everything was in excellent condition. The house was very comfortable with everything one would need ( including good wifi) and the outside pool area was the perfect place to relax. We took full advantage of the terrace by always eating there and making the most of the fantastic views. The bbq worked a treat and was very easy to use. We were delighted with the villa and all had an incredibly relaxing holiday. We wouldn’t think twice about booking it again !
Just returned from a brilliant week at this beautiful villa, everything was as described, facilities were excellent, even down to the Netflix to keep the kids happy. Great pool, beautiful surroundings, wonderful weather, what more could you ask for !!!!
Wonderful Place for a Holiday!
My family and I spent a week in this beautiful home and couldn't have asked for more. The house is incredibly comfortable and offers all that you need to spend quality with the family. The view from the back patio is just stunning. We spent each morning with our coffee just chatting and taking in the view. The house/kitchen was so well kitted that we only went out for dinner twice. We spent many afternoons by the pool, which was well maintained along with the garden area around the pool. We took a day trip up to Nice via a train from Caan. It was so simple and the location of the house made it so easy to do. We would definitely rent this house again if our travels take us back to the South of France.
Home in the Sun!
Have just returned from a very relaxing week over Easter from a lovely villa equipped with all mod cons to suit all generations. The villa, pool and gardens were in extremely good order throughout. We enjoyed breakfast on the terrace with a fantastic view across to the Mediterranean, lounged by the pool and even managed a couple of barbeques in the early evening. La Napole is a lovely little town which caters well for tourists. We had a couple of excellent meals there and also in Mandelieu. We ventured as far as Monacco with good rail links from La Napole.There is so much to do and places to visit that we wished our stay had been longer.
We hope to return soon. Alan and Barbara 's organisation and communication was excellent throughout and they made us feel most welcome in their lovely villa.
I stayed with 2 friends for 4 nights at the start of the September. All three of us are males in our mid 20s and the thankfully, the Villa was exactly as advertised and immaculately clean on arrival
The pool area is great and it catches the sun right into the evening to give ample time to top up that tan. There were sun loungers for all of us and an incredible pool to cool down in (very clean).
The views really are really spectacular with the picturesque hills all around and amazing views out to the ocean in the distance.
The Villa itself is a short walk to the local village where you can pick up as many pastries, as much cheese and as much wine as you could ever want. I would particularly recommend the Bouchon d'Aqui for a spot of lunch which is about a 25 minute walk away but absolutely worth it.
The villa is very well equipped for a self-catering holiday with all the applicances you need to cook breakfast, lunch and dinner in the kitchen and indoor and outdoor tables allowing you to eat wherever you please. The barbeque by the pool looked capable of cooking for about 15 people as well if you're feeling adventurous.
Cannes is just a short taxi ride away for access to some more glamorous bars and restaurants if that is what you want and every taxi we used had a SATNav to get you from A to B with the minimum of fuss.
Overall, we were delighted with the Villa and had an incredibly relaxing holiday to end our summer.

“We have visited South of France many times, and when we decided to buy we chose Mandelieu la Napoule as the perfect location. Great views of sea and Esterel hills, quiet location, but only minutes from all services. Convenient for excellent beaches, great walking and cycling in the Esterel, and yet easily accessible to Cannes/Nice for that 'city' type break. Exploring further afield e.g. to Northern Italy, into the Alpes Maritime, St Tropez or even to the opera in Aix en Provence can all be reached with one hour.”
Activity and Interests
The nearest beach is about 2 km. There are several beautiful beaches all along the coast, east and west of Mandelieu La Napoule. These range from open sandy beaches to secluded coves.
Nice is the nearest airport, and about 25 minutes to the house. There are regular bus services from the airport direct to Mandelieu (then an 800 m walk to the house).
Marseilles airport, is about 1hour, 45 minutes.
Mandelieu centre is about 800 metres. There you will find local shops (including a really excellent fish shop), boulangeries, restaurants, banks and post office.
La Napoule is about 2.5 km with a good choice of restaurants.
Cannes is ça 8km ( bus available from Mandelieu, train from La Napoule).
Nice - city centre is 30 km - public transport also available.
Local services are very conveniently located. Geant supermarket less than 10 minutes by car. First class 'poissonerie' on main street in Mandelieu for those who love cooking their one seafood recipes.
Numerous mid range restaurants give a great choice, with a good selection of top class restaurants in LaNapoule (incl 2 star Michelin awarded, The Oasis).
There are lots of interesting and historic towns and villages nearby with cultural events that are well worth exploring. And keep an eye out for their market days where local produce can be purchased.
For art lovers the Cote d'Azure is an essential cultural destination - galleries easily accessible from Mandelieu.
The Esterel hills provide fantastic walking trails, with something for all abilities, while the roads are positively a cyclists dream, offering dramatic coastal or hill scenery, and routes from easy to the most challenging hill climbs.
Mountain biking trails throughout the Esterel.
Horse/pony trekking also available within 20 minutes.
Water sports are very popular, both motor and sailing. Boats can be rented from the marina in Mandelieu, as well as several towns along the coast.

“The property really convenient - from picking up a hire car at Nice airport you can be 'home' in 25 minutes. Great selection of restaurants close by; golf, walking, cycling, tennis and water sports are all on your doorstep. We like it for its convenience to Cannes and Nice for 'city' break activities with greta museums and galleries; the A8 Autoroute is easily accessed so we can get to e.g. Aix en Provence for concerts (1 hour) or into the Alp Maritime for great hiking. The weather tends to be good too!”
