Prince's Barn is a thatched newly converted former heavy horse barn and named after one of the last working horses on the farm. It has it's own patio garden with a pond and paddock adjacent, sitting on the edge of the traditional farm buildings. Step out of the barn onto the farm walks connected to two nature reserves, cyclists, walkers and bird watchers will enjoy the tracks, quiet lanes and rich wildlife. An ideal destination for families, including grandparents, peaceful but within easy reach of the Broads rivers, beaches, BeWILDerwood adventure park, Wroxham Barns crafts, junior farm and fairground, Hoveton Hall gardens and How Hill House. Downstairs bedrooms and shower rooms, linen provided (no beach towels) high chair,baby monitor and travel cot, but no linen is provided for the cot.

About the Owner

We have lived on the farm, which has been in the family for over 100 years, for 30 years. It is an arable farm with grass for our Holstein heifers and beef cattle. Our home Neatishead Hall is Grade 2 listed and forms part of the traditional range of buildings, one of which we have converted into Prince's Barn. The conversion was a labour of love by ourselves and the team who worked with us, creating what we believe to be an exceptional holiday home. We love Norfolk, walking with our dog 'Tottie' and the wildlife of the Broads, closely followed by staying on a farm and walking in the Yorkshire Dales. We have a tradition of welcoming visitors or groups to share in the enjoyment and experience of the farm and the area, ranging from local school children to parties of overseas visitors.

A beautiful house with everything we needed, one of the best we've stayed in! A great base to explore the area. Highlights have included Norwich Cathedral, Holkham Hall, motor boating from Waxham and canoeing up the Dilham canal from Wayford Bridge.The Radar Museum down the road is also worth a visit. Thanks very much for the chocolate cake it went down a storm!

Excellent property -lovely holiday

We had an excellent stay in this lovely property. The very house proud owners told us they were trying to instil the wow factor for their guests and that those staying at Prince's Barn would hopefully find the property at least as lovely as their own home. Fran had even made a cake for us on arrival! We were wowed as we entered the property - it is beautifully made of wood and glass inside but has lost none of its original character. The kitchen and bathrooms are all of a very high clean standard with top class fixtures and fittings. The setting of the Barn too is lovely - there is a small but pretty, well appointed garden and one can see both the Hall and the farm nearby (you might even get a tour) and the property is surrounded by lovely tree lined fields and small country lanes - yet Wroxham is just a short car ride away as are all of the Broads. Great location and great centre for a quiet rural holiday - and that's what we had

Beautiful Barn - great hosts!

Princes Barn was a great base for our holiday in Norfolk. We were met by Frances and showed around this beautifully decorated barn. The property was just as we had expected - a quiet location (don't worry about being on a working farm); dog friendly (garden safe for our cocker spaniel); clean, well furnished and well thought out. Frances had kindly provided a lovely chocolate cake which we thoroughly enjoyed and the kitchen was stocked with little extras like ketchup, mustard, spices and so on as well as dishwasher tablets and washing liquid. We were well placed to explore both the broads and also the coast and found all we needed in nearby Wrexham for our self catering stay. We would recommend a stay here for those who wish to explore the broads and Norwich itself.

Stunning Barn conversion... Top Quality...

Norfolk... In the Winter... Not my ideal location for a few days away I'll admit... The idea was to hide for a few days over my 50th birthday with my wife and dog...

Wow... that soon changed... Hadn't expected the quality accommodation when we arrived, nor the surprise 50th birthday cake our hostess had baked me knowing the reason for my few days away....

In the middle of nowhere, the barn and farm were fantastic & quiet (think we saw 1 car drive past the entire stay)... Our dog loved walking round the farm grounds and the nearby beaches.... If you haven't walked on our white sand beaches of Norfolk under clear blue windy winter skies you haven't lived !!!

We all loved our stay and would recommend it to anyone that will listen... We certainly plan to head back again in the future.

Fantastic Norfolk Broads Barn

A truly lovely barn conversion for a truly lovely family holiday.

I stayed here with my wife, parents, brother and sister-in-law and their two children (aged 3 & 1). We had a fantastic time. The barn has been beautifully converted from an old barn/stable building. It comfortably held the 8 of us and made a great base for a trip to the broads.

The owners live next door (about 200yrds away) on the farm. They were friendly and helpful, even greeting us with a very nice chocolate cake on arrival.

The barn is about a mile from Horning and Nettishead, but with a car is very well located for visiting the coast, the broads, Bewilderwood or Norwich.

I can't recommend Prince's barn enough, and look forward to another visit.

Wonderful

We had a wonderful holiday at Prince's Barn. The barn is very spacious, beautifully presented and equipped to a high standard throughout, making it a truly lovely place to stay (rain or shine!) for all 3 generations in our party. The location is superb - so easy to get to places like Wroxham Barns, Horning (for boat trips), Bewilderwood just down the road, and to the coast. We also simply enjoyed being somewhere so quiet and peaceful where the children could ride bicycles, see and hear wildlife and run around in the field. Thank you to Frances and Louis for being so welcoming and helpful. We didn't want to leave!

Idyllic rural retreat

We were two families staying in Princes Barn (4 adults, 3 children, 1 baby) and found there was ample space (most importantly, bathroom space) for all of us.

When we left, we all agreed that this was quite possibly the nicest place we had ever stayed. The accommodation is extremely comfortable, good quality and well looked after. The kitchen is fully equipped - we lacked nothing.

The location is rural and wonderfully quiet, meaning we saw deer wandering in the garden at night, and hares crossing the fields, but equally we found plenty to do nearby. There is TONNES of space for children to play, easy walking around the area, Bewilderwood, Norwich - even the sea, if you're prepared for a little drive.

But most important was the warmth of welcome we had from Frances and Louis, who shared their time and knowledge so generously. Our boys were blown away with the chance to ride on the bale loader, cross the fields in the Landrover, feed the cows, and see the wildlife - even the contents of a barn owl pellet!

We really couldn't have wished for a better experience - thank you Louis and Frances!

We are fortunate the property has been owned by the family for three generations. There is much to admire about our location, we sit between the historical 'fine' city of Norwich and the sandy beaches of the east coast, in the midst of the most attractive part of the northern Norfolk Broads. The barn's location creates an impression of a quiet backwater with the River Ant as a boundary. However, it is only 12 miles from Norwich, 3 miles to Wroxham and 8 miles to the coast. This allows ease of access to tourist attractions and a peaceful setting for your accommodation providing you with the best of both worlds.

The Norfolk coast provides many attractions including, watersports, walking and bird watching.

Travel:

Norwich International Airport 12 miles, Norwich Rail Station 12 miles, Wroxham Rail Station 3 miles. The rural location makes a car essential to explore the area and it's attractions.

Distances:

Horning village 1 mile, Neatishead village 1 mile, Wroxham 3 miles, Norwich 12 miles. Sandy beaches 8 miles.

Booking Notes:
A 25% deposit and £100 refundable damage deposit is required before a booking can be confirmed. Up to two pets are welcome (at owners discretion), the pet charge is £25/pet/week or short break. Payment balances to be paid 8 weeks prior to commencement of rental, holidays booked less than 8 weeks prior to rental commences are to be paid in full at time of booking.

Changeover Day:
Arrival time is 4 pm and departure is 10 am, the changeover day is Friday. 7 day bookings will be from Friday to Friday. Short breaks will be from Monday to Friday or Friday to Monday when available.

Notes on prices:
There is an additional charge of £25 per dog per week (max two dogs) please contact owner. There are short breaks available outside school holidays from Monday to Friday, Friday to Monday. Please contact owner for availability.

The farm has a Countryside Stewardship Scheme in place to encourage and support wildlife, part of this is the provision of footpaths. Visitors can step out of the barn onto farm walks which are connected to two nature reserves, maps for circular walks are provided. Walking the dog, bird watching or a spring board to longer walks are all catered for. Nearby, boats, cycles and canoes can be hired, to accommodate outdoor activities a cycle store and boot drying room are provided.

  • Notes on accommodation: This is a no smoking property. Underfloor heating on the ground floor. Travelling cot, high chair and baby monitor are available. It has been accredited with the Visit England 4 Star Gold award. It is inspected annually to adhere to the high quality holiday accommodation specifications. There are some DVD'S, books, games, guide books, maps and local information leaflets available. Up to 2 well behaved pets allowed by prior arrangement, not allowed upstairs or on furniture please. Outside: Private enclosed patio garden with BBQ and table/seating for 8. A secure cycle store and wet boot and clothing drying room is available. To the side of the property is the old horse pond and grassy area (take care with children) and a grass paddock. There is ample parking adjacent to the barn, on concrete, for 4 vehicles, there are plenty of places to walk pets on the farm. Cleaning / Towels / Linen / Maid service: Linen, bath and hand towels included (no beach towels). No linen is provided for the cot. Linen and towels will be changed between rentals. Other: There is a freezer in the large storage cupboard in the hall.
