Villa Thea is a stone, traditionally styled, modern 3 bedroom villa, with large private pool set in a very tranquil part of the beautiful Kaya Valley. Ideally located to discover this historic village, coast line and surrounding attractions.
The depressing part is that I am writing this from my desk at work having spent the last 2 weeks at this stunning villa.
The villa itself is amazing & has everything you could need. Waking up every morning & opening the balcony doors to the view & the pool was something else. All the bedrooms were perfect, comfy beds & more than enough storage, the bathroom was spot on, modern, sportlessly clean.
Downstairs the trend continued, stunning open plan livingroom / kitchen, again with a modern feel & sportlessly clean. You don't really see the full effect from the photos but the kitchen has bi-fold doors that open right out so you can sit and eat overlooking the pool with the valley in the back drop, agan just stunning. We found this really good with the kids as they could be in the pool whilst we were doing things in the kitchen as you can see them at all times. The Bose speaker was also a welcome addition as we do like to be by the pool & have some music on in the background!
Outside you have a stunning pool, more than enough sunloungers & a great undercover area with comfy chairs. We all loved the pool & with the kids, there were no concerns for their safety, everything was secure....the layout meant they could spend time playing hide & seek as well which they loved.
The village of Kayakoy is only 5 minutes by car / 20 minute walk. There are a number of really nice restuarants, most of which will pick you up & drop you home if you fancy a few drinks or don't fancy the walk. We had a few good meals in Levissi (great setting, service, food) & also went to the BBQ restaurant. We also ate at Antik....doesn't look much from the outside but again, staff were very friendly & the food was really good.
Further afield, we ate out once in Hisaronu & once in Olu Deniz....had nice meals at both but obviously a lot busier and more commercial than the Kayakay....we enjoyed the peace of the village so were always happy to get back. This said, Olu Deniz did have a good night life and atmosphere so glad we went and experienced it.
Finally, Cem....he is the Villa Manager and is one of the nicest people you could meet. He is very friendly and will do anything he can to make the holiday a special one. He did our airport transfers and also sorted our car hire...he is simply a legend! The cleaners were also very friendly!

We have been lucky enough to stay in villas in many parts of the world and this is one of the loveliest we have had the pleasure to use.
The location is lovely, the pool is fantastic, the electrical appliances are all top quality and, as everyone else says, it is beautifully clean.
Cem (the villa manager) was an absolute godsend and was able to arrange anything we wanted at very favourable prices because he seemed to know everyone! He was quick to resolve any issues, gave us lots of useful information and was a pleasure to deal with.
The village of Kayakoy was about a 20 minute walk but it was a bit much in the 40 degree heat so a car was very useful. There were a few small shops and a fabulous bakers in the village centre so it was easy to stock up on basics like milk, bread, water etc. There were also some lovely places to eat and the restaurant owners were happy to collect you and drop you back to the villa at the end of your meal.
For bigger shops we went to Hisaronu which was great to visit but also great to leave behind! If you're into British themed pubs and fake designer goods then its the place to go - we enjoyed our trips there but were grateful to go back to the peace of Kayakoy afterwards.
If you are braver than us then a drive into Fethiye is worthwhile. We did do it a couple of times but it was a bit manic and we had trouble finding a place to park which is why we favoured Hisaronu. We did visit the market but got Cem to do the driving!
We did have a few issues with the Wi-Fi connection but would have been more surprised if we hadn't and certainly didn't let it interfere with our enjoyment.
If we had to come up with any suggestions for improvement then it would have been lovely to have a table and chairs outside for al fresco dining and for playing cards in the evenings. We did cook our own food a few times and it got pretty hot in the kitchen because the air con unit was at the other end of the room, so having a fan would have helped! However, these were our only "niggles" and wouldn't put us off returning again.
Overall we wouldn't have any hesitation in recommending this villa to anyone because it was one of the most enjoyable holidays we have ever had. It is the first time that one of our teenage sons has made the effort to say he would like to move from England to live there!
We will definitely be planning a return trip so thank you to Anthony and Cem for making our 2 weeks so wonderful.
What a wonderful holiday in a fantastic villa! Our family, with two grown up girls with boyfriends in tow, had an amazing time.
Villa Thea is of a really high standard – all the fixtures and fittings are modern and it was super clean. Great to have air-con throughout, although a gentle breeze kept us cool enough most of the time. The wifi was a bit sluggish but that’s to be expected in a rural setting like this.
The shaded area at the back of the house is perfect place for fair skinned folks like me to enjoy being outdoors without fiddling with sun shades all day. There is a lovely view towards Kayakoy and it's very relaxing. The pool is lovely – big with a deep end and it stays really clean due to design that keeps the water at floor level (plus a fella comes round early most days).
If you like a hike there are some great trials through the mountains that are quite shaded by the trees. The views on the hike down through Kayakoy ‘ghost town’ and down to Oludeniz are simply breathtaking.
Hisaronu is about a 15 minute drive away and while not quite my cup of tea (think Turkish Blackpool) my wife enjoyed a spend up in the shops there.
You are spoilt for choice when it comes to restaurants with Izela in Kayakoy being our favourite. A great setting and the food is amazing. We were also regular visitors to the lady in Kayakoy village for her wonderful pancakes.
Cem, the villa manager, knows just about everyone and can get anything sorted for you. We highly recommend the boat trip with his friend – it was a truly wonderful day.
With all the stuff going on in Tunisia recently a lot of people might be put off of visiting a country like Turkey but we found it to be really safe. It’s so green and beautiful with friendly people who can’t do enough for you. Normally after two weeks away I’m ready to come home but not this time. I could have stayed all summer.

Our first time to Turkey. Villa Thea was beautiful ! Being in Kayakoy we found this to be a lovely little village, a bit different from the hustle and bustle. We visited a lot of the restaurants in the village, the ambience and food were to die for. The locals in the village were very friendly.
Daily essentials could be obtained from the local shops in the village. It was only a ten minute drive to either Fethiye or Hisaronu where there were an abundance of shops, supermarkets, bars and restaurants etc .... Beautiful beaches were also not too far away.
The villa was spotless and had everything in there to make it home from home. The beds were lovely and comfy. The pool was very big and kept clean. Our children spent many hours in there. The outside area was nice and relaxing.
Cem who looks after the villa, picked us up from the airport and arranged car hire for us. Which was at the villa waiting for us when we got there. He also arranged us a boat trip for the day which was very enjoyable. He was very friendly and helpful.
We've put off going to Turkey for so long, after this holiday we cannot wait to go back. I would recommend this villa to anyone for a truly lovely relaxing holiday.
The only bad part was having to leave it !

Just returned from an excellent holiday at Villa Thea and can't recommend it highly enough. The villa is furnished really well with all you could possibly need for a comfortable stay and was spotlessly clean. The pool area was large with beautiful views across the countryside. It is in a very peaceful area about 25 mins walk from the centre of the village so car hire was useful. Most local restaurants were happy offer free collection for our party so no problem getting around in the evening. Cem was great, arranging car hire, pick up from the airport, taxi service and even bread delivery every morning !
We had a great time. The villa was outstanding, spotlessly clean and well equipped and maintained. All finished to a really high standard. Comfy beds. Loved the i-pod dock. The pool was extremely well maintained. Crystal clear water. Wi-Fi worked well although had to be turned off and re-started a few times. Location is fantastic. Garden beautiful too.Lovely peaceful secluded corner but dead easy to get to nearby towns, attractions etc. Local restaurants excellent, people everywhere friendly. Cem was excellent. Didn’t really have any problems but nice to know he was nearby just in case. He did our transfers and car hire with no hitches and no fuss. Nice guy. Can’t really see how you could improve things. Maybe a visitors book so guests can share tips / recommendations and leave feedback but basically perfect as it is. You’re very lucky. If you’re ever selling…
