Villa in St Pons de Mauchiens, Peaceful and Friendly Village Location, 10 Minutes Drive To Beaches and close to village amenities. 3 bedrooms, 2 bathrooms, huge pool, with stunning views

Our villa is architect designed on a quiet lane in the village with beautiful views of the countryside and the village. It has a very large 12 mtr. x 6 mtr. private pool, 3 verandas and a large enclosed Mediterranean garden with many shrubs and flowers including orleander, lavender and rose bushes. Plenty of room to soak up the sun or sit in the shade with that good book and ideal for the children to run around. Within walking distance there is a shop open 7 days a week for your groceries as well as a bar for the all important "cool beer" and a creperie/ restaurant for the cook to have a night off. The villa has 3 bedrooms. Two double bedrooms with king size beds and fitted wardrobes as well a twin bedroom, also with fitted wardrobes. The master bedroom on the first floor opens onto a veranda with wonderful views over the coutryside. This veranda can also be accessed from the upstairs landing for everyone to enjoy.

About the Owner

I live in Wootton Bassett in Wiltshire with my husband. Our three children have all flown the nest but all live in the South West.

All the family enjoy spending time in our French home. It is the perfect place to recharge.

The location is easy to get to by road or air and when you are there it is central for just about everything. The beaches are close by as are the mountains and once on the A9 turn right for Spain and left for Monaco and Italy !! A perfect base.

With the boys aged 17 and 13 this villa provides the ideal family base for either a leisurely holiday in the pool or as a base for the various attractions in the Languadoc, or as we did, both. We flew into Montpellier with Easyjet and used a hire car (virtually essential). Bridget made us welcome on arrival and provided fresh milk in the fridge and a bottle of wine. With masses of space in the villa there is room to spread out with the two bathrooms, large lounge and dining area. We planned our trips using the internet and kept up with the UK news on Sat TV. We ate on the veranda every day with lovely views over the countryside. The boys loved the pool and spent hours in it every day. A walk through Pons St Mauchiens in the evening with its ancient streets provided good photo opportunities. Pezenas became the default shopping location with both small independent shops in the ancient streets of the old town and a couple of big stores on the main road.

Lovely rural idyll and a chance to improve your French

St Pons de Mauchiens is a wonderful French village but well served by The Remparts bar built into the old fortification wall, the Creperie Restaurant, typically French country food, fresh and delicious max 10 tables and then there's also the Bistro. The owners are trying to improve their English and with us remembering as much school French as we could we got along just fine. There's also a tiny shop in the village with very limited opening hours. Bread is brought every morning from a nearby bakery. Our Villa was perfect. Swimming pool large and clean and the garden huge. I've never wanted to go back anywhere so much in my life before.

Perfect relaxation!

Lovely private property with a large swimming pool - ideal for a relaxing break in the beautiful French countryside surrounded by vineyards. Handy for the Mediterranean coast with its beaches and fish restaurants as well as many other places of historic and cultural interest.

Just perfect for a half term break

What a relaxing place to be. The easy peace and quite of a modern home complete with pool nestled on the edge of a picturesque French village. Within easy reach are 'Typical' French towns, beautiful clean white sandy beaches and all only 25 mins from Bezier airport.

A short stroll into the village each morning and you can collect your baguette and croissants from the friendly local boulangerie - although don't leave it too late as they quickly sell out!

This is quiet location ideal for resting, whilst having plenty of options for days out and about. It was exactly like the photographs, well maintained, clean comfortable and the pool was crystal clear.

Had a short 5 day break here during the half term. Was a fantastic place to come and chill out for my time off. Felt very relaxed in the house and wished it was my own. The surrounding areas are great to visit and St Pons itself is such a lovely little town. I wish I could be back there right now. Everything was amazing and I really loved my timeThank you for keeping such a lovely house.

The perfect week!

What a fantastic week. The house is in a lovely, quiet area so peaceful nights sleep followed by 5 days of relaxing sunshine. It is perfectly situated to visit local towns such as Meze and Penzias and close enough for a day trip to Carcassone, but the village itself is quiet and friendly with lovely walled walks.

The house is well maintained, properly cleaned and furnished with everything you could need. The kitchen is stocked with loads of crockery, cutlery, pots and pans, it has a large fridge and a good oven and is spacious enough for a few people.

I would happily recommend this as an excellent place to stay for anyone wanting a more natural feeling holiday, away from the usual tourist retreats, and relaxing in the sun! Thank you so much for a wonderful stay!

When the children were younger we spent holidays in this area so it seemed the perfect place to look for a holiday home.The villa is fresh and modern with a lovely big garden. We wanted to be in a village with all the amenities within walking distance.

Nearest Airport : Beziers at 20 Kilometres Nearest Barpub : St. Pons de Mauchiens at 350 Metres Nearest Train : Beziers at 20 Kilometres Nearest Motorway : A75 at 5 Kilometres Nearest Restaurant : St. Pons de Mauchiens at 350 Metres Nearest Beach : Meze at 10 Kilometres Car: recommended


The nearest beach is Meze, just a 10 minute drive away. Meze has a loveley selection of seafood restaurants, night markets in the port and always something going on. Cap D'Agde is 20 mins away with miles of golden sandy beaches, Aqualand for the children (of all ages) and plenty of nightlife. There are many more beautiful beaches in the area, you can even swim or go white water rafting in the river Herault at Devils Bridge which is a 15 min drive up into the moutains.


St. Pons de Mauchiens is just 10 mins. from the A71/A75 as well as the A9 motorway motorway. Calais is a 600 mile drive which can be motorway all the way and takes you over the famous Millau Bridge.

The nearest airport is Beziers, just 15 mins. which has flights from Ryanair (Bristol, Luton and Manchester) and Flybe (Southampton)

Other nearby airpots are Montpellier (20 mins) Carcassonne, Toulouse, Nimes ane Perpignan.

Further Details:

St. Pons de Mauchiens has a very long history and the old ramparts in the village are amazing to wander through on a warm balmy evening. In the village we have a shop which is open 7 days a week for your fresh bread, croissants etc. We also have a bar for that all important "cold beer" and a restaurant/creperie open mid day and evenings (except Modays). This year we have a new wine bar in the village too. Everything is in walking distance from the villa.

There are numerous festivals and fetes throughout the year

St. Pons de Mauchiens is one of only two villages in France where the rare Crecerellette Falcons nest.

The Garrigue which is behind the villa is an area of natural countryside perfect for walking, mountain biking or jogging. There are tennis courts in the village and a lovely play park for the younger children.

The larger towns and cities in the area provide water parks, ice skating, shopping etc. Montpellier and Beziers both have excellent shops and there is a huge new shoping centre in Beziers, The coastal towns provide water skiing, fishing, snorkelling, and rafting is available in the mountain rivers close by.

Days out can be a trip to Spain. Gerona is about 1.5 hours and well worth a visit. We went with our family a few weeks ago and had an amazing meal for 6 including tapas to start and drinks for a very low price. Carcassonne is also a perfect day out destination. The ancient city is full of history. In the opposite direction the far side of Montpellier there is the start of The Camarge which is wild and unique.

We are a family of tall people our son is 6ft 6ins so when we decided to build the pool we went for a "big one" 12 mtrs by 6 mtrs with a flat sloping floor which is perfect for swimming or games. The garden is completely enclosed and there are 3 terraces overlooking the garden and pool so you can choose where to have breakfast or those glasses of wine in the evening.

  • Outside: The gardens are fully enclosed with many Mediterranean flowers, shrubs and trees. The pool is 12 X 6 metres with large steps at one end and a flat sloping floor which is perfect for swimming or playing games. There is a large sunbathing terrace beside the pool. Eating outside is a real pleasure. We have a terrace leading off the kitchen which is perfect for any time of the day or there are tables in the garden, under the trees. Utility Room: The utilty room houses the washing machine and clothes dryer. Cleaning / Towels / Linen / Maid service: Towels and bed linen (excluding beach towels) are all provided as well as end of stay cleaning. Other: The living room, hall and dining room are semi open plan which gives a lovely open feel to the rooms.
