2 Bedroom Cottage in Itchenor, Chichester, West Sussex, Great Recreational Location, 8-10 mins from Beach

"Pine Cones" is a lovely flint stone annex that sits within the grounds of a pretty, privately owned property in the delightful village of Itchenor. Perfectly located for many forms of recreation, it is about 30 minutes walk or a 5 minute drive to Itchenor Sailing Club and the water, 10 minutes drive to West Wittering sandy beach with its fantastic windsurfing and kite surfing facilities and a 10-15 minute drive into the Cathedral town of Chichester with its renowned Festival Theatre, Goodwood for Horse Racing, The Revival and The Festival of Speed, plus the South Downs are only 20 minutes drive away. Lovely walks and cycling on The Salterns Way are only 2 minutes from the property. The Cottage is ideal for a family with children owing to its slightly unusual layout. (See more details further on.) It sleeps 4 but does have a facility of a sofa bed in the living room for an extra one or two people if needed. It is on two floors and the kitchen is upstairs so may not be suitable for people who find stairs difficult. The cottage has its own patio and BBQ area together with use of the gardens and there is ample parking. It also has its own Wifi. With apologies, we have a "No Dogs" policy as there are cats on the premises and we prefer to keep the cottage animal free for any guests who may suffer allergies.

About Claire Wright

My husband and I are an English couple in our middle years with two teenage children. As our main occupation we own and run a Nursing Home in Worthing, West Sussex. This holiday cottage is a separate annexe on our own property where we live. We very much enjoy meeting people and will be more than happy to give our guests any help or advice they would like concerning the local area.

Why Claire Wright chose West Sussex

We love this part of the world as it has so many great things to do and has a strong community. Known locally as "God's Pocket" it frequently gets more sunshine than other parts of the country - although no guarantees! We also love the fact that it is so accessible to Chichester which is a lovely Cathedral town with good shopping and a marvellous theatre.

What makes this cottage unique

Large garden for children to play in and adults to enjoy! Ideally located for family beach and sailing holidays. Also perfect for Goodwood Festival of Speed and The Revival.

Notes on accommodation: Please note we have a minimum booking of 5 nights during July and August and school holidays and 3 nights at other times. We offer a discounted rate for a booking of 7 nights, any extra nights over and above this are charged at the normal seasonal nightly rate. A second full week will attract the discount. Normal changeover day is Friday. Outside: The cottage has its own patio and BBQ area and use of the garden but visitors must be careful with toddlers and small children as there are a couple of ponds in the grounds! Croquet is also available. Parking is ample and safe and a trailer with boat or classic cars can be accommodated. Cleaning / Towels / Linen / Maid service: Linen and bath (not beach) towels are provided and will be changed every week (unless otherwise requested for which there will be an extra charge). The apartment will be cleaned at changeover and a returnable £30 cleaning deposit will be taken.

A fully equipped, comfortable cottage in a tranquil setting.

The cottage was clean, and had pretty much everything you needed for a stay. It was perfect for our girlie getaway, close to Portsmouth for shopping, Chichester for nice restaurants and the beautiful beaches were also nearby. We enjoyed drinks on the little patio and Clare was a helpful, friendly host.

Simply lovely

This is an excellent cottage for anyone who wants to cycle or ramble around the Witterings and Chichester Harbour. The owners are utterly charming and responded instantly to our requests for minor adjustments/additions. The cottage is modern inside, very quiet, and has everything you would want for a week long stay. Suitable for a couple, and up to two (small) children.

Lovely cosy cottage in a beautiful location.

The cottage is beside the main house, and surrounded by a beautiful and extensive garden. The kids enjoyed running around the garden and trying to look for the deer in the nearby forest. The location is very good, with lots of things to do nearby - a few minutes drive to Itchenor Harbour, West Wittering beach, Fishbourne Roman Palace and Chichester. The cottage is well equipped and decorated nicely. The kitchen is upstairs with a lovely view to the main front garden. It's well equipped, including dishwasher. There is a small courtyard with a table for dining outside, which had plenty of sun - although it was by the path to the main house, so no complete privacy. The owners were very friendly and flexible. They do not have dogs onsite. It's worth noting that there is a separate spare room under the cottage bedrooms with separate access which is not part of the rented cottage. Although used only in one occasion by relatives of the owners, there is not enough sound proof between the bedrooms. The living room is downstairs with views to the front garden. Cosy sofas and lots of DVDs and books available for relaxing evenings. There is good heating in the house. Parking is available in the main yard. Overall, it is a lovely cottage and we would recommend it!

Owner's Response: Thank you for your kind review and we're glad you enjoyed your stay. For clarification purposes there is no separate accommodation underneath the bedrooms of our cottage but there is a garage which is very occasionally used as a playroom/den by our visiting family. This was Easter weekend and we did have family staying and my young nephews camped overnight in the garage as we were short of space in the main house. Given the comments in this review we will endeavour to make sure this situation does not arise again with future guests.

A nice break from London

Although a bit tricky to find it was well worth the effort. The cottage was spotless and contained all the necessities. Note that the two bedrooms, kitchen, and main bath are on the second floor and the bath is accessed through the bedroom with the twin beds. It was not a problem for us but was worth mentioning. As we were enjoying the attractions of Chichester later into the evening the turnoff to the cottage is even trickier. An inexpensive solution may be to add to reflectors on either side of the gate. I wished we had more time to spend in the area but Wales beckons.

Great place, this was our third year in a row!

This was the third year in a row we stayed at what is known in our family as "Claire's place" - we keep coming back because it's a great location, lovely accomodation, wonderful garden and friendly owners. If you want to explore the Downs, the cathedral cities of Chichester and Winchester, the fantastic country pubs of West Sussex or the stunning coastline, this is the place for you. Highly recommended.

A clean and tidy property in a generally quiet location near to many places of interest.

Knowing the area well, we were pleased to find somewhere central to the places we wanted to visit without having to undertake a long journey each time. Our party consisted of a married couple and another adult. The property was easy to find, and everything was clean and tidy.

It met our needs and expectations reasonably well, but there were aspects that, if they had been more clearly presented in the advertised details, would have probably led us to search for a property more suitable for our circumstances.

Its details state that it sleeps 6, giving the impression of quite a bit of space; but, apart from a spare double mattress on the floor under the double bed, there are not enough amenities for 6 (e.g. only four chairs for the kitchen table, and only one sofa and one chair in the sitting room). Perhaps this is a misprint - or if the extra 2 are presumed to be babies sleeping in a travel cot (not provided but referenced in the details) then that could be more clearly explained. Disappointing, and something that should be much clearer on the property's description, is that the twin/children's 'bedroom' is actually a windowless corridor (connecting the kitchen, bathroom and master bedroom). Except for the sitting room and cloakroom, all the rooms are upstairs, again something that could be stated more clearly - the only mention of 'upstairs' is in a caption under one of the pictures of the kitchen. Older folk need to know this sort of thing.

Under 'Facilities', the descriptions of the Bathroom and Bedrooms appear towards the end after such other items as Attractions, Leisure Activities, Local Services & Businesses, and Sports & Adventure Activities. They should be nearer the top, following on from General and Kitchen. Knowing the area well, we didn't need to find out about Attractions etc, and did not think to investigate randomly just in case more relevant details might have been somewhere below. Perhaps we should have, but the website could be more helpfully presented.

The patio is nice in itself, but be aware that the entrance to the owners' property runs right past it; there were quite a number of visitors each morning during our stay, so that it was not as peaceful as it could have been. The garden in front of the house in the first pictures is not as large as it looks and is very much their front garden (with pond and other features, as they warn) and not easily a usable amenity; the rear garden is spacious and good for games.

Location

Coast/Beach:

Chichester Harbour and waterfront at Itchenor are about 30 minutes easy walk away or just a 5 minute drive and is perfect for sailing/boating and Harbour boat tours. You can also take a local ferry over to the pretty village of Bosham. West Wittering sandy beach is 10 minutes drive and has excellent surf boarding, windsurfing and kite-surfing facilities. The more local pebble beach at East Wittering (again 10 minutes drive) is good for walking and has a fantastic Fisherman's Hut with a fresh Daily Catch!

Travel:

The apartment is approximately an hour's drive from both Southampton and Gatwick airports. It is also about 10 minutes by car from Chichester train station. Whilst there is a local bus service which will take you to East and West Wittering and into Chichester, it is really preferable to have a car while staying here.

Distances:

Situated about a mile from the pretty sailing village of Itchenor with its delightful pub The Ship Inn, we are also only 3 miles to West Wittering Beach and about 2 miles to the excellent village of East Wittering with very good food shops including Tesco, Co-op, pharmacies, great butcher, fishmonger, greengrocer, superb fish and chips, not to mention several surf and beach shops. The area is very well endowed with restaurants, pubs and even fine dining at our local hotel.

Further Details:

Chichester town centre is an easy 10-15 minute drive and has good parking, there is also a local bus service to get in. Chichester is accessible by train from London Victoria in about an hour and 40 mins. There are good local food shops in the nearby village of East Wittering but there is also a large Tesco or Waitrose about 10 minutes drive from the property. There are a couple of great garden centres and farm shops very nearby which sell local produce and have delis or coffee shops.
