The house was formerly 2 Duchy cottages converted into one very large main house. Characterful with its exposed stone walls and beams. Spacious living areas, large lounge/diner with wood burner, comfortable leather seating for 10 guests, with huge pine dining table and seating for 10 within the spacious lounge. French doors to a large sun lounge, which leads directly to large level lawn enclosed garden. Family size kitchen/breakfast room with flat screen TV, utility area housing washing machine and tumble drier, day room for teenagers with large flat screen tv. wii & x box and selection of games for each, downstairs cloaks. King size bedroom, 2 doubles (1 en suite) with t.v, 2 doors lead into the en suite so you can use this for the rest of the family if the bedroom is not required. 2 twin bedrooms, tv/dvd. Wi-fi. Ample parking for several vehicles/boat storage on stone gravel drive. Can use the heated swimming pool and entertainment facilities at nearby holiday park - within a minute drive or say 5 minute walk - Open to non residents.

About the Owner

After working in the holiday home industry for the last 12 years in Cornwall I decided to purchase this holiday property. Being quite unique in the area it is ideally situated minutes from many beaches, the main town of Looe, and has an enclosed garden which is flat and level and provides plenty of parking for multiple guests.

We bought the property for its size, outlook and ideal location. This house is ideal for those larger parties who prefer a spacious accommodation and unlike many properties so conveniently close to Looe has ease of parking, a level site and some lovely countryside views. You have easy access to so many places of interest . If you wish to feel quietly separated from the madding crowd, yet conveniently close to all of the amenities, this is an ideal option for you. We have priced the huge accommodation competitively as we are aware of the economic climate and how expensive holidays can be, with that in mind we feel we are offering spacious and comfortable accommodation at an affordable tariff and hopefully our guests will want to return. Yards from the house is a bus stop. Looe Train station within a 2 minute drive. Newquay Airport around an hour drive.

Distances:

2 minute drive or say a mile from Looe town centre. 3 minute drive, 3 miles from Polperro fishing village. 20 minutes drive from Liskeard - Morrisons Superstore. 1 hour drive from Cornish city Truro, 35 mins drive city of Plymouth, 35 mins drive Eden Project. 20 mins drive Bodmin Moor. Situated in the middle of mile upon mile of fantastic coastline, with many different beaches and bays to visit daily.

Most amenities will be found in Looe - There are loads of pubs, shops and restaurants, depending on taste and budget. Lovely welcoming pubs with fine ales and good pub grub, fine dining, lovely fish restaurants, and lots of bistros and bakeries all within a minute drive: Lloyds, Barclays Bank. Theres a few basket isle shops such as Co-Op, Somerfield, Spar, Londis. 20 mins drive to Liskeard for Morrisons. Lovely long sandy beach and bustling fishing harbour where you can take a coastal cruise, speed boat ride or glass bottom boat trip. Polperro the smaller fishing village around 3 mins drive, is quaint and quieter, and again offers some lovely pubs and restaurants, art and gift shops, a lovely fishing harbour and small beach. A 5 minute walk will see you at Tencreek Holiday Park where there is evening entertainment, bar, heated swimming pool and multi sports pitch -open to non residents.

Booking Notes:
25% deposit taken plus £26 admin fee at time of booking. Balance due 8 weeks prior to arrival or full payment due if less than 8 weeks to arrival date. Payments made via internal bank transfer or cheques only. If using cheques these are to be received within 3 days of booking. When accepting foreign bookings, any charges will be covered by the guests.

Changeover Day:
Saturday to Saturday changeover applies. Arrival after 3.00pm and departure by 10.00 am. We are flexible on changeover days outside of busy holiday periods. Short breaks charged at £175.00 per night out of season, minimum 3 night stay applies.

Notes on prices:
£100.00 additional returnable cleaning/breakages deposit due upon balance/full payment. Pets are charged at £25.00 per pet per week.

25% deposit required by internal bank transfer upon booking. Balance due 8 weeks prior to arrival. If booking a date less than 8 weeks away full payment is due by internal bank transfer, plus the additional £100 security deposit and any pet fees if applicable.

Owner's Cancellation Policy

  • 50% refund for cancellations more than 7 days before check-in date.
  • 100% refund for cancellations more than 14 days before check-in date.

Facilities

From the Owner

Waylands has a bus stop a few yards from the property with regular stops. The walking route is also yards from the property, taking you down into Looe within 25 minutes. Tencreek Holiday Park is a 5 minute walk offering on site facilities, evening entertainment and heated swimming pool, but not close enough to hear any noise disturbance. There is also a convenience shop on site for provisions. A minute drive from Looe offering more convenience stores and local amenities, lots of pubs, shops and restaurants. Long sandy beach, bustling fishing harbour and lots of trips: coastal cruise, speed boat ride, glass bottom boat trip. Many coastal walks - you can walk the whole length of the Cornish coast path.

  • Notes on accommodation: There is an adjoining property where the owners reside and they have been very mindful to provide guests with much privacy and space - ensuring neither property overlooks each other. There are no shared aspects to this property. There are no key/coin meters, therefore all utilities fall with in the rental tariff. There is an additional returnable cleaning/breakages deposit applicable of £100.00. Outside: Outside: large lawn level gardens directly leading from the lounge via the sun lounge, enclosed, fenced and gated. There is a concrete patio area just outside the sun lounge where you can sit out. Gas barbecue provided. Guests to provide their own gas if it runs out. Rotary washing line. Plenty of garden furniture, seating, parasol etc. Wonderful gravel drive to the front of the property - offering plenty of parking space, ideal for boat/jet ski storage also etc. Utility Room: Utility Room/Downstairs cloaks - housing washing machine, tumble drier, wash hand basin and w.c. Clothes airer, iron and ironing board. Cleaning / Towels / Linen / Maid service: Linen and towels provided. T towels provided. The house is cleaned prior to arrival and upon departure.
