A lovely waterfront villa with large private swimming pool set on a private estate of over 20,000 sqm (5 acres) of park and olive groves. The villa perches on a hill with its lawns and gardens leading right down to circa 100 meters direct waterfront with private gate opening onto the beach. There are breathtaking lake views from every angle. The house is characterised by numerous full length windows bringing light, air and view to every corner. It has 4 bedrooms and three bathrooms (two full and one powder room), a small but fully equipped kitchen, and a large, bright communal area. Two bedrooms have double beds, the third has four hand crafted designer bunk beds, and the fourth has bunk beds.

The dining area has a large square table which can seat 8 people as standard, and up to 10 people if you use the smaller chairs from outside. The lounge has sofas sitting 10+, and is equipped with a flat screen TV with digital cable and SKY satellite, with the full package of channels, including cinema, sports, kids, etc. There is WIFI throughout via a GPS mobile device, speed depends on the signal strength.

The ground floor of the house is one large open space portico area, open-air, with barbecue, fireplace, ping pong table, and both a large dining area (seats 10+) and a smaller one (seats 4-6).

The lake-front location is constantly breezy and cool, and the spacious outdoor living spaces are fully furnished with an open fireplace and BBQ, tables, chairs, sun loungers etc. The large 15mx7.5m swimming pool, surrounded by ancient mature trees and olive trees for shade, is furnished with sun loungers. The garden is full of flowers, from glorious blooming bougainvillea to luscious roses and other flowers. There is even a lovely pond with lilies to sit and picnic by. It is built on terraced levels on the hillside going down to the lake, with the house perched on the top of the hill, with breathtaking panoramic views. Go down the garden steps, or the ramped path, to the lower garden terrace to reach the beach.

A short walk down the beach (about 300 meters), and you are in the port of Portese, where you will find two great restaurants, a bar and gelateria, as well as the ferry port where you can catch a ferry to any other port on the lake. And a short walk up the road (about 800m), and you will be in the village of Portese, with more great restaurants and a few small family run shops including a butcher and small grocer, a pharmacy, and a wonderful local winery (le chiusure) that gives winery tours and tastings.

Notes on accommodation: The villa is set in a large private park of estate proportions, with 10,000 sqm of tended gardens with mature trees and flower beds, as well as a small lilly pond, and another 10,000 sqm of olive groves that produce more than 1,000 litres of oil per year. Dogs are welcome on request. There is an additional cleaning fee of 50 euros per animal. Outside: The gardens and grounds are a special and unique aspect of the villa. There are 10,000 sqm of park and gardens, planted with mature trees and flower beds, meticulously kept by professional gardeners. The property is terraced, on a hillside sloping directly down to over 100 meters of beach and waterfront. The villa and pool are on the top terrace, with magnificent views of the lake and the mountain. The lower terrace is a large garden with lawn, trees, flowers and even a little lilly pond, perfect for sunbathing, resting in the shade, picnicking and playing.There is a tall privacy hedge, with a private gate straight onto the beach. Due to the hill and terraces, the lower garden and beach are reachable by stairs on one side, and a ramp on the other. The swimming-pool with diving board measures, 15x7.5m, and is 3 m deep at the deep end and about 1.30 m deep at the shallow end. It is surrounded by olive trees and flowers, and fully furnished with loungers. The entire ground floor of the house is an open portico, with a large open fireplace, barbecue, and tables and chairs for outdoor living. Superb location, excellent family holiday

Summary - I'd give it all 4.5/5 stars but was only allowed 4/5 stars so that’s my assessment. The Holiday Garda people are the biz, the location/setting of the villa was brilliant, a few things let the villa itself down but much of that was down to us trying to squeeze in too many people – but we knew that beforehand and I’m glad we did it the way we did.

Location - stunning. The villa is located on the north-facing side of the San Felice peninsula looking over to Gardone and Salo across the lake with its beautiful mountain backdrop. It is a really lovely view and the elevated position of the living area windows shows it all, it's just the best spot! The grounds are incredible, the Holiday Garda write-up is totally accurate - mature pine trees, olive trees, lawns, large shrubs, lots of shade, very peaceful in fact. The pool is excellent and there’s table tennis and lots of outdoor lounging/seating provision. There are 2 large tables for eating outside and a BBQ that we did make use of. The villa sits higher up, away from the lake, with steps down to a lower, wilder, garden area closer to the lake and with lockable gated access to the lake itself onto a small pebble beach. From that gate it is a 5 to 10 minute easy stroll (carrying buggies initially) to Porto Portese, its (2) restaurants and the important ferry stop that'll get you out to other places around the lake.

Accommodation - good. We were 8 adults and 3 small babies/children (all babes in cots) but our adults were actually 3 couples and 2 singles so we were really 5 adult groups trying to fit into a 4-bedroomed villa - but as I say we knew what we were doing. It was cosy! So I'll say straight up that this villa, although correctly stated as being able to accommodate 10 'people', really only has 2 double bedrooms (with ample space for the provided cots) with the other rooms having bunk beds. The larger of these has 4 bunks, very good quality for sure and great if you have a gang of older kids maybe. The smallest room has 2 bunks that are small and pretty cramped - in my opinion child-only bunks. The living areas are large and well furnished; the 2 toilet/shower rooms are adequate but fine, clean and modern, but not sufficient for the stated 10 person capacity. We anticipated problems using the small kitchen but in fact it was no problem at all, we cooked at ‘home’ a lot, took it in turns and that is just one helluva well-equipped kitchen even if it is small.
