About Caroline Sanderson

We farm here with our 2 young sons who love growing up here in the Norfolk countryside.

We enjoy all the space here, walking the dogs, cycling and riding our horses on the miles of forestry tracks and also sail on the coast.

Oak Tree Cottage is in the middle of our family farm.

We grow wheat, barley and potatoes, asparagus as well as lamb so a real mixed farm.

The cottage is 1 mile from our farm house with open views all around. Your closest neighbours are the local roe deer!

The cottage is well equipped for a family holiday in the country.

What makes this cottage unique

The cottage is detached and has open aspects all round.

There is a large garden and paddock which is all fenced.

Good dogs are welcome!

It's about half hour to drive to the coast but there are miles of tracks from the cottage for cycling and walking.

We can help plan your days and give you lots of ideas for what to do and where our favourite places are.

mostly this is a unique opportunity to enjoy the Breckland countryside.

Fabulous cottage surrounded by nature!

We had a great time in Oak Tree Cottage, it was the perfect holiday with 4 children-lots of space for them to run around and play outside, with lots of nature to explore around the cottage. Daily walks to look at the pigs next to the cottage were enjoyed by all. It was the perfect place to escape the hustle and bustle of daily city life and enjoy family time together. We explored some local attractions, namely Bewilderwood, Thetford Forest, Go Ape, Kings Lynn and Hunstanton.

The cake and bread waiting for us upon arrival were a lovely welcome!

We hope to go back soon!

Lovely break in a great setting

Beautiful Oak Tree Cottage

Oak Tree Cottage was everything we hoped for, quiet, peaceful and relaxing. It was very nice to walk in and see a lovely bunch of fresh flowers, cake and asparagus left for us by the owner Caroline. The garden was very safe for our 2.5 year old granddaughter. She loved the outdoor swing, tractor and lawnmower and the whole experience of staying in the cottage.

The cottage was well equipped, had everything we needed and the beds were so comfortable.

An idyllic cottage and location

We had a fantastic time. The cottage is well appointed,cosy and surrounded by farm land.

Caroline left us the most wonderful cake which we hugely enjoyed. We would love to go back.

What a great location

Arrived with parents, child and two dogs, trust the instructions for getting there it is truly in the middle of nowhere, absolutely fantastic location, great walks for the dogs, quiet and peaceful, we even sat and listened to the Turtle Dove. Arrived to a scrummy Victoria Sponge made by Harriet which was most welcome.

No neighbours, completely safe for children and dogs, a great holiday, will certainly be booking up again.

Peace and tranqulity

If you are looking for a rural retreat in Norfolk, look no further!

This was our first visit to Oak Tree Cottage but certainly will not be our last. It offers perfect peace and tranquility whilst still being within easy reach of "civilisation". The owners, Tom and Caroline, are the nicest couple you could meet and nothing is too much trouble for them to ensure your holiday is memorable. This is on top of running a very large multi-faceted farm and farm shop almost single handed!

We arrived during the very busy asparagus season (their farm is renowned for its asparagus) so we were lucky enough to sample it! Not only that, but Caroline had taken the trouble to make a gluten free cake to greet us. (Even better than we have ever achieved and at her first attempt!) Although being at the centre of all Beachamwell village activities, nothing was ever too much trouble for them (despite the asparagus season pressures) and we even got a personal tour of their lovely garden!

Whilst the weather was colder than normal for the time of year, the cottage was always warm and cosy, the South facing patio is a real sun trap in the late afternoon.

There is a toy box for the children, chalks and slab in the garden for drawing pictures, an extensive collection of books, fiction plus reference, and very interesting publications on the local area. (I was fascinated to read that rabbit warrens were man-made and a status symbol!).

It has all the facilities one could ask for plus, just a few hundred yards up the lane, a "mini-farm", Keeper's Cottage, with two pigs, four lambs, lots of chickens and a goose. Just the thing for children .... of any age!

Not only that but the Keeper's wife makes scrumptious cakes to order!

We are already looking forward to our next visit and have no hesitation in recommending this property to anyone. In fact we are hoping to entice our children/grandchildren there to enjoy all that this special property has to offer.

Oh, and if you are into wildlife, the garden has its own resident mole who logs its daily progress across the lawn, just to see whether you can ever catch sight of him/her! We never did!

Downham Market station only 8 miles.


5 miles to Swaffham and 8 miles to Downham Market, both historic market towns with choice of shops, inns, restaurants, tennis and sports centre.

3 miles to NT Oxborough Hall.

Great pubs and restaurants within a couple of miles.
