The Garden Flat is a light, spacious and modern 2-bedroom apartment with breath-taking lake views.

The Master Bedroom has a double bed and opens directly onto a private terrace overlooking the lake. The second bedroom has two single beds.

The open-plan kitchen/dining/living space also opens directly onto the terrace, with spectacular views of the lake.

The terrace is perfect for outdoor dining, drinks and BBQs.

The Garden Flat has a separate entrance and terrace from the rest of the chalet. The large garden with swingset is shared with the main house.

Please note that the reviews below are pre-renovations! The view hasn't changed...but the apartment has been completely refurbished with new, larger windows.

About the property

We have spent the last 8 months renovating Le Ban de la Roche to the highest architectural and design standards. Work finishes at the beginning of March 2017, when we will post pictures of the newly renovated interior and exterior.

We have chosen a modern, light, Scandinavian feel with huge windows and terraces overlooking the lake to make the most of the spectacular views. White walls, muted colours, oak floors and polished concrete create a minimalist yet cosy interior.

The Luxury Villa is available July and August only. The Garden Flat is available year-round, except July and August.

Please note that while the two properties share a driveway, they have separate entrances and terraces, and have been carefully designed with both parties' privacy in mind.

Le Ban de la Roche is two minutes walk from the centre of the village and Lake Annecy.

Talloires is a typical little French village with a lot of character! It's a paradise for nature, sports and food lovers.

Set on the lake but with woods and mountains just behind, it offers a huge range of exciting activities including water-sports, paragliding, canyoning, hiking, mountain-biking, road-biking. A 42 km cycle path goes around the entire lake.

Talloires beach is a great spot to relax and enjoy the lake. Kids love the paddling pool, slide into the lake, children's pool, diving board and swimming platform.

A range of restaurants will keep you entertained in the evening from the Savoyarde on the beach with its amazing views and delicious pizzas, to ultimate gourmet and romantic dining experiences at Michelin-starred chef Jean Sulpice’s Auberge de Pere Bise and the more traditional Hotel de l’Abbaye.

Talloires is 14km from the beautiful medieval town of Annecy, known as the Venice of the Alps. Annecy has a direct rail link to Paris. Buses, boats and water-taxis link Annecy to Talloires.

Talloires is 45 minutes from Geneva airport.

We are an English couple with 3 little girls aged 9-4. We have been living in France for 16 years. We moved to the Annecy area 6 years ago and love it - especially the lake in the Summer and skiing in Winter. It's a great base for exploring the Alps and offers so many outdoors activities for children.

We were looking for a house in the Lake Annecy area that was walking distance from a village as we did not want to have to get in the car every time we needed to go somewhere. This house was perfect as it is within walking distance of the lake, the children's school and the centre of the village.

What makes this apartment unique

We love the views of the lake and mountains from the house. The view changes constantly throughout the day depending on the weather and never fails to take our breath away. We also love the privacy and peace offered by the large enclosed garden.

Coast/Beach:

We are 3 minutes walk from Lake Annecy. Talloires beach has a paddling pool for babies and toddlers as well as a slide, diving board and swimming platform for older children. Life guards operate at the beach. Pedalo and boat hire is available in the village. There is a beach bar offering drinks and food throughout the day and evening.

Travel:

Geneva airport is 40km away. Annecy train station (direct trains from Paris and Lyon) is 15km away. Chambery airport is 60 minutes away, Lyon 1h30.

Car-free holidays are possible. We are happy to advise on activities within walking distance and local public transport.

Chamonix - 113 km.

Further Details:

A short walk away, Talloires beach is ideal for relaxing and taking in the amazing views. The cleanest lake in Europe, people generally swim in it from May until September/October (wet suit required the rest of the year!).

The village itself is very picturesque, with a small supermarket, local produce market in the Summer and sprinkling of craft shops. It has a range of restaurants including the Michelin-starred Auberge du Pere Bise, an authentic brasserie in the village and a good value pizza restaurant on the beach.

Lake Annecy offers most water-sports, from water-skiing to wake-boarding and paddle-boarding. You can also hire sailing and motor boats, pedalos and kayaks.

Next to the mini-golf, the local bike hire shop rents road and mountain bikes. Visitors can cycle all the way round the lake (takes 2-3 hours) or tackle some of the local cols. Children's bikes, bike seats and tandems are available.

Talloires also has a tennis court, available for hire by the hour.

Talloires is famous for paragliding. Beginners can do a tandem jump with an instructor. If you want yet more adrenaline, you can also try canyoning and scuba-diving.

40 minutes from the Alpine ski resorts of La Clusaz and 1h30 from Chamonix, Talloires is also a great location for mountain-lovers. Footpaths behind the house lead all the way up to the top of La Tournette, the highest mountain around Lake Annecy.

In the Summer a ferry takes you across the lake into Annecy (also known as the Venice of the Alps). Very pretty, Annecy has museums, great restaurants and many independent shops.

We live in the main house 11 months of the year and are happy to advise on activities and local attractions. However, we are also very good at keeping our distance if you just want to take it easy and work things out yourself.

If you have young children and would like to go out to dinner in the evening, we are happy to listen to a baby monitor or organise a local babysitter for you.

Outside: The flat opens onto its own spacious terrace, with dining and barbecue area overlooking the lake. Swing-seat, sun loungers, fig tree, vine, sunny and shady areas. This area is private to the flat. The rest of the large grassy garden is shared with the main house, with trampoline, swing-set and ropes for children to climb.

Wonderful view and great location

A good choice for what must be the most beautiful outlook on the lake and a short drive to Annecy. Talloires is only a few minutes walk away. We had no trouble parking our large car (maybe the arrrangements have changed since previous comments) but as another reviewer said, it would be useful if some kitchen cupboard basics (salt, pepper, etc) were there as you may not want to buy them for a short visit or you need to be aware beforehand so that you know to bring them with you. Not sure how visitors would get on during the night when the weather is hot as it might feel vunerable to leave the French doors open and the only window is a small one in the second bedroom. The sun hits the terrace well into the evening, which is lovely. The only things that detracted from our comfort were the mattresses but apart from that the flat provided a clean, comfortable and enjoyable place for four of us to spend three nights.

This is our first Summer since completely renovating The Garden Flat (hence the new improved parking!) so we are keen to have feedback on how we can get things right. We are delighted you enjoyed the view and the terrace. I'm sorry you found the mattresses uncomfortable - we are going to replace the double bed and mattress before our next rental. The single beds and mattresses are brand new though, so we might wait to see what other feedback we get on them before replacing! Re security/temperature - if guests close the sliding doors in the front bedroom and the living area at night for security reasons, the flat shouldn't get too hot as it is very well insulated and the back wall is set into the rock. We've had temperatures of 30/31 degrees for the last week or so now and the flat has been lovely and cool. Plus in the Alps things cool down pretty quickly over night. Lovely view

You pay for the view. The garden flat is small and the ceiling in the two bedrooms are low with little fresh air as only one small window could be opened. We found the parking challenging. This is a lovely area to visit and the scenery is spectacular.

Beautiful flat in a beautiful place

We had an great holiday with our friendly hosts in the garden flat in Talloires. The location is ideal for accessing the beautiful mountains or the village and lake, with easy access to the bus stop.

The views are stunning, and the flat is clean and well maintained. The kitchen could have done with a few extra bits and bobs, but really couldn't complain as it was such an amazing place to stay.

We have a toddler and the hosts couldn't have been more welcoming for him, and he was supplied with lots of toys to keep him amused (although his favourite game was the gravelled terrace).

We'd love to stay here again, can't recommend it enough.

Wonderful week

We have just had the most wonderful week in the garden flat. The apartment has a fabulous patio overlooking the lake - The website does not do it justice. The apartment has everything you would want and is quite well equipped. This property/Tallories is the best location on the lake, with a fabulous choice of restaurants and is only a 5 minute walk from the flat. You can cycle, drive, walk or even catch a ferryboat to anywhere around the loke from this village.

Felicity was extremly helpful with great advice of what to do & where to go and has the exact balance of being available when required, but leaving you to enjoy your holiday.

The area is a paradise for walkers with many waks starting just behind the house, remeber to bring your boots & sticks for any servious ones.

Be prepared to take a lot longer if returning the hire car for the first time to the "French side" of Geneva airport, the signs are non-existent till you get there!. Follow signs to Ferney then the secteur Francais (There is a petrol station just 100 yards past the only secteur Francais sign) good Luck.

Fantastic

We have just got back from a fantastic week at the garden flat in Talloires. The flat itself is well appointed - the bedrooms are spacious as is the living area - us and our two young children had plenty of space to spread out. The view from the terrace is amazing - even better than the photos suggest and there is a lovely swing chair from which the whole family can enjoy it. The flat is in easy walking distance of the village, beach, port, bike hire, bus stop to Annecy etc and the village seemed a perfect base from which to explore the area. We hope to book again next year. Beautiful.

Lake Annecy

Owned by a delightful family, this apartment is ideal for a couple with up to three children or two couples. Within easy walking distance of Talloires, it has excellent views of Lake Annecy and is suitable for handicapped people with some mobility. It is well equipped with dishwasher, washing machine, large fridge-freezer, ceramic hob, large oven and simple microwave. The bedrooms are of adequate size but the bathroom is rather small and there is no separate wc which could be a disadvantage if the children are teenagers. The living room is bright and spacious with large sliding windows overlooking the lake. French television is available and there is good wi-fi connectivity. Heating throughout the apartment is electric.

Outside there is a large terrace overlooking the garden and the lake, with outside table, swinging seat, and barbecue. Car parking is a little limited as the house is built on the side of a hill. There is currently parking for one vehicle but the owners have said they plan to extend this to accommodate two vehicles. There is also space for up to two cars just opposite the gate.

The pretty village has a small supermarket stocking most requirements for food etc. and there is a bakers, post office with ATM and some restaurants. There is a much larger supermarket with petrol station some 15 kilometres away.

The whole of the Lake Annecy area is geared to tourism with a multiplicity of well appointed camp sites and sporting activities to suit all tastes from tennis to paragliding. The lake is suitable for swimming and there are boats for hire. Annecy is an attractive town with many attractions and has a railway station with direct links to Paris.

The apartment was immaculately clean and as advertised. The owners were attentive and welcoming and helpful throughout with advice about the area and its facilities. I would recommend it to my family and friends
