First floor accommodation with very large panoramic roof terrace (shared between Limone and Mandarino), steps leading down to swimming pool, tennis court and beautiful grounds.

Limone - Bedroom 1 with twin beds and wardrobe with drawers, interconnects to bedroom 2 with King size bed, wardrobe incorporating drawers.

Dining/living room two sofas, table/chairs, TV for DVD use only. Self- contained fitted kitchenette with oven, hob, fridge/freezer, microwave and fitted cupboards. Bathroom with shower, WC, basin and bidet. Full of light. Electric fans provided plus welcome pack.

'A gorgeous villa...Villa Sant'Annina is a magnificent restored country house set in wonderful rustic grounds with panoramic views' The Italian Magazine.

The property is set amongst olive, fig and other fruit trees and has a lovely big kidney shaped swimming pool, next to which is a full sized tennis court. Cisternino is five minutes by car, Ostuni, Martina Franca and Locorotondo around 15 minutes - all with their unique ancient centres/markets and a fabulous choice of food, restaurants and bars. The whole region is widely considered to be the most beautiful and unspoilt in Puglia. You are only 15-20 minutes by car from excellent sandy beaches.

The grounds are bound by natural stone walls and at the far end of the land there is a lovely view down to the sea. The Villa splits into four private wings sleeping 4, 4, 4 and 8 or can be rented as a whole.

About Philip Marvin

We took over Sant' Annina on July 8th 2013.

It is set in a magical area with a beautiful drive down narrow lanes for about a mile before you arrive. It is private but not isolated with a couple of neighbours nearby. It is brilliantly positioned for the coast/beaches, two international airports and four beautiful old towns, all within easy reach. The wonderful local produce sold in vibrant, colourful local markets is a particular highlight. The villa is a relatively modern building which dwarfs the old lamia and trullo buildings. In the winter of 2013 we refined and expanded what was there - creating a proper tennis court and a new apartment which incorporated the garage, older lamia and trullo.

We hope to offer retreats and art courses of various kinds in the future.

We travelled to Puglia as 13 cousins (ages 14 through 58) rediscovering the land of our grandparents, and Sant' Annina was a great choice as our home base. We had all three units in the main house (Melograno, Limone & Mandarino), and the amenities were spacious enough that we had no problem sharing the pool, tennis court and grounds with another family staying in the trullo/lamia at the same time. The upstairs units are smaller but were perfectly adequate, especially since we also had the spacious ground floor, where we did all our gathering, cooking and eating. The pool was delightful, and hiking the grounds to the spectacular view at the edge of the Murgia was a plus, as were the plentiful fresh figs, pears and walnuts picked from the trees on the grounds. We found the rooms and grounds clean and well-kept. Visitors from America might not be prepared for the lack of AC or bug screens, but that appears to be how things are done here, and really was no problem - even on the hottest days (upper 90s), the area cools off wonderfully in the evening, so sleeping weather was delightful. The only real drawback was that the villa is a fair distance outside of Cisternino and there is little besides other villas and farms in between, so you don't have the convenience of casually walking into town for shopping, etc. (we tried the walk once, and it was long and hot). We had a great stay, and would recommend it especially for large groups looking to tour around wonderful Puglia.

Notes on accommodation: The villa and rugged grounds are extensive. The property is wonderful for families holidaying together but works equally well for smaller parties wanting some privacy. Villa Sant' Annina provides simple, cool interiors ideal for summer living. Bath towels and linens are all provided. Beach towels can be provided on request. There are two washing machines for communal use in a small wash house. This is available for use between 9 and 11.30am each day. Outside: The rustic grounds extend to 9000 sq.m. of olive, fig, almond and fruit trees (you are welcome to help yourself!). There are plenty of lovely places to sit outside, around the pool beneath a shaded gazebo and on the private terraces and roof terrace. The rugged grounds are very typical of the area (don't expect Kew Gardens!) and offer a wonderful selection of citrus, olive, almond and soft fruit trees. The terrain is great for walking around, sitting in the shade and for children to explore (sturdy shoes recommended). There are spectacular views to the sea from the far boundary wall which is bounded by a forest. The grounds, pool and tennis court are for the exclusive use of our guests. The beautiful pool is perfect for children and adults with shallow and deep ends (please ensure that children are supervised at all times). A barbecue, tables and chairs are provided for al fresco dining.

We stayed at apartment Mandarino with 4, dad, mum and 2 kids. Inside it was okay, clean and good beds.. and outside it was fantastic! Very nice surroundings, we had a great time! Thank you very much Philip and Suzie!

Very nice stay in the surburb of Cisternino

We had a very pleasant stay in this villa. Philip & Suzie are incredible nice hosts. Their villa is split in 4 places, that you can all rent. We stayed 2 weeks with our family and had wonderful holidays. The house is close to the city of Cisternino, which is less crowded than Ostuni in summer. It's 10 minutes to go to the beaches, but sometimes when it's too hot, it's better to use the swimming pool and have a tennis game during sunset. The house is big and even if there are other families, intimity is respected during your stay. There are very nice fig trees in the garden. We definitely recommend the place.

Super schöner Urlaub in einem ganz tollen Haus !!!

Wir haben zu dritt 10 Tage in der Villa Santa Aninna verbracht und haben uns super wohl gefühlt. Wir haben die Wohnung Limone gemietet,die alles zu bieten hatte was man braucht.Nicht auf dem aller modernsten Stand aber trotzdem zweckmäßig. Der Ausblick von der Sonnenterasse (viele Olivenbäume)war bombastisch und nicht zu vergessen der POOL !!!! Er war toll,erfrischend und einfach riesig. Die Vermieter -Phillip Marvin und Suzie - waren zauberhaft,freundlich und hatten auch viele Tipps für uns was die Umgebung betrifft.

Das Haus liegt ca 2km von Cisternino ,mitten in der Natur !! Wir können es wirklich empfehlen !!

Wunderbar gelegenes Apartment mit tollen Vermietern

Perfektes Apartment für Urlauber, die Kultur und Strand nicht missen wollen! Es liegt am Anfang des Itriatales und von der oberen Terrasse hat man auch einen wunderbaren Blick über die Trulli und das süße wie nahe gelegene Städtchen Cisternino - perfekt für Sonnenuntergänge und ein Glas Wein.

Wir erachten es als sehr gut gelegenen Ausgangspunkt um Apulien zu entdecken, da man schnell im Hinterland ist, aber auch zur Superstrada an der Küste ist es nicht weit, um große Städte wie Bari oder Lecce zu erkunden. Auch am Strand ist man schnell (rund 10km) und auch das Naturreservat, wo man wunderbar schnorcheln kann, ist gut erreichbar.

Die Wohnung, in der wir waren, ist für vier Personen ausgelegt, wir waren zu fünft dort, und auch das war mit Zusatzbett kein Problem. Schön ist, das die Villa auch einen Trullo besitzt (der auch als Apartment genutzt wird), und vor allem die vielen Obstbäume in der Anlage sind faszinierend: verschiedene Feigen, Kaktusfeige, Granatapfel, Mandel, Oliven etc. - zum Frühstück gab es immer wieder frisches Obst!

Die Vermieter sind so herzlich und zuvorkommend, wie man es sich nur wünschen kann, auch die Kinder haben sich non-verbal gut mit ihnen verstanden.

Wir können die Villa wirklich von Herzen empfehlen und wünschen jedem dort einen ebenso schönen Urlaub, wie wir ihn hatten!

The nearest beach is a beautiful 15 minute drive. This is the best family beach in the area, with water sports, fabulous beach restaurant, bar, sunbeds etc. The Puglian coastline offers some 500 miles of white sandy beaches. Whilst the local beach is our family favourite, there are beaches for every taste from tiny rugged coves to beautiful white sandy nature reserves.


Ryanair, Easyjet, Alitalia and British Airways fly to Bari or Brindisi airports. Brindisi is our favourite (Ryanair or Alitalia from Stansted or Heathrow) and is about 55 minutes away by car. There is also a port at Brindisi offering ferries to Greece. Bari airport is about 65 minutes away.


Villa Sant'Annina is wonderfully positioned to explore the whole region. It is a 5 mins drive to the beautiful old city of Cisternino with its lovely old cobbled streets, fantastic restaurants and bars and huge market. It is also a short drive to Ostuni, Martina Franca, Locorotondo and Alberobello (world heritage site/trulliland). The ancient site of Egnazia to the north is an easy drive and a must see stopping off at the port of Savelletri - great for buying fresh fish.

Activities locally available include: Fasanoland - a fantastic safari/theme park for kids, sea/ocean, watersports, tennis, Castellano caves (amazing), many wonderful towns to explore. We provide a detailed information pack for guests covering all aspects of the region. There is a huge 24 hour Conforama supermarket only 20 minutes away.

The swimming pool is normally open mid May til end September, but exact dates depend on weather.
