Much more than we expected

We spent a week at Braken hill to celebrate our 50th wedding annniversary and my Wife's 70th birthday. We had 3 generations of the family staying.

Everything was superb, every one thought it was great.

Very well equipped house in a fantactic setting, and great grounds.

Tina was a lovely person to deal with and was easily contacted if any queries.

We met her on the last day and she was great.

We would recommend her lovely house to any one

A 5 star rental with a picture perfect setting

Over 4 nights we had a total of 12 people stay for my husbands 50th birthday celebration. My two young girls were barely seen as they had a ball running around the massive gardens, bouncing on the trampoline and playing hide and seek in the vast rooms in the house.

The house is very well maintained to a very high standard, well equipped and spotlessly clean. A total of four bathrooms (3 of them ensuite) meant no delays in waiting for a shower to be free. My only complaint (v teeny complaint) would be there was no hanging space in the wardrobe in the master bedroom, instead a coat stand which we made do with. My girls loved the cosy bunk room, which is perfect to tuck two little ones up in at night so the rest of us could light a fire outside in the outdoor fireplace provided and enjoy the fresh air!

The facilities are out of this world, everything you need is in that house and I mean everything, the provision of the nespresso pods made our friends day when he discovered them and the bottle of wine too! Washer/Dryer/Dishwasher/3 fridges/Double oven, TV, barbecue, big butchers block to sit around and have breakfast, large seating area to have dinner, the list goes on! The bedrooms were super comfy and spacious and like I said earlier the teensiest complaint for me was our bedroom didn't have wardrobe space to use. Loved looking out and seeing sheep and cows and the beautifully kept gardens of the property. Tina, the owner was very helpful and I would highly recommend this rental to anyone looking for a quality holiday with nearby links to all the major attractions the Lake District has to offer. Kendal town centre is a 5 minute drive and we all enjoyed a mini trek up to Kendal castle!

We will definitely look to book this house again in the future! 5* and some! :-)

Fantastic

Brackenhill was the most perfect house in a superb location and setting for a special birthday gathering of family and friends. The information given prior to the booking is excellent and all the pictures seen on the web site are a true reflection of the house gardens and grounds etc . Whilst this is let- it feels like home too. It is so well appointed and there was everything the group of 12 could need. Friends from all over the country met up here for the weekend and everyone wanted to come back for another stay. I cant recommend it enough, it was wonderful.

Fantastic

What a fantastic holiday home. Nine of us spent a week here and we cannot fault it. ( Knowing the members of my party, this is unprecedented).

The first thing to impress was the view(s). They were extensive and quite breathtaking.

The house itself was immaculately clean, recently decorated and the beds were comfy with good quality bedding. It was equipped with everything you would ever need, and more. Some owners, quite understandably, fit their holiday homes out as cheaply as possible. This cannot be said of this home. We were very impressed with the kitchen equipment, furnishings, artwork, lamps, vases etc that made this a home from home ( only larger and better in our case).

There was so much space that everyone could find a quiet spot if required and the kids could run themselves into the ground. (They slept very well).

The large gardens were, you've guessed it, immaculately manicured and, what with the views, a lovely place to be.

The cleaners, decorators and gardeners all deserve high praise for the way that they present this property.

The owner was a pleasure to deal with. We regularly rent holiday homes and in my experience other owners could learn a lot from her. She was friendly, efficient and a good communicator. I liked the fact that, unlike many others, she did not demand a large security deposit up front with the final payment, a cheque on arrival was enough. It was nice to be treated like trusted, responsible adults instead of a mere source of maximum income. Very refreshing.

I cannot recommend this property enough. It in an ideal location for touring the South Lakes. My advice..... Book it.

Note....The most observant may notice a nearby railway line on the maps....Don't worry, this causes no noise issues and you will hardly know it's there.

Not only does Bracken Hill make a great place form which to explore the Lake District and the Dales but the town is very close to Arnside, Grange-over-Sands and Silverdale, which are pretty seaside towns approximately 10 miles

south-west of Kendal.

The stunning west coast of Cumbria can be accessed through Ulverston, Barrow and Cockermouth.

Travel:

Bracken Hill is easily accessed by road and rail.

There are excellent train links to Oxenholme which is on the main west coast train line from London to Edinburgh. Oxenholme is a 5 minute taxi drive from Bracken Hill.

Car hire is available from Enterprise in Kendal.

Booking Notes:
A provisional booking can be held for 3 days. Confirmation will be made via email on receipt of £150.00. Bank transfers and cheques are accepted and full balance should be paid 6 weeks prior to your stay.
Unfortunately we do not have credit or debit card payment facilities.
If you book less than 4 weeks prior to your stay we ask for the total balance.
A refundable damages deposit of £300 is required just prior to arrival.
We would ask that if you use the BBQ at Bracken Hill it is cleaned after use otherwise a £25.00 charge will deducted from your security deposit for the additional cleaning cost.

Changeover Day:
We offer Friday (4pm) to Friday (10am) as our main letting period, however we can flexible to match your holiday requirements and can offer Friday (4pm) to Monday (10am) or Monday (4pm) to Friday (10am) where possible. We can accommodate 2 night stay, price on request.

A deposit of £150.00 would be due at the time of booking and the balance due 6 weeks prior to date of arrival.
The security deposit of £300.00 should be paid just prior to your arrival at Bracken Hill.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 7 days before check-in date.
  • 100% refund for cancellations more than 14 days before check-in date.

  • Notes on accommodation: Entering the house via the 'Boot Room' allows you to kick off the muddy boots and provides plenty of cloak space for outdoor gear. From here you can access the utility room and the double height kitchen space. Off the kitchen is a lovely light dining room that leads to patio space at the rear of the house. The kitchen has patio doors that lead directly to the patio at the front of the house. There is a downstairs WC, basin and shower. From the hallway there is a ground floor twin bedroom. The snug has open fire, sofas and large TV/DVD, BT vision. This space has interconnecting doors to other large reception rooms, also with TV/DVD. Bedrooms are located on the first floor all with great view of the surrounding countryside.
