Penthouse Apartment.

Sleeps 6/8. Beautifully restored Penthouse with free wifi, designer kitchen and huge balconies with stunning sea views. There is no access to plunge pool from this apartment.

The emphasis is on space and light with a huge open plan kitchen and lounge area spanning some 80 sq mtrs with a gorgeous 4 mtrs beamed ceilings providing a penthouse/loft area to overlook the bay. The lounge opens via 2 French doors onto a balcony area which is big enough for dining . The top floor also has a newly fitted German kitchen where you can prepare the evening meal while gazing across the bay or socialising with family and friends at the breakfast bar.

The lounge is also fitted with three day beds which also double as comfortable sofas. In addition to the breakfast bar, there is a dining table and also the option to dine al fresco.

On the 1st floor there is one double master bedroom (17 sq mtrs) and two twin doubles (17 sq mtrs) and a further double (13 sq mtrs). All have sea-view balconies.

About the property


Prcanj is a beautiful fishing village with stunning views across the World Heritage site around the bay area of Kotor. The house is located on a quiet private road and has stunning views across the bay.

The Penthouse apartment has a large open plan living room and kitchen which open onto the balcony with stunning views across the Bay of Kotor . The kitchen is stylish and modern and complements the exposed beams and high ceilings.

The penthouse apartment has two double bedrooms and one twin bedroom. Each bedroom has a balcony with views across the the bay. In total there is over 100 sq mtrs of living and balcony area on the first floor.

All just 2 minutes walk to the sea and a good selection of bars and restaurants.

The house was renovated in 2012 and fitted with a stunning German kitchen and modern light furniture. There is air conditioning throughout.

The Ground Floor Apartment has two double bedrooms, two bathrooms and an open plan kitchen and living room. There are three french doors on to the large terrace where the views are spectacular and a small gated plunge pool is located. All the rooms are air-conditioned.

The apartment is within easy reach of Kotor, Tivat (Porto Montenegro) , Perast and walking distance of Prcanj village. Further a field are the National Parks of Lovcen (35 minutes drive) or Durmitor (2.5 hours drive)

About Laurence Baughan

I am from England and live in the New Forest. I have worked in over 30 different countries around the world but specialised in projects in Eastern Europe and Russia. I first became aware of the Adriatic coast line in 1997 when working in Bosnia and Croatia. Further projects in Kosova in 2005 led to many recommendations to visit Montenegro and in 2007 I visited and fell in love with the country. I had been told that if you love the Adriatic coastline you will be enchanted by Kotor Bay. This recommendation has proved completely true as even after 6 years I still find myself transfixed by the sheer scale and beauty of the biggest fjord in Europe with almost sheer cliffs dropping 3,000 feet into the sea.

Why Laurence Baughan chose Prčanj

Prcanj is a wonderful fishing village which is close enough to Porto Montenegro with its luxury yachts and modern apartments and very close to the World Heritage Site of Kotor.

Perhaps the most striking part of the bay is the clarity of light across the bay highlighting the 1000 metre mountains. Also being fjord the waters are safe and very tranquil which makes the bay great for swimming.

What makes this apartment unique

What makes this property different is the fact that it is a one-off. I renovated the whole house to a standard that I would be happy to live and holiday in.

While there are many wonderful places to stay in Montenegro there are often apartments that are part of modern 6 or 8 apartment complex. These are fine but they are not unique.

The apartment is in a house that has no development at either side of it although there are properties behind it. The road leads to a deep ravine and stops just at the front of the house so there is no through traffic.

Very peaceful and relaxing.

Notes on accommodation: The apartment is situated on a stunning hillside location with wonderful sea views in the historic stone village of Prcanj. The road to the apartment is steep and would present difficulties for guests with mobility issues. The bay gets very little wave or tidal activity so there are small pebble bathing areas, pontoons and stone harbours from which to swim from. A very leisurely 10 minutes walk from the apartment is the centre of the village of Prcanj with its historic church and many waterside restaurants, cafes and marinas. A ten minute drive (7km) from the apartment will take you to the glorious UNESCO heritage old town of Kotor. Kotor Old Town offers a full range of lively evening entertainment Outside: Outside The views from the apartment overlooking Kotor bay have some of the best views from the whole bay area. There is a sun bathing area and over 25 mtrs of balcony. Private parking space is available.

A great apartment with stunning views of the bay. Away from the hustle and bustle of Kotor but still has restaurants and bars within a short stroll. The accommodation is comfortable and spacious and has all the amenities required. Recommended highly.

Nice apartment but

The penthouse apartment is really spacious with a great view from both balconies over kotor bay. Excellent kitchen and facilities throughout the apartment.

I like lazing in the sun with everything to hand, but the apartment which has a massive balcony on the lower floor gets no sun apart from very early in the morning.then nothing after 9-00 am.

The apartment is also on the side of the mountain with a steep climb from the main road up to the apartment. I had to get a hire car as soon as I viewed the hill and the climb up it. no good for my mother who is 79. No problem getting the hire car, the appointed manager organized this straight away, very helpful.

This is a place to get away from the real bustle of life, local Konobars were good, cheap food and drink, but again going back to the apartment after when had eaten or had a few drinks it was the thought of climbing that hill, so we booked a taxi or I took the car and did not drink.

We eventually found the small stone beach which was about a 5 minute drive in the car away, really nice small pebble beach with sun beds to hire. The swimming is really good in this area, with no waves apart from passing boats.

Overall a nice place but i like to laze about in the sun, this apartment is not designed to get the sun, which is a pity because it is lovely.with a great balcony.

Owner's Response: Dear Paul, Thanks for your review … as you say the apartment is spacious, with great views, an excellent kitchen and facilities throughout the apartment. I always read reviews and try to use them as an opportunity to learn and improve the services I offer and I’m pleased to say I’ve received only five-star reviews for the Penthouse Apartment until your stay this summer. The feedback you have given contains two negative comments one about the sunbathing facilities and also about the steep hill. I would like to try to deal with each issue that you raised and see if I can do things differently for future guests. On the specific issue of sunbathing I attempted to suggest a strategy for maximising your exposure to the sun in my email dated 7th March 2017. To quote my email to you which is factually correct. “The balcony outside the two main bedrooms gets the sun till 11.30 then you can sunbathe at the side of the house. A better solution post noon would be to decamp to the waterfront armed with a cheap inflatable or rattan mats. There are jetties you can BBQ yourself on right up till 6 until the sun sinks behind the mountains. In July most people will be cooked after a few hours. The light levels are extraordinary.” To enjoy the sun until 11.30 am you would have been required to move to the east end of the balcony and after that the other sunbathing options were available in what has been one of the hottest Montenegro summers I can remember. As for the issue of a steep hill the house enjoys stunning views precisely because it is located on the side of a steep mountain. As you probably know Montenegro (Crne Gora in Montenegrin) stands for Black Mountain – it is mostly mountains and sea. The advert clearly states that it is not suitable for people with mobility issues. In the ten or so emails we exchanged before your visit where I answered all your questions and by special request organised transportation for you and your family from the airport I did my best to ensure you had a great holiday. During these emails I was on no occasion made aware of your Mother’s age and had I been I would have reminded you that the house is not suitable for guests with mobility issues. I’m sorry that on this occasion despite the numerous emails, the exchange of information and strategy to maximise your exposure to the sun I was unable to fully satisfy my guest. Laurence

Fantastic stay

Had a lovely stay at bay of Kotor appointment. Apartment has everything you would need. Felt very at home and was so clean.

Laurence the owner was so helpful before our stay with information and Anka who met us on our arrival couldn't do enough for us.

Extremely decent owner

We had booked the penthouse apartment for two weeks in September 2016. Unfortunately we had to pull out with short notice due to a personal crisis. Laurence was incredibly helpful and decent in helping us change our arrangements. We will definitely want to visit in the future.

Stunning house in a breathtaking location

We had a tranquil stay in this beautiful apartment, just what we needed! For 3 of us, the house was luxuriously big and the living spaces perfect.

The house is very well stocked and the beds are incredibly comfortable. We could walk down to the lake in less than 5 minutes for beautiful swimming and kayaking.

The steep hill was a test of our rusty driving and parking skills, but well worth it for the location.

I will continue to recommend the property to my family and friends.

Special interest holidays:

Walks/hiking: There are walks up the hills behind the apartment or more gentle walks around the bay. Pathways up the mountain start from various points but one from just before the Splendido hotel . Walking around the bay makes a beautiful day out. The Lovcen national park is approx 50 minutes away in the mountains above Kotor and has beautiful hiking trails. The park is signposted at a turn off on the Budva road just outside Kotor. The area is fabulous for cycling whether you want a smooth relaxed cycle along the bay or up in the more challenging routes through the Lovcen park.

Further out: The dramatic Durmitor National Park in northern Montenegro contains the most stunning mountain hiking scenery with the best maintained hiking routes.

Fishing: Many locals fish from the stone pontoons or in small local fishing boats.


The nearest bathing area is 3 minutes walk away. It consists of a small pebble beach and numerous pontoons to swim off. The beach has minimal wave action as the bay is a fjord rather like a lake. Swimming in the sea is possible from May to October unless you are made of tougher stuff when it is available all year round


Tivat airport is approx 20 minute drive. Direct flights from UK with Montenegro airlines. Dubrovnik airport in Croatia is approx 70 min drive to apartment. Direct flights from UK with BA, Thomsons, Easyjet, Flybe and Croatia Airlines. Direct flights from Dublin to Dubrovnik (Croatia) with Aerlingus, and Belfast to Dubrovnik with Jet2. Car hire and taxi’s available at airport. Buses to all major stops along Bay from Dubrovnik.

Car rental from Tivat Airport has reduced in price in recent years and larger rental companies like Hertz or Sixt have opened branches. Dubrovnik airport also offer competitive car rental prices I can send you and further information on travel and directions. Kotor and Prcanj have a great history and culture. You will really feel that you have entered a magical world out of history when you pass through the old town walls of Kotor. There are plenty of ATM/ banks, tourist shops, large selection of restaurants, outdoor sports and local daily markets selling fish, meats, cheeses etc. Prcanj is a chic mini-resort in its own right and is a really lively though relaxed quality holiday area.
