Many of our visitors never leave the Old Rectory once they have arrived.

Canadian canoe/Kayaks with wetsuits/wetshoses can be

used to explore the River Yare whenever you like. Or just have a wild swim along the river itself.

This substantial Queen Anne property is situated in 12 minutes from Norwich, with easy access to the medieval city centre, with its magnificent Cathedrals, 12 century Castle, which hosts a great museum for rainy days. Wonderful beaches 40 minutes away such as Winterton has a beautiful sandy and unspoiled Norfolk beach. Where the dunes are so peaceful that the Tern colony has moved here in recent years. Parking and a cafe is available right next to the beach. The North Norfolk Coast is one hours drive.

Notes on accommodation: WiFi internet access. Central heating. Pets are accepted. Outside: The garden is divided into three parts each with their own character; a walled garden with fruit trees and soft fruits, the main back garden with 100 yards of river frontage and a wooded area. The river is no more than three feet deep and can be canoed in. The front garden has the remnants of a log fallen tree and the woods give lots of possibilities for building dens. Utility Room: The washing machine and tumble dryer are in a laundry room. Cleaning / Towels / Linen / Maid service: Bed linen and towels included. Property cleaned and linen changed weekly. Other: The large conservatory has a Balinese day bed ideal for watching the wildlife in the garden. Also contains table football and some toys for our younger visitors. Many outside toys/sports equipment is available including canoes and life jackets.

Great place, with bags of character.

This was - we think - our fifth annual visit, and it gets better every year. It's now a popular, familiar backdrop for our huge family gatherings, and the house suits all three generations - huge, but with quiet corners for everyone. Ping pong and dressing up indoors if it's wet outside, and the garden and stream waiting outside for when the kids need to run off steam. A dinner table long enough for everyone, and then we can all exchange gifts by a roaring fire. Perfect!

Character and charm

A beautiful and well-equipped house

We rented this house for a family weekend to celebrate my mum's 60th birthday. In all there were 10 adults and 3 children.

The house is very characterful and there was plenty of space for everyone. It is the owner's home and so is very well equipped - it doesn't feel like a holiday rental at all. It is nicely decorated and there is lots of art on the walls and there are lots of books, dvds, and toys for children

We had a lovely time together and made good use of the log fires, table tennis, musical instruments and canoes.

Everyone agreed that it was a perfect location - so much so that, other than a short walk on the Saturday morning, we didn't really need to leave the house and garden at all!

A lovely house for a family holiday

This 300-year-old house provided plenty of space and interest for a family holiday, with three families of four, children ranging in age from 11 to 17. All the children and adults enjoyed the kayaks and canoe on the river, and also table tennis, badminton and table football and the huge garden. Plenty of equipment was available for all the activities. It all made for a very enjoyable week.

A Special house for a special 50th b'day weekendr.

Thank you so much for the use of your beautiful, intriguing home for my Rozi's 50th. We had the most amazing time, celebrating with our wonderful family and friends. In particular enjoying time on the water, playing table tennis, 'Kubb' on the lawn and sharing good food, drink and laughter.

Fabulous weekend away.

Beautiful house and gardens

What a beautiful property this was! We were an extended family group of twelve, with ages ranging from 8 to 78, and this was an ideal place to stay. Most of us didn't leave the Rectory for the long weekend, as there was so much to do there:

*playing in the huge gardens- the "secret" den was a particular hit, but there was also a large teepee, badminton, and a swing

*swimming and canoeing in the very clean and beautiful River Yare at the bottom of the garden- which some of us did every day. It is shallow so suitable even for smaller swimmers who are less confident. We also brought our own inflatable dinghy which was a huge hit.

*sitting in the lovely conservatory, on the deck or a peaceful spot in the garden with a book and a cold drink

*several BBQs

*a very well equipped games room with table tennis and musical instruments (drums not so popular at the crack of dawn)

The house is quirky and stylish with everything you could need. There are beautiful period features alongside some lovely Hindu artefacts (Ganesh inspired?) and modern art. It was a real home from home.

The two rooms in the attic are great for kids- but the steps might be a little steep for little ones. There are plenty of bathrooms for such a large family group.

In terms of activities, some of the group visited the excellent museum at the local university, and others went into Norwich city centre. But mostly we stayed at the house. For the sporty, there are several picturesque running routes through the campus, and we saw lots of bunnies and a very statuesque heron!

We have visited lots of properties in this big family group over the years, and The Rectory is definitely the best we've been to. Mia and family were friendly and helpful, with prompt communication. We shall be returning.
