Pond Cottage is a charming, beautifully furnished, luxury stone & cob detached holiday cottage within the grounds of a 15th century working farm of 150 acres of beautiful meadows grazed by our sheep & lambs & three very productive apple orchards. The cottage lies adjacent to a picturesque pond surrounded by mature trees & shrubs. The cottage lies in its own enclosed garden w/ a seating & barbeque area & lovely views. The solid oak stable door takes you into the open plan triple aspect living room w/ massive oak beams, oak shutters, wood burner, comfortable sofas, TV/DVD player recorder, French doors leading to the garden, underfloor heating, slate floor & impressive solid oak staircase. The custom designed kitchen has granite floor, granite work surfaces & a lovely oak dining area. Upstairs under the exposed roof trusses there is an additional cosy seating area w/ cd player & a lovely view of the pond. There are 2 double bedrooms each w/ an en-suite facilities.

Everything about our stay was perfect. We're SO grateful to have met Renate and John, as they were so lovely and welcoming. The cottage and the property are everything you could hope for, plus more! I cannot recommend this property enough — wonderful stay and wonderful owners!

We stayed at Pond Cottage for a week in August and found it delightful. The cottage itself is beautiful inside and out, the setting is amazing and it's owners are just the most wonderfully welcoming & kind hosts who are quite happy to let you wander about the farm as you please. They even allowed us to get involved in sheep herding which was a real treat, especially for our children.

The cottage was well equipped with everything you could need, including fresh eggs and jam left for us on arrival. John & Renate have put together a very useful folder of information about the area and things to do, including details of John's extensive arboretum. Ducks and geese roam the property and were always there to welcome us back from a day out. Both bedrooms are very comfortable and beautifully renovated with exposed beams, and both have en suite showers.

We had a wonderful experience at Pond Cottage and cannot fault it at all. We would not hesitate in recommending this property to anyone looking to escape to the country.

Charming comfortable cottage

My wife and I stayed six nights at the Pond Cottage near the beginning of our 5-week driving tour of Great Britain. As the accurate photos depict, the cottage is roomy, comfortable and well-outfitted, with two large bedrooms, each with its own en suite bathroom. Renate and John are extremely interesting, friendly, helpful, and welcoming hosts, encouraging exploration of their own farm property and providing useful information about the surrounding area.

We used the cottage as our base for longer-range exploring of Cornwall (Tintagel and Boscastle), Exmoor (Lynmouth/Lynton, the Valley of Rocks, Porlock, Dulverton, etc.) and Dartmoor (Okehampton Castle, Lydford Gorge, Princetown, etc.) National Parks , as well as the Jurassic coast. We selected Pond Cottage because it seemed centrally located for this purpose, and it was. Some of our daily excursions, though relatively short on mileage (from our USA perspective) were rather longer in time consumed due to routing on single-track farm roads that we had not anticipated--but that was part of the British experience for us. After our long days exploring and dinner at a local pub (we enjoyed both the Mitre in nearby Witheridge and the Mt. Pleasant Inn in interestingly named Nomansland), we welcomed returning to our comfortable cottage to relax for the evening. Our only regret was that we did not have more time available just to spend on the farm.

Special interest holidays:

Tiverton is a historic market town occupied by the Romans who used it as a base for their activities in the West country.

The local museum provides an interesting insight into this aspect of the town's history. Visit the castle with its famous tapestry hangings and the pannier market held Fridays and Saturdays. There is a newly built leisure centre and a cinema.

The river Exe passes through the town as does the Grand Western canal and horse drawn barge trips take you through the most picturesque countryside. Knightshayes and Killerton House, two National Trust houses with beautiful garden are close by and well worth a visit.

Pond Cottage lies halfway between the villages of Rackenford and Witheridge.

The beautiful North Devon beaches are about an hours drive away.

The cottage is available all year on a weekly basis with shorter breaks also available in the low season.

A deposit of £200 is required before a reservation can be confirmed and the balance is required 4 weeks before arrival.

All bookings include linen and towels, which are changed weekly.

Payment methods for late bookings can be arranged over the telephone.

Short breaks are welcome (min. 2 nights stay).

Changeover Day:
During the summer season our changeover day is Saturday. Outside those times we are flexible.

  • Notes on accommodation: Beautifully designed solid oak staircase leading up from the living room on to a spacious landing with a seating area with cd player and views of the pond. The whole first floor is solid oak boards. Ample space for Parking. Cottage guests also have full use of the swimming pool (unheated & shared with the owners). Outside: Outside the cottage is a private enclosed garden with picnic table. A bar-be-que is also available. Cleaning / Towels / Linen / Linen, towels & tea towels are of course provided.
