Notes on accommodation: The house has two staircases. The main staircase leads up from the entrance hall to the main-landing. Bedroom 1, the ensuite bathroom, Bedroom 3 (twin) and Bedroom 4 (single) lead off this landing. A second staircase goes up from the kitchen/dining-room to a back landing. Bedroom 2 (double/twin), Bathroom 2, Bedroom 5 (bunk-room), as well as Bedroom 3 lead off this landing. Bedroom 3 (twin room) is therefore accessible from both landings and joins the two upstairs parts of the house. This works very well with two families, or 1 family with grandparents or friends staying, as there is some privacy between the two upstairs parts of the house. Outside: The house has a large, private garden (approximately 3/4 acre) surrounding the house. The garden is enclosed by a stone wall and fence. There is plenty of lawn for running around, lots of flower beds and shrubs to enjoy and it is well protected by trees. There is a slide and a rope swing for children. There is a stone courtyard at the front of the house which is a lovely sheltered, sunny place to sit and enjoy a long, lazy lunch. There is a teak garden table and chairs that seat 10 people, as well as 4 sun-loungers. There is also a Weber BBQ. Utility Room: Washing-machine, tumble-dryer and sink. Plenty of coat hooks. Cleaning / Towels / Linen / Maid service: Towels and bed linen are included. All beds have White Company linen, 4-season duvets and blankets. The house is cleaned and linen/towels changed after each changeover, or once a week for longer bookings. Other: The house has an elegant entrance hall with a beautiful curved staircase leading up to the main landing. There is a small study off the hall with a large desk. This is an excellent space for anyone needing to do some work whilst away.

Great for families and friend combos.

Kilter House is at once an elegant, cosy and comfortable family house. The hub of the house is around the kitchen where a fire at one end twinkled and warmed the winter evenings while other rooms offer quiet moments, or for larger groups chatting or playing games around another fire.

There were six adults in our party and as some are single we found the configuration of bedrooms perfect. On the whole the house is well organised (brill mud room and a small children's hideaway nook in one of the bedrooms to die for!) ) with plenty of crockery although we found some extras in the kitchen could have been provided - an excellent point is that the owner responded to our comments and has now apparently provided extras such as shellfish tools.

We found the footpath (although not easy at first!) down to the village of Cove and enjoyed the walking all around the coast and further inland too. Winter brings with it a need to be well organised as many places are closed or close early but the pasties in Lizard are really good and more than adequately sized! The neighbouring village has an excellent butcher too.

KH is a place to return to - best with lots of friends and family, all of whom we would heartily recommend it to.

Stunning Period Property

A beautiful sprawling family home. Easily accommodating two families. Clean & beautifully decorated, this property really has the wow factor. We loved having the fires going in both the kitchen and lounge. Even though this place is big, it still manages to have a cozy feel.

The housekeeper ensured our groceries were packed away on arrival and we even had a Christmas Tree up in the lounge room. The gardens are beautiful & it would definitely be a house we would come back to in the summer.

Coverack is a beautiful quaint fishing village, only a short drive away and Roskilly's Farm does and excellent lunch and again just up the road.

My only gripe (and I hate to even say it, as it's so wonderful), is that the lock on the bathroom doors didn't work sufficiently... Leading to a few embarrassing moments. However, overall I definitely reccomend this property. We will definitely be returning!

Lovely holiday home

Kilter House was everything we needed - spacious, cosy, well-equipped - which made for a very comfortable stay with seven adults. Very comfortable beds. Bedrooms, bathrooms and lounge all very clean and with tasteful decor. Quiet and off-the beaten track but within walking distance to the lovely beach at Coverack where we had a great time body-boarding every day. So easy to shower ourselves and the wetsuits off on our return. Wonderful holiday home.

Absolutely fantastic

The reason for our four day stay was a sad one. This was somewhere for many family members to stay for my mother's funeral (she had moved to Cornwall several years ago to be near my sister who lives in Coverack. This superb "family" property helped to turn a sad family occasion into a memorable get together. The feel of the property is just so good. It is beautifully appointed but very functional and provided a big happy family home for eight of us over the four days. Harriet was extremely helpful in getting the house ready for us at very short notice. We shall be back for a proper holiday

The house is 500m from the sea, as the crow flies. The nearest beach is at Coverack 1 mile away. The coastal path runs through Coverack (a 15 minute walk from the house).

There are numerous other beaches on the Lizard Peninsula within 15-20 minutes drive of the house.

The Helford River (with its wonderful amenities for sailing, kayaking and boat-hire) is also 20 minutes drive away.


A car is essential for enjoying a stay at Kilter. The house is accessible down a 300m farm-track, which is not tarred but is well-maintained so is fine for all but very low-slung cars.

Newquay is the nearest airport (1 1/2 hours away).

Truro is the closest station.

Helston is the nearest town, 12 miles away on a good road and takes 20 minutes to reach.


Coverack is 1 mile away.

Lizard point, Kynance Cove and Mullion are approx 20 minutes drive.

The Helford River is 5 miles away (20 minutes drive as along small, narrow lanes).

Helston is 12 miles away (approx 20 minutes).

Falmouth is 30 minutes drive.

Truro and Penzance are 45 minutes drive.

St Ives is approximately 50 minutes drive.

Further Details:

The nearest local shop is in Coverack. There is a Sainsburys and Tesco in Helston.

There is a pub, a restaurant and two cafes in Coverack. There are several other good pubs and restaurants within 20 minutes drive (The New Yard Restaurant at Trelowarren, The South Cafe in Manaccan, Housel Bay Hotel in Lizard village).

Booking Notes:
We do offer short breaks out of high season.

A deposit of 30% of the rental is required at the time of booking. Payment can be paid online, by BACS transfer or by cheque. The balance for all holidays is due 8 weeks before the start of the holiday, or at the time of booking if the holiday is booked within 8 weeks of the start date.

Changeover Day:
The changeover day is Friday, unless it is a short-stay (3-5 days).
3pm arrival and 10am departure.

Notes on prices:
A lower rent band is available out of peak season for parties of 6+ cot or less (please see our website for details).
Prices are in pounds sterling per week.
Prices include rent, heating and electricity.
Dogs are an additional £30 per dog per week.
Short breaks of 3, 4, 5 or 6 days are available to be booked in advance from 4th Jan - 22nd March and from 1st Nov - 20th Dec.
3 days - 70% of weekly rent, 4 days - 75% of weekly rent, 5 days - 80% of weekly rent, 6 days - 90% of weekly rent
