The property was built in the 18th Century by the groom to the bedchamber of George II as a smallpox isloation hospital (and featured on the BBC's House Detectives) but is now a large comfortable family home. The large garden has mature flower beds, fruit trees and a large pond (fenced) with an island. The property itself is set in the middle of a wood in the Kingley Vale Nature Reserve within South Downs National Park but is only a 20 minute drive from Chichester and the market town of Petersfield. The property is 15 minutes drive from Goodwood and 30 minutes drive from West Wittering beach.

Idyllic weekend get away

A unique experience! We had a fabulous time.

Idyllic location in the middle of a nature reserve, with countless walks on the doorstep. Great pub at the end of the long driveway.

House is full of history, really old and quirky but with all modern comforts.

Family celebration

My wife and I, along with her family had a fantastic weekend at the house in January. Not only is the history of the house fascinating, but it is also incredibly practical for accommodating larger groups without feeling it was ever crowded.

The house offers all that you need (large, practical kitchen, clean, comfortable bedrooms and modern, well-equipped bathrooms etc) without losing any of its charm.

What makes the house unique though is the setting. We were given more than adequate warning and information on navigating the track to the house and had absolutely no problems getting in and out in standard hatchbacks and after rain. The experience of spending the weekend in the middle of a woodland nature reserve is one we'll not forget so a small price worth paying in any case. There's a very nice pub back on the main road opposite the track which is in walking distance and also serves excellent food. Supermarkets and other shops are only a short drive back down towards Chichester.

Difficult to do this house justice in a short review but we were already planning our next visit there as we were leaving after what felt like too short a stay. Rachel, the owner, couldn't have been more helpful and informative and even went to the effort of going to the house a few days before our arrival to turn the central heating on and make sure the house was warm and inviting for when we arrived.

I can't think there's another place like this and absolutely perfect for having a family celebration or even just a few days to unwind and relax. Very highly recommended!

Canadians in Narnia

We are 9 Canadians between the ages of 30 - 40 that had a wedding to attend at Stansted Park. Part of the events were held in Chichester, while the wedding itself was held on the opposite end of town at Stansted Park. Chilgrove seemed the most reasonable place to find accommodations as we were going to rely solely on taxi services to and from the events in the 3 day span and this house was right in the middle of both locations. This massive country home is stunning, beautifully decorated, spotless and the amount of large rooms seemed endless with one even tucked away in a cozy attic (you could easily miss the door if you weren’t paying attention). The grounds are rustic which added so nicely to the centre piece of the home and when you do a little research, you will be surprised to find a rich with some very notable names tied to it. Some important things to note: the roads leading up to the house are unmaintained and you will experience pot holes on the way to the house so drive slowly, especially if it rains but Rachel will underscore this for you. The road is about 10 to 15 mins away from the main road so if you are looking for a home off the beaten path, then this one is a gem! Just make sure you have all of your food, snacks, drinks and alcohol before venturing to the house as there isn’t anything nearby except the White Horse Inn that serves brunch and dinner and also a small wine shop on the corner that is very reasonably priced. If you’re like us and wearing your finest (cuz of the wedding), then take heed and bring some different shoes or boots as the road can get a little messy after it rains. It is, after all, set back in the woods. There are very specific instructions about the heat, water and other amenities so pay very close attention or like us, you will be left scrambling trying to figure out why we couldn’t get heat and hot water. With 9 people getting ready, this oversight could mean the world of difference getting to your engagements on time and fresh and clean. All the instructions are written out in detail so be careful not to overlook any of them; however Rachel is just a phone call away and she encourages you to reach out should there be any questions, concerns or hiccups along the way. It was a short stay but we enjoyed our stay in what we coined as the home in Narnia and hoped we could have actually relaxed and enjoyed the home than just spend it in between functions.

A lovely retreat in the forest

We booked this house as a surprise for my Dad's 70th birthday - we were a group of 6 adults and 5 children. We all LOVED the house, it is a really special place in a unique spot in the middle of woods. Yes the track to the house is a bit of a trek, but we drove carefully and had no damage to our cars. (However, I would point out that it is a bridleway and may not be suitable for sporty or very expensive cars!!!)

For us, the house was ideal as we spent most of our weekend there, enjoying the surroundings, the gardens and with a bit of exploring on foot through the woods and geocaching with the kids. The children were aged 2-12 and all had a great time playing games in the garden... We enjoyed being back to nature away from the stresses of normal life and away from technology! A real retreat!

It also has a fascinating history and we enjoyed reading the file all about it.

I would add that the owner still uses the house and so there are a lot of their personal possessions there, which is fine, but there are a few cupboards out of bounds. I found the cleanliness to be of a reasonably good standard.

We had a problem with hot water, but the owner couldn't have been more helpful as she sent a plumber out straight away and personally came to apologise, so we couldn't have asked for more.

So if you're looking for somewhere with plenty of character away from the hustle and bustle of every day life, I would definitely recommend this house.

Fantastic Family House

We recently stayed at this property as a group of 10 over a weekend for my Mum's 60th birthday. The house proved to be ideal for our needs, there is plenty of space, all the amenities you would expect, everything is clean and 'the great outdoors' is right on the doorstep. The house also clearly has lots of history, which I think added to the stay.

There were plenty of games (plus table football & a drum kit) to keep you entertained within the house, but the real draw is its location within Kingley Vale. There are plenty of walking, biking opportunities and the local pub (The White Horse) is really nice and about a 25 mins walk away. There is also a good size garden, which proved perfect for a bit of non-stop cricket! We were a group of adults, but I think that this property would also be ideally suited for children and is a fantastic family house.

As mentioned within a previous review, the access track is definitely an adventure, but it's really what you would expect for such a secluded location. Overall I would very much recommend this property, particularly if you're looking for your own space.

Lovely house, shame about the access.

When we booked we were warned by the owner about some pot holes in the mile long access track to the house. This turned out to be a gross understatment, as there were too many to count along the whole length of the track. This however was not the main problem. This being the overgrown brambles and bushes either side of the track which badly scratched our cars. The house itself was very homely and comfortable. There were lots of toys for children, and a lovely nursery style bedroom for them. The garden also is ideal for children and there are plenty of places to go for walks. Parts of the house could have been a bit cleaner but overall a good standard of cleanliness. The bathrooms have been updated. The kitchen however looks a bit tired and the fridges have internal fittings broken or missing which made storing food a bit of a problem, bearing in mind that the house sleeps 10. This was coupled with the fact that you would not want to keep going shopping, due to the state of the access track. Trips out in the car were kept to a minimum because of this. Overall I would say that the disadvantages of the bad access outweigh the positive aspects of this property.

Owner's Response: I am very disappointed to receive this review in view of the fact that I dealt with all of this guest's concerns by email, although I did not agree to pay the guest £140 for the valeting of his cars. In my advert I have drawn specific attention to the track and the fact that there are potholes on the track and also in the booking conditions. The track is a public bridleway and not owned by me. I offered to send this guest photographs of the track prior to booking so feel that his comments are unfair. Furthermore, the potholes are not along the entire length of the track and it is perfectly accessible with a normal hatchback car. It is true to say that this is a country track through the middle of a wood. That is part of the property's charm and it would not have the magical atmosphere that it has if the property were not in such a unique location. There are no brambles or bushes overhanging the track and no other guests have raised this as an issue. I have trimmed the bush (which has soft foliage) near the entrance to the property itself. There is a brand new fridge and freezer at the property which this guest has not mentioned in his post. There is a 2nd fridge and 2nd freezer which are older but clean and in very good working order. I brought these to the property to accommodate a guest who wanted to store food separately for religious reasons. Most guests have their food delivered to the house or bring their food with them on arrival. Having lived at the property myself for 19 years raising a large family, I have never found the track to be a problem and it takes 15 minutes to get to the nearest shop by car. I hope that people are not put off by this guest's post as the house is in a very special location!

Beaches from 20 minutes by car, Chichester harbour is 20 minutes, West Wittering beaches (sand) and Pagham (pebbles) are 30 minutes by car.


You will need a car to get here as there is no public transport. Gatwick and Heathrow and both apporximately 1 hour's drive. Portsmouth is 40 minutes' drive and has ferries to France and the Isle of Wight. I would advise that taxis should drop off and pick up from the road because some taxis may not be happy to drive along the bridleway.....it will depend on the driver.


Chilgrove (The White Horse PH) is walking distance, Stoughton and Walderton villages can also be reached on foot. Chichester (with its theatre and multiplex cinema and bowling centre) and Petersfleld can both be reached in 20 minutes by car. Goodwood race course and Goodwood race track are both 15-20 minutes' drive.

  • Notes on accommodation: The house is reached via a bridleway (last repaired in July 2015) which is 1.2 miles long and is in the middle of a wood. There is a piano, drum kit, board games, books and games. The area is very tranquil. Outside: The large terrace overlooks the garden and large pond with island. There are usually a pair of wild ducks and a heron who visit the garden. The pond is fenced. There is a garden table and chairs and a large parasol and some sun loungers. There is a rose arbour which can be used for outside dining. There are footpaths from the property directly into the nature reserve and South Downs and local villages so ideal for walking and cycling. Utility Room: Washing-machine and tumble dryer.
