Clematis Cottage at Swardicott Farm was renovated in 2013 from 2 holiday lets into 1 big luxury self-catering holiday cottage, with hot tub. Set in the heart of 95 acres of stunning countryside and woodland of rural north Devon, it is established well off the country lane and accessed only by a single track road with no passing traffic, providing a safe environment for children to play. Guests can participate in the life of this smallholding by watching the milking of the Shorthorn cows (a rare breed) and helping to collect eggs from the range of poultry (guinea fowl, ducks, chicken and geese) and feeding the Shropshire sheep.

Activity and Interests


The famous Lundy Island, a marine conservation zone where visitors can see seals, puffins, dolphins and basking sharks in their natural environment can be reached by a 2 hour boat trip from Appledore, 35 minutes drive from the Farm.

The beaches of Bude, including Widemouth Bath, Summerleaze, Bude Town Beach and Black Rock can be reached within 40 minutes drive.

Saunton Sands, Woolacome and Ilfracombe can be reached within 50 minutes.

Most forms of watersports can be found at these beaches.


Nearest airport is Exeter – 1 hours drive

Bristol Airport – 2 hours drive

London Airports – 4.5 hours drive

Due to the rural location, a car is essential


Hatherleigh, a small market town is about 15 minutes away.

Holsworthy, Okehamption and Torrington are about 20 minutes away.

Bideford is about 30 minutes away.

Bude and Barnstaple are about 40 minutes away.

Further Details:

Fishing: The game fishing on the River Torridge is extremely varied, with salmon, sea-trout and brown trout all providing excellent sport at different times throughout the season (starting on March 1st and finishing on September 30th). The Half Moon Inn at Sheepwash (1 mile away) owns 10 miles of the fishing rights on the River Torridge and day licences can be purchased from them.

Clay Pigeon Shooting: The South West Shooting School is a fantastic set up with 100 different traps to shoot from – full training, guns and ammunition provided. About 1 hour from the farm.

Waitrose supermarket is located in Holsworthy and Okehampton. The Holsworthy branch offers online shopping and will deliver to the door.

Morrisons supermarkets are located in Bideford and Bude.

Co-operative supermarkets are located in Hatherleigh and Okehampton.

Sainsbury supermarket is located in Barnstaple and Exeter.

Booking Notes:
A 25% deposit will secure your booking.
The balance and a £250 refundable damage/expenses deposit is due 1 month prior to the holiday.
The damage/expenses deposit less any agreed breakages or expenses is refunded via BACS transfer within 7 days of the end of your stay.

Changeover Day:
Your cottage will be ready by 4pm on the day of arrival, and should be vacated by 10am on the day of departure. An earlier arrival time may be possible – please phone to check.

Notes on prices:

All prices include electricity, bed linen and bath towels.
There is a charge of £5 per night per dog if applicable. If more than 2 dogs are brought they must be kept in our clean strawed stable.

  • Notes on accommodation: Further Amenities/Facilities: Hot tub / Jacuzzi included in the price Games room equipped with table tennis, quarter size snooker table, various board games and outdoor games such as croquet & badminton Wendy house Private garden and croquet lawn 75 acres of woodland walking with designated trails Rough shooting allowed over the farm with prior permission Fresh produce for sale: eggs, fruit & vegetables that are available in the garden at the time of your stay (come and pick your own) Barbeque Ample parking Outside: The woodland trail offers a variety of walks where wildlife on the farm can be observed close up and in its natural habitat. At dawn and dusk it is not uncommon to see the Roe and Red deer that roam the farm, nor see and hear the distinctive screeches of the brown owls and buzzards along with the eerie hoot of the barn owls. Take a walk around the 4 acres of ancient woodland coppice which hosts a number of ancient species, including dormice. Go and have a sundowner by the lake where you can sometimes see the wild ducks skimming the water. At night you can gaze at a completely darkened night sky, where you clearly see the milky way and test yourself with the constellations. Cleaning / Towels / Linen / Maid service: Linen and bath towels are provided. Please bring your own beach towels. Other: The hallway is a haven of light, with a huge glass fronted façade which continues with a glass feature window leading into the dining & living room. Centrally heated by a recently installed biomass boiler fed by logs harvested from the Farm’s woodland.
