Old Mill House in Przice, between Kotor and Tivat, Kotor Bay, Montenegro

Tastefully renovated stone house with big terraced garden (1200 m2) and a river running through it. Beautiful tear-shaped swimming pool facing the forest. Romantic ruins of an old mill and a bridge at the back of the garden. Five minutes' drive to the beach. A perfect location to relax and explore Montenegro: medieval Kotor is 5 minutes away, entrance to the gorgeous Lovcen park (5 min.), Tivat with its nice restaurants and marina (10 min.) and Budva with its crowds and nightclubs (25 min.). We love this house and Montenegro and offer our guests to share our own guide of best spots in the region.

We are back from our holiday in Montenegro. It was fantastic! The best holiday we have ever had. Your house and its surroundings are beautiful. The swimming pool so great, that we were spending hours in water. Thank you - ?? all was very well organized - the agents, the pool keeper and the gardener very nice and helpful.

Coast/Beach:

The closest Solila beach is 5 minutes`drive from the house. It is a pebble/grey sand beach, safe for children and has its own bar/restaurant. Last year the beach was open from June 15 to September 15. The closest sand beach is 15 minutes drive. More information on the beaches is provided in our guide.

Travel:

Car hire is recommended. Tivat airport can be reached in 5 minutes. Dubrovnik and Podgorica airports are less than 1.5 hours away.

Distances:

The house is located off the road that connects Kotor and Tivat making it an ideal location for comfortable living where you never spend more than 15-20 minutes in the car even in the high season crowds. Kotor is 5 minutes away and you can get to Tivat's shops and restaurants in 10 minutes. The closest supermarket (which also happens to be the best in the area) is 3 minutes away.

Outside: There is plenty of space to relax outside. Three terraces next to the house and one next to the swimming pool, in addition to the beautiful fruit garden spread over several levels. The property is located along the mountain river and next to the water spring with clean drinking water. Barbecue and a hammock are at your disposal. Cleaning / Towels / Linen / Maid service: All bed linens and towels are included, with the exception of beach towels. The house is cleaned weekly and managed by a local agent. Be aware that our swimming pool, while beautiful and big, is not equipped with the protection system for small children. Parents should always accompany children to the pool at all times.

Great property! Really enjoyed our stay

The property was beautiful equipped with all the amenities you need. We book the property for a wedding shoot and the stone walls and the interior look really good in photos. I will definitely stay there again.

Location was perfect. 5 minutes from Kotor Old Town.

Lovely villa in idyllic setting

This was our first visit to Montenegro, although we have stayed in many villas in different countries over the last few years. This was definitely one of the best! With the Bay of Kotor laid out before us and the magnificent mountains of Lovcen rising up dramatically behind the house, the setting was peaceful and beautiful. The pool was large, the gardens well-maintained and the stream became an absolute torrent after an overnight thunderstorm. The interior of the house is tastefully furnished and remains comfortably cool even in hot weather, thanks to the thickness of the walls and the air conditioning. We found the team of agents extremely efficient and helpful throughout our stay.

The villa is within five minutes' drive of the amazing medieval city of Kotor which has many good, reasonably priced restaurants and bars. Whilst rapid development is occurring in some parts of Montenegro, the country remains largely unspoilt; our particular favourite was the beautiful Lake Skadar. We would thoroughly recommend a visit to this idyllic villa!

Great location for the Bay of Kotor

We have taken holidays in many different villas but this one probably has the most idyllic surroundings of any we have stayed in. The stream, the dragonflies and the view from the pool area are very beautiful.

Other highlights are the size of the pool- by far the biggest we have had- the coolness in the living room caused by the thick walls and the very talkative tabby cat who appears to be the real owner of the villa! The dongle for wifi also works very well.

The interior of the villa is basic but perfectly adequate and to be honest we were rarely inside except to sleep.

There are only minor negatives: most mornings a rather drainy smell had accumulated in the house, the aircon in the bedrooms is not very strong even at maximum and the twin beds are rather uncomfortable, largely down to a rather odd design with three sides wooden paneled. Also, while the agents who look after the house are very friendly, they are a little disorganised, but nothing to affect the holiday much.

Overall, we had a very nice holiday in this wonderful area of Montenegro.

Lovely accommodation

The Old Mill House offered a very comfortable and attractive place to stay during our time in Montenegro. The Mill has been simply but very sympathetically restored and sits in lovely, secure grounds in the hills above Kotor/Tivat. After a day on the coast, it was good to get away from the crowds and relax in the relative peace and quiet at the property. The flip side of this is of course that a car is necessary as there are no restaurants or other facilities within walking distance. There are a couple of good supermarkets within a short drive so it was not so much of a problem.

The house was generally clean and tidy although the floor in the living room had not been mopped (we took our shoes off on entering the house and our feet were black within minutes.) The air con worked well although the thick walls and shutters meant that it was rarely necessary.

There was a TV and DVD player - the TV did not seem to be connected to an aerial so we were unable to use it for TV viewing. There were a few DVDs in Russian and French in the cupboard below, but English speakers may want to take a couple of their own DVDs with them. Internet access is via a USB dongle - there is no wifi.

The grounds and pool were regularly maintained by the lovely gardener who greeted us with a big grin each time he visited. The pool area is beautiful although the high retaining walls and lack of fencing mean that children would need to be under supervision at all times (although there is a gate to access this area). The sun beds were lovely but we could not find cushions for them so they were not as comfortable as they could be. A sun shade would also have been helpful.

We very much enjoyed sampling the fruit from the trees and vines throughout the garden (and the fig jam). The mosquitos meant that we did not make as much use of the garden in the evening as we hoped, despite covering up and using spray protection. We wondered whether the stream and fruit trees attracted them but we were told by someone living along the coast that they could be troublesome there too. My husband fell in love with the three cats that also visited us daily,

The local agents were helpful - Marty met us on arrival, took us to the property and helped us to register with the authorities the next day (something that all visitors have to do on arrival).

Montenegro - glorious mountainous landscapes and fascinating old towns. Coast is being overdeveloped in places and litter/fly tipping a real issue.

Gut aber nicht höchster Standard

Toller garten, toller Pool, schöne Lage. Nachts viel hundegebell. Küche könnte Renovierung vertragen. Küchenausstattung, besonders Geschirr, dürftig. Trotzdem war es sehr schöner Urlaub.
