Cottage in Roydon Common, Nr. Hunstanton, North Norfolk, England - Peaceful Location, 20 Minutes From The North Norfolk Coast

Westbury is constructed of the local car stone and is typical of it's period. The cottage is situated close to the village centre yet it is set in a tranquil location with fields to the front and woodland to the rear. Westbury is situated on a quiet lane directly onto the Norfolk Wildlife Trust's Roydon Common Nature reserve. You can watch the wild horses and other wildlife from your bedroom window. There are three bedrooms and a shower room upstairs. Downstairs there is a lounge, with wood burner, separate dining room, fully equipped kitchen, bathroom with bath and shower and a conservatory that benefits from all day sunshine. Guests visiting the cottage have full access to the gardens, patio area and parking spaces. There is a large secure garden with fruiting trees and bushes, outhouses / sheds, and an outside table with seating. The cottage is let Friday to Friday.

About Stephen and Lois Heywood

We are a family of 5. Mom, Dad and three teenage boys. We live in Leicestershire, just over an hour away from our cottage which is a real "home from home". As a family we enjoy cycling and walking and the cottage has allowed us to enjoy these activities as a family for many years. The sixth member of our family is Meg the black lab/spaniel cross who is a muched loved dog. She particularly loves the walks over Roydon Common, accessed straight from our front door.

Why Stephen and Lois Heywood chose Kings Lynn & West Norfolk

We fell in love with Westbury as soon as we saw it. It is a cosy family cottage where our boys have enjoyed fantastic relaxing breaks. It is on a very quiet lane and close enough to the coast (20 minute drive) but also with easy access to Kings Lynn where there is plenty of things to do for the boys.

Westbury is a real home from home. The cottage has everything that we need for a great family holiday. We have been visiting every year for 5 years and will keep coming back. The pace of life is wonderful, perfect for unwinding.

We really enjoyed our holiday in Roydon. The local pub (the Union Jack) is fantastic, what a bonus in walking distance and dogs welcome! The local walks are fabulous and straight from the cottage door.

A lovely Christmas spent relaxing at your cottage. The log burner was almost too hot, thank you for putting up the lovely decorations, the children thought they were magical. We really enjoyed our Christmas morning walk on Hunstanton beach.

Outside: Westbury has a mature garden which benefits from all day sunshine. There are three apple trees (1 cooker and 2 eaters!) in addition to two gooseberry bushes. Guests are welcome to help themselves to fruit when in season. There is garden furniture, for outside eating, a rope swing to entertain the children and patio area. We have provided a barbecue for alfresco summer dining! Cleaning / Towels / Linen / Maid service: Westbury will be cleaned prior to your holiday, we expect you to leave the cottage in a clean and tidy condition on departure. All bed linen is provided. Tea towels are provided. Guests need to bring their own towels. Other: Conservatory: with rattan three piece suite and a shabby chic dining table with 4 chairs.

We stayed here for the third year in a row. It is a great cottage very homely and well equipped. Great value and my Grandchildren love it. Great base for exploring North Norfolk. Will definitely return for a third year. The road in isn't great but the advantage of this is very little traffic. We have had a great holiday each time. Lovely house.

We had a lovely time at the cottage, it was in a very good area to get to the coast, Sandringham etc. the only niggles I had was the road leading to the cottage was atrocious, so full of potholes. We didn't realise the bathroom was downstairs which wasn't very convenient and we could have done with more than one t towel.

Westbury is within 20 minute drive of the fabulous North Norfolk coast with award winning beaches at Hunstanton, Wells Next Sea and Brancaster.

Beautiful, unspoilt, uncrowded beaches with golden sand and rolling dunes.

Unique beaches (Holkam and Wells) that are flanked by pine woodland, with hidden gems such as rope swings and woodland huts.

The wonderful traditional multi coloured beach huts at Wells next Sea are available for local hire.


There is so much to do within a 30 minute car journey, to enjoy the area to its full we would recommend a car.


The nearest large town is Kings Lynn which has all the amenities, supermarkets, cinema, swimming pool, high street shops is 7 miles west of Westbury.

Westbury is a great base for bird watching, walking the famous Peddlers Way or cycling.

Just 30 minute drive from the cottage is Blakeney Point where a boat trip to see the seals is a must for families and big kids alike!

Take a drive along the coast road and stop off the buy the fresh fish, crabs and mussels from road side at the fisherman's cottages.
