Sam's Place is a spacious first floor Victorian apartment.
Amenities include: Gas fire, gas cooker & hob, microwave, toaster, washer/dryer, fridge with feezer box, kettle and fully equipped kitchen.
The apartment has all electric radiators and electric shower and water heaters.
The heating is timer and manually controlled.
The lounge has a 39" flat screen Panasonic TV, playstation 2 with some games, DVD/CD player and ipod docking station.
Sam's Place also has access to a private back decked balcony and a rear tiered garden that is shared with our tenant who lives in the top apartment. There is also a small front balcony accessed from the lounge.
The lounge has a futon and sleeping platform for an additional 2 people if required.
Sam's Place and Andy's Place are 2 well appointed flats situated on the ground and first floors of a large Victorian terraced property, and have stunning views looking out over the pretty town and harbour of St Ives. Our flats are located just 5 minutes walk to the town, harbour and Porthminster beach, and about 10 minutes walk to Porthmeor beach and the Tate & Barbara Hepworth Galleries. We are ideally positioned with easy access to all the local shops, galleries. bars and restaurants. Our apartments are located in a peaceful residential part of St Ives, which affords beauty tranquility, however please understand that our flats are not suitable for night time revellers. We ask that loud music is not played after 10pm.
Clare & Neil are joint owners of Sam's Place and Andy's Place, 13 Park Avenue, St Ives. We moved to Cornwall from Bradford in 2008. Clare was already running her successful interior design company, CH Design, and decided to continue the business in Cornwall. It was with these skills that she and Neil undertook the full refurbishment of 13 Park Avenue, in preparation for letting the apartments out for holiday use. "It was in 2009 that we began to let the apartments. We love Cornwall, and know we've made the right decision in moving here...and of course we are continually meeting new people through our business, with many becoming good friends as they return to our apartments year after year".
The main reasons for purchasing 13 Park Avenue, aside from it being in the wonderful location of St Ives, was for the spectacular view out over the pretty harbour and town.
It is conveniently situated just on the edge of the town, which means we get the best of both worlds: we are just 5 minutes walk form the town centre, but also in a more quiet residential area. This is ideal for families and groups who may love the hustle and bustle of the town and beaches during the daytime, but want a more peaceful quiet place to escape back to for relaxation later.
Sam's Place has the additional benefit of a back garden, which gets sunshine throughout most of the day and is a really peaceful sun trap. The late evening sunshine reaches the upper terrace of the garden during the summer months, which is fantastic for BBQs.
Andy's Place has a small front garden that also benefits from late afternoon & evening sunshine. It's lovely to sit and dream, with that evening drink in hand, just soaking in the lovely view.
We take bookings either over the phone or by email, and we ask for your full names and addresses for booking and billing.We ask for a deposit of £200.00 to secure a reservation, with the balance invoiced and due 3 weeks prior to your stay.
We take payment by cheque, bank transfer, or Paypal.
We also ask for a damages deposit of £100.00 that is due on your arrival to our flats and returnable after your stay. The full terms of the booking and damages deposits will be sent to you upon enquiry.

During the high season our change over day is a Saturday, with the minimum stay being a week.
During other times of the year we offer short breaks and a flexible change over day. Prices for these are on application.
Notes on prices:
Short breaks may be available outside busy seasons. During the winter low season, long weekend breaks can be take from Friday, please see tariff for the dates in low season. Please contact us for weekend break costs.
NB: Please note fuel is included during the peak season only, for all other times fuel will be charged in addition to the weekly tariff. For this we take a meter reading at the beginning and end of each week. Peak season: 24/5/13 - 13/9 13-

We stayed in Sam's place for a week with our 2 teenage/ adult children.
Ideally situated- just a 5-10 min stroll into the main town and beaches.
Excellent facilities and decorated to a high standard- pleasant enough to even spend days and evening just sitting in admiring the spectacular view from the window over the harbour.
Lots of thought gone into the apartment from the owners to try an accommodate all ages who stay at the apartment- my son was particularly impressed that there was a play station available.
Owners very helpful and easy to contact both before and during stay.
My only complaint was I felt the couch/ futon in the living area was uncomfortable to sit on and when there were 3 adults and older child there was a battle fro the more comfortable couch.
We stayed in Sam's Place for two wonderful weeks - the owners were very helpful and friendly and promptly replied to questions we emailed before our arrival. We loved Sam's Place - it has the right amount of everything. The view from the window right down into The harbour is just lovely and even impressed a couple of my Cornish friends - a handy pair of binoculars is provided to keep an eye on the comings and goings in and around St Ives Harbour The flat has two good sized bedrooms perfect for a family of four with enough space so that we weren't on top of each other - ample space for clothes (there were five of us staying for a number of nights and space was no problem at all). The kitchen is modern with a table for meals and the washing machine came in very handy. The sitting room as mentioned has a great view and is comfortable with a gas fire which comes in handy on cool nights. The bathroom although not big did the job really well. There is a garden on a couple of levels which is handy and adds to feeling of space - if you are lucky you might meet Billy the cat wandering around the garden. A family member also stayed for a number of nights on the sleeping platform which is in the sitting room - he said it was really comfortable. It was so nice being only a few minutes walk (down reasonably steep steps) to the centre of St Ives. We hired a car and had no problem parking in the carpark in the same street as the flat - very handy- we got a weekly parking permit from the library which allowed us to park in council car parks. You can also park in the street overnight from 5pm - 10am. We highly recommend this flat- in fact tonight I have one sad little girl who is upset that our holiday in St Ives had to come to an end and she is missing 'her' bedroom and Billy!
