Sam's Place

Sam's Place is a spacious first floor Victorian apartment.

Amenities include: Gas fire, gas cooker & hob, microwave, toaster, washer/dryer, fridge with feezer box, kettle and fully equipped kitchen.

The apartment has all electric radiators and electric shower and water heaters.

The heating is timer and manually controlled.

The lounge has a 39" flat screen Panasonic TV, playstation 2 with some games, DVD/CD player and ipod docking station.

Sam's Place also has access to a private back decked balcony and a rear tiered garden that is shared with our tenant who lives in the top apartment. There is also a small front balcony accessed from the lounge.

The lounge has a futon and sleeping platform for an additional 2 people if required.

About the property


Sam's Place and Andy's Place are 2 well appointed flats situated on the ground and first floors of a large Victorian terraced property, and have stunning views looking out over the pretty town and harbour of St Ives. Our flats are located just 5 minutes walk to the town, harbour and Porthminster beach, and about 10 minutes walk to Porthmeor beach and the Tate & Barbara Hepworth Galleries. We are ideally positioned with easy access to all the local shops, galleries. bars and restaurants. Our apartments are located in a peaceful residential part of St Ives, which affords beauty tranquility, however please understand that our flats are not suitable for night time revellers. We ask that loud music is not played after 10pm.

Our change-over day during the high season is a Friday.

About Clare Hughes

Clare & Neil are joint owners of Sam's Place and Andy's Place, 13 Park Avenue, St Ives. We moved to Cornwall from Bradford in 2008. Clare was already running her successful interior design company, CH Design, and decided to continue the business in Cornwall. It was with these skills that she and Neil undertook the full refurbishment of 13 Park Avenue, in preparation for letting the apartments out for holiday use. "It was in 2009 that we began to let the apartments. We love Cornwall, and know we've made the right decision in moving here...and of course we are continually meeting new people through our business, with many becoming good friends as they return to our apartments year after year".

Why Clare Hughes chose St Ives

The main reasons for purchasing 13 Park Avenue, aside from it being in the wonderful location of St Ives, was for the spectacular view out over the pretty harbour and town.

It is conveniently situated just on the edge of the town, which means we get the best of both worlds: we are just 5 minutes walk form the town centre, but also in a more quiet residential area. This is ideal for families and groups who may love the hustle and bustle of the town and beaches during the daytime, but want a more peaceful quiet place to escape back to for relaxation later.

What makes this apartment unique

Sam's Place has the additional benefit of a back garden, which gets sunshine throughout most of the day and is a really peaceful sun trap. The late evening sunshine reaches the upper terrace of the garden during the summer months, which is fantastic for BBQs.

Andy's Place has a small front garden that also benefits from late afternoon & evening sunshine. It's lovely to sit and dream, with that evening drink in hand, just soaking in the lovely view.

Booking Notes:
We take bookings either over the phone or by email, and we ask for your full names and addresses for booking and billing.We ask for a deposit of £200.00 to secure a reservation, with the balance invoiced and due 3 weeks prior to your stay.
We take payment by cheque, bank transfer, or Paypal.
We also ask for a damages deposit of £100.00 that is due on your arrival to our flats and returnable after your stay. The full terms of the booking and damages deposits will be sent to you upon enquiry.

NOTE: we now offer secure on-line payments via Owners Direct as an alternative to paying us directly. Please see the payment terms & conditions for this method of payment.

Changeover Day:
During the high season our change over day is a Friday, with the minimum stay being a week.
During other times of the year we offer short breaks and a flexible change over day. Prices for these are on application.

Notes on prices:
Short breaks may be available outside busy seasons. During the winter low season, long weekend breaks can be take from Friday, please see tariff for the dates in low season. Please contact us for weekend break costs.
NB: Please note fuel is included during the peak season only, for all other times fuel will be charged in addition to the weekly tariff. For this we take a meter reading at the beginning and end of each week. Peak season: 24/5/13 - 13/9 13-
We require a damages deposit of £100.00

Notes on accommodation: Our apartments are in the pretty harbour town of St Ives, and are ideally located for those wanting easy access to the town and beaches, whilst also having the benefit of being situated in a more residential and peaceful area on the edge of the main town. At night you can escape the hub-bub of the busy town, whilst also just being 5 minutes walk away for a stroll in to the bars and restaurants. However, please note that this means our apartments are not the ideal place if you wish to party into the wee small hours. Being located in a residential part of St Ives means that we ask for no loud music to be played after 10pm - thank you. Outside: Sam's Place has a private decked balcony at the rear, and also a shared 2-tiered back garden. The top level of the garden gets the late evening sunshine and is ideal for BBQs in the evening. It has a washing line for clothes drying. There is an outside cold shower for rinsing off wet suits - please make use of this as the sand is terrible for clogging up the bathroom drains. Andy's Place has a small rear patio that is a lovely sun-trap from mid morning until mid afternoon and ideal for lunchtime use. This apartment also has a small front garden, lovely for sitting out during the early evening time when it also gets the sunshine. It has a washing line for clothes drying. There is an outside cold shower for rinsing off wet suits - please make use of this as the sand is terrible for clogging up the bathroom drains.

Great spot in a great place

A great stay in a great location. We loved the modern feel of the well equipped apartment while still it retained many original Victorian features. View from the lounge on the first floor is stunning.

Apartment was spotless and pristine.

Overall a great base to spend time in St Ives. Will definitely be returning to this property in the future.

Great Spacious Property

We loved the property and it's location. Steps were a little tricky with a buggy but otherwise great location only 5 mins from town and everything we needed. Love love St Ives so much and was so lovely to see the beautiful view of rooftops and harbour from the large bay window each morning. Thank you

Sehr gemütliche wohnung..

Wir hatten eine tolle Zeit in St. Ices. Das lag auch an der supergemütlichen Wohnung mit tollem Blick auf den Ort. Die Schlafzimmer sind sehr geschmackvoll eingerichtet, im Wohnzimmer sind Spiele und Bücher zum ausleihen. Wir würden dieses Appartment immer wieder buchen !

St Ives is a very pretty old fishing town and offers a wealth of activities for our visitors, including many wonderful bars and restaurants, the Tate and Barbara Hepworth galleries, 4 glorious beaches, a pretty harbour, lovely shops and the quaint meandering cobbled streets of Downalong.

It has a famous artist community and you will find many small private studios and art galleries as well as the larger public galleries.

The train from St Ives to Lelant hugs the coastline and well worth a trip


The nearest airpost to St Ives is Newquay, which is approximately 40 minutes drive away.

There is a train from Newquay to St Ives, but this service is a local one and doesn't run early in the morning. It's worth checking times prior to travelling.

We advise hiring a car if you have an early morning flight departure.

Train travel is the best form of public transport for long distance travellers who don't want to drive. There is a regular train service from most major towns & cities to St Ives.


St Ives to Penzance - approximately 9 miles.

St Ives to Truro - approximately 25 miles.

St Ives to Newquay - approximately 35 miles.

St Ives to Eden Project, nr. St Austell - approximately 45 miles.
