Pond Cottage is a charming, beautifully furnished, luxury stone & cob detached holiday cottage within the grounds of a 15th century working farm of 150 acres of beautiful meadows grazed by our sheep & lambs & three very productive apple orchards. The cottage lies adjacent to a picturesque pond surrounded by mature trees & shrubs. The cottage lies in its own enclosed garden w/ a seating & barbeque area & lovely views. The solid oak stable door takes you into the open plan triple aspect living room w/ massive oak beams, oak shutters, wood burner, comfortable sofas, TV/DVD player recorder, French doors leading to the garden, underfloor heating, slate floor & impressive solid oak staircase. The custom designed kitchen has granite floor, granite work surfaces & a lovely oak dining area. Upstairs under the exposed roof trusses there is an additional cosy seating area w/ cd player & a lovely view of the pond. There are 2 double bedrooms each w/ an en-suite facilities.

Notes on accommodation: Beautifully designed solid oak staircase leading up from the living room on to a spacious landing with a seating area with cd player and views of the pond. The whole first floor is solid oak boards. Ample space for Parking. Cottage guests also have full use of the swimming pool (unheated & shared with the owners). Outside: Outside the cottage is a private enclosed garden with picnic table. A bar-be-que is also available. Cleaning / Towels / Linen / Linen, towels & tea towels are of course provided. Other: Washer drier, iron. Cot & highchair, baby bouncer are available if required

Part dream, part working farm

Beautiful old farm, beautiful rural surroundings, everyone in the group loved it for their own reasons - lambs and sheep, wonderful walks and working with the wood. And a cosy well equipped cottage with everything you could imagine to require in it. And the decoration is just beautiful, no sweetish stuff but really good style everywhere. Loved it from a to z !

Wonderful well equipped cottage in a charming rural location.

If you enjoy a rural farm location put this property on your list. Very well equipped cottage with walks both on the property and many villages plus the Exmoor Forest a short distance away. It was a little early in the season to use the pool but it would be an asset in the warm summer months. Highly recommended cottage, location and hosts.

This was the the most idyllic cottage for our little holiday, the location & setting were superb,the cottage was first class..along with the owners Renate & John, who gave us the most warm welcome & made us feel at home,

We will definitely be returning..this place can not be faulted!

P.s the little bowl you found on top of your television is for the cottage, as a little thank you from John, he wanted to leave his mark on the place for when we return :)

A Lovely Stay In the Devon Countryside!

It is difficult to describe all the wonderful things about Pond Cottage. John and Renate treat you more like long missed family than lodgers. The grounds are beautiful in a way only a Devon farm can be. My children and I enjoyed the ducks, the sheep, and all the wonderful farm life. It forces you to slow down and enjoy the more important things in life. We will definitely be back!

Special interest holidays:

Tiverton is a historic market town occupied by the Romans who used it as a base for their activities in the West country.

The local museum provides an interesting insight into this aspect of the town's history. Visit the castle with its famous tapestry hangings and the pannier market held Fridays and Saturdays. There is a newly built leisure centre and a cinema.

The river Exe passes through the town as does the Grand Western canal and horse drawn barge trips take you through the most picturesque countryside. Knightshayes and Killerton House, two National Trust houses with beautiful garden are close by and well worth a visit.

Pond Cottage lies halfway between the villages of Rackenford and Witheridge.

The beautiful North Devon beaches are about an hours drive away.

The cottage is available all year on a weekly basis with shorter breaks also available in the low season.

A deposit of £200 is required before a reservation can be confirmed and the balance is required 4 weeks before arrival.

All bookings include linen and towels, which are changed weekly.

Payment methods for late bookings can be arranged over the telephone.

Short breaks are welcome (min. 2 nights stay).

Changeover Day:
During the summer season our changeover day is Saturday. Outside those times we are flexible.
